I have had a very unpleasant experience with this realtor. The owner, Eric van de Heuvel, discriminated against me and gave negative advice based on that. Mr. Van den Heuvel was very unfriendly in his communication, bordering on rude. Very arrogant and definitely not recommended. It has since been learned that at least one person has had a similar experience with the same gentleman. (Update June 3, 2025: The original text has been marginally adjusted following a letter from Mr. Van den Heuvel's lawyer and the real estate agency. The truth can walk naked through the streets, but lies must dress up well.)

Dit was de meest afschuwelijke ervaring die ik ooit in Nederland heb gehad sinds mijn aankomst in 2021. Bij het uitchecken uit het gehuurde appartement schreeuwde Eric, de directeur van Mauritshuis, tegen me en stampte hij met zijn voeten. Hij beledigde mijn man ook nog eens in een e-mail. Mogelijk racistisch en seksistisch. Absoluut onprofessioneel. Ik zou minsterren geven als dat mogelijk was.

Would you like to live for at least 4 months with a half-working kitchen and then 1.5 weeks without a kitchen? Then rent your apartment through Vastgoedbeheer Gelderland. A company where you can keep chasing them, because from their side you get no communication or solutions. Meanwhile, we've had a leak since January 1st and this is still not resolved. I would definitely not recommend Vastgoedbeheer Gelderland.

Wat een stelletje honden!! Lekkage in de keuken, 4 maanden wachten tot de reparatie begint (geen afvoer in de keuken voor vaatwasser etc.) inmiddels 2 weken volledig zonder keuken. Enige oplossing die ze bieden is..... wacht maar tot het klaar is. Leuk met een kind van 2 in een flat waar je 2/3e van de ruimte niet kan gebruiken. Speciale vermelding voor Marcel, wat een omhoog gevallen arrogant stuk verdriet.

WAARSCHUWING: Huur a.u.b. niks via Vastgoedbeheer Gelderland, u kan geen slechtere treffen. We huren nu bijna 3 maanden en alleen maar problemen en nog niks is opgelost. Al één week zonder verwarming en warm water in de winter. En niet de eerste keer. Ook geen actie op de waterlekkage. Gaslekkage alleen opgelost door de gaskraan dicht te draaien. Geen verwarming en niet kunnen koken, maar dat vinden zij allemaal prima voor €1400,- aan maandhuur. Mijn kinderen kunnen niet eens bij mij wonen. De communicatie is ronduit slecht!

Mijn ervaring met Vastgoedbeheer Gelderland uit Elst en makelaar Marcel Sanders is ronduit teleurstellend. De werkwijze van de heer Sanders heeft voor mij grote gevolgen gehad. Op 19 januari heb ik een pand bezichtigd aan de Hoofdstraat 17 in Velp. Op 22 januari heb ik telefonisch met de heer Sanders de voorwaarden inhoudelijk besproken en afgesproken dat ik een optie op het pand zou krijgen tot 15 februari. Ik heb daarbij nadrukkelijk gevraagd om een schriftelijke bevestiging per e-mail. Daarna werd het stil. Ik belde. Nog eens. En nog eens. Toen begon de ellende. Vanaf begin februari heb ik meerdere keren contact opgenomen omdat de mail uitbleef. Steeds werd aangegeven dat de bevestiging verstuurd zou zijn of opnieuw verzonden zou worden, maar er is niets aangekomen. Terugbelverzoeken bleven onbeantwoord. Op 10 en 11 februari heb ik expliciet doorgegeven dat ik de optie wilde lichten en het pand definitief wilde huren. Ook daarop volgde geen bevestiging. Op 27 februari kreeg ik uiteindelijk te horen dat de eigenaar het pand inmiddels aan iemand anders had verhuurd. Het gevolg hiervan is dat ik nu zonder alternatief zit, terwijl ik mijn huidige pand moet verlaten. Door het uitblijven van duidelijke communicatie en het niet nakomen van gemaakte afspraken zit ik nu met een serieus probleem. Wat mij betreft getuigt dit niet van professioneel en betrouwbaar handelen. Wanneer een optie wordt afgesproken en een huurder tijdig aangeeft te willen overgaan tot huur, mag je verwachten dat afspraken worden nagekomen of dat er op zijn minst helder en tijdig wordt gecommuniceerd. Voor mij heeft deze werkwijze grote financiële en praktische gevolgen. Dat had voorkomen kunnen worden met correcte en transparante communicatie. Tot die tijd raad ik iedereen aan: vraag alles zwart op wit. En controleer vooral of zwart ook echt zwart is, en wit niet onzichtbaar. Want een optie blijkt bij de heer Sanders vooral een optie voor de ander. Ik raad anderen aan uiterst voorzichtig te zijn met dit kantoor en specifiek met de werkwijze van de heer Marcel Sanders. Voor zover dat hier überhaupt lukt.

What a terrible company. No communication. They don't respond to emails or phone calls. During our rental period, problems were not addressed quickly enough and everything took forever. We had to wait almost 1.5 years for our final settlement of the rental house where we lived, beyond words.

The worst realtor I have experienced so far. Doesn't keep appointments and doesn't communicate this clearly either. Not recommended for tenants and landlords, especially with so many other realtors in the area. First viewing scheduled, where I was neatly on time as agreed. No one came to pick me up and there was nothing further in the email. Stood outside in the cold for over half an hour until someone finally told me from the office that the viewing could no longer take place. They indicated that a new one would be planned because it was their fault. After I had called and emailed several times, they came back and said that the spot was now gone... Worthless promises and communication. The worst, least people-oriented realtor I have experienced to date.

Ik zal nooit meer een woning huren die beheerd wordt door Vastgoedbeheer Gelderland. We hebben een ernstig schimmelprobleem, veroorzaakt door vocht in een muur. Het was al zo toen onze makelaar het pand bezichtigde en ze verzekerden ons dat alle schimmel zou worden verwijderd voordat we erin trokken. Dat is niet gebeurd. We worden er ontzettend ziek van, dus we hebben een deel van het appartement moeten afdichten, waaronder onze slaapkamer en de badkamer met douche. Het is al maanden geleden en er is nog steeds niets aan gedaan. Het kan ze gewoon niets schelen! We mailen Reinier constant met het verzoek om actie te ondernemen, maar al onze e-mails worden genegeerd. Het zijn vreselijke mensen die zich niets aantrekken van de gezondheid van anderen. We betalen nog steeds de volledige huur, terwijl we geen volledig bewoonbaar appartement hebben.

Na een super goede ervaring met 123Wonen Gouda-Woerden, hier helaas een tegenovergestelde ervaring gekregen. Beste mevrouw aan de telefoon was zeer arrogant en neerbuigend. Ik hoop dat ze met het verkeerde been uit bed is gestapt, en niet structureel potentiële huurders weg aan het jagen is. Ik ga in ieder geval naar een ander.

Matters very poorly organized. Ultimately a property was purchased through a detour despite it being for sale at DK. They don't want to sell, they don't call back, no appointments can be made with Paul and the office. Astonishing in these times.

They don't respond at all to emails, apparently don't want to rent anything out. Poor service. Properties that are already rented are still listed on the website.

This realtor has the dubious honor of receiving my first review ever. For some time now I've been trying to get in touch to schedule a viewing. Three times I receive the response 'the colleague who handles this is not available at the moment, he will contact you'. In the meantime, six weeks have passed. It seems to me that when you have a property for sale, you also want to facilitate the sale properly. Based on my own experience and the other experiences shared, this realtor is missing significant opportunities and there is (plenty) room for improvement. As a selling party, I would definitely pass this realtor by. There are plenty of better alternatives in the Arnhem region.

I can only confirm all the negative reviews here. This real estate agent seems to have absolutely no interest in actually renting out their offices. I've been trying to rent an office space for more than two months now, but each time I was brushed off with a vague answer. A callback? Forget about it, they simply don't do that. When I asked if the office was still available, I was told that it was free and that I would be called back (which of course didn't happen). After even more phone calls, it suddenly turns out that all offices are rented for six months to victims of a fire – while the same office space is still listed online as available. It seems like they don't even want to rent out the offices and are just stringing you along. If you’re looking for a reliable and professional real estate agent, definitely skip DK Makelaars. There are plenty of better options in Arnhem.

Was interested in a new build and called but not being called back

Het personeel was zowel telefonisch als persoonlijk zeer respectloos, weigerde naar me te luisteren of de deur voor me open te doen, terwijl ik al huurder ben. Ik moest het kantoor in Den Bosch bellen om daadwerkelijk geholpen te worden.

Het enige voordeel is dat je goedkoop kan huren. Maar dan de rest. Bij het afsluiten van het contract worden alle bewoners van de woning gedwongen om een veiligheidspakket te kopen, voor 100 euro, waar een goedkope verbanddoos en een rookmelder in zit. Dan ook nog 65 euro contractkosten. Per bewoner. Ook als je gewoon een koppeltje bent. Service is 0, ze proberen eerst zo lang mogelijk om de huurder op te laten draaien voor onderhoud of problemen met bijvoorbeeld afvoer. Als klap op de vuurpijl, de woning kan onaangekondigd gecontroleerd worden door Ad Hoc personeel. Zo'n beste man hebben we ooit aangetroffen toen we thuis kwamen en hij zat te schijten op onze wc. Deze organisatie is 3 werf ruk.

Mensen die niet kunnen praten en geen respect hebben. Allereerst kreeg ik geen reactie op e-mails. Ik krijg twee verschillende antwoorden voor één locatie in hetzelfde gesprek. De telefoon die ophangt zonder dat er iets gebeurt aan het einde van een respectloos gesprek.

Top bedrijf! Samen met mijn partner 2 huizen mogen bewaken. Altijd goeie communicatie, veel begrip en bereidheid tot meedenken. Wij hebben nu een vast huisje gevonden, maar mocht ik ooit nog antikraak gaan wonen zien jullie mij zeker terug. Bedankt team Arnhem, voor de fijne tijd en gezelligheid.

Alles duurt lang, afspraken worden niet nagekomen, communicatie is 0 en personeel is onbekwaam. Maken misbruik van woningnood. Walgelijk bedrijf, geen zaken mee doen.

Heb een aantal jaren kunnen genieten van de dienst die Ad Hoc te bieden heeft, echt super!

Na een jaar gewoond te hebben op een fijne plek via adhoc, werd het huis helaas gesloopt. Dit was vooraf uiteraard bekend. Gelukkig was er de zogenaamde voorrangsregeling. Deze regeling zorgt ervoor dat inwonenden, wiens woning gesloopt of verkocht worden, voorrang krijgen op een eerstvolgende beschikbare plek in de regio. Dit bleek in realiteit helaas anders te lopen. Een maand voor de sloopdatum, zou er een andere woning beschikbaar zijn, die vanzelfsprekend naar ons zou gaan. Na een maand wachten & bellen bleek de locatie 'niet beschikbaar', zonder enige reden. Vervolgens waren er 3 soortgelijke woonplaatsen in de regio die wij 100% zouden krijgen. Maar telkens werden deze mondelinge afspraken niet nagekomen. Na 3 maanden bellen werden onze belletjes afgewimpeld, en moesten we maar een e-mail sturen naar het hoofdkantoor. De manier waarop Adhoc omgaat met hun 'klanten' is respectloos. Vandaar deze beoordeling.... Een laatste advies voor iedereen die met adhoc in zee durft; Doe dit niet voor de lange termijn!

Ad hoc was heel transparent, altijd snelle reacties, prima meegedacht en flexibel gereageerd op problemen. Altijd super vriendelijk en vertrouwd contact met hun gehad! Klinkt als of ze me hebben betaald om deze recensie te schrijven, maar ik ben oprecht echt heel tevreden en 3 sterren gemiddeld zijn echt veel te weinig.
