I have been trying to get in touch with Tenant since the end of September without success. I sent an email on 19 September containing my personal details for setting up a rental agreement. After that, I have heard nothing more. Called multiple times. Never received any response. I am still waiting for a reply email or call.

Came to Hypodomus through my mortgage advisor. It's very nice to be guided in the purchase of your home by someone with a bit more (much more) experience. Stay away from this company if you're an expat. Otherwise, the person mentioned in the previous reviews will throw you out. She manipulated my landlord to get me thrown out, even though there was no problem between me and the man. She became very aggressive in her emails if I didn't reply within an hour. I received multiple reminders as if she were my boss and I had to answer her. I still have no idea where all that hate came from, but she tried to get me out with a one-month notice period. The landlord gave me an extra month so I could find another place. One day, the landlord called me and asked what I had done to her because she had been so hostile towards me. The landlord also tasted her aggression, as he was angry that he gave me an extra month to stay with him. Be careful if you're an expat. Stay away from her...

What is worse? Expats being exploited who may not fully understand their tenant rights, or running a real estate agency without knowing the basic principles of Dutch rental legislation? At this real estate office, it feels like one of both – both equally problematic. They tried to impose an illegal fine for early termination of a Model B rental agreement, probably hoping that I wouldn't know my rights as an expat. Only after taking legal steps did I get my deposit back. This whole hassle could have been avoided if they had respected Dutch legislation from the beginning. And that wasn't the only problem. During our checkout, there was an unexpected power outage and instead of handling the situation professionally, Femke became frustrated and told us to 'call the supplier and have it repaired immediately,' despite it being outside the supplier's working hours. She treated us as if we were somehow at fault, while later it turned out that the power outage affected the entire street. This experience has made me doubt whether this real estate office is simply unaware of the legal requirements or if they are deliberately exploiting customers – especially expats – who may not be familiar with the local regulations. Both scenarios are equally worrying. I strongly advise future tenants, especially newcomers to the Netherlands, to inform themselves well and be cautious when engaging this real estate office.

Hypodomus Eindhoven helped us as a buyer's agent in a difficult market to purchase a beautiful house! Finding and buying a house is a lot of work, so it’s very nice when a buyer’s agent can alleviate some of the burden (even then it’s a lot of work), and they did that really well. When we wanted to view a property, we could simply let them know and they would arrange everything for us, instead of having to call other agents ourselves. We ultimately had 4 viewings, with someone from Hypodomus attending each time (these were alternately Pascal, Bowin, and Edwin). Due to scheduling constraints, the same person couldn’t always attend, but they were all skilled and helpful, so we could at least always quickly schedule a viewing, which was no problem. It was especially nice to have a good and realistic picture of the condition of the property immediately after the viewing, along with an estimate of the costs for any renovations. One of the main reasons for engaging a buyer’s agent was to have a good strategy in case of bidding wars. Ultimately, that proved unnecessary in our case (which is quite exceptional at the moment), but it still helped that they were on top of things with the selling agent to close the deal as quickly as possible after we placed our bid. All in all, we are very satisfied, so we can definitely recommend Hypodomus Eindhoven, and nowadays it’s simply a lot more difficult to buy a house without a buyer’s agent. But you probably earn back the costs just by not making an offer that is too high, and the extra support you get is also certainly worth it. Their price is comparable to others, so it's simply a fair, good price.
