Yes, our offer has been accepted. But then... The building inspection could only take place a week later because the property would not be vacated by tenants until then. We were on time with the building inspector at the property. To our surprise, we were approached by a passerby asking if we were from enforcement. Another passerby warned us to watch out for the walls. Strange, but okay. We rang the doorbell at the property several times. We thought the real estate agent was inside. It turned out to be a tenant. This tenant initially did not want to let us in. Once inside, the tenant stated that they were ill and there were also several bags/suitcases in the living room. There was an enormous stench in the property. The employee from vd Panne had to first consult with the selling party to allow the inspection to proceed. The inspection was carried out around this tenant + suitcases. You can imagine how uncomfortable this was. We were aware that there was a non-resident clause in our draft purchase agreement. But what we found here was considerably worse than what we noticed during the open day. Think of wood rot, a faulty boiler, leaks from the bathroom which had to be completely replaced as a result, moisture in the walls, kitchen with incipient wood rot, a wall that had been broken open in the past into the adjacent property (Thanks passerby) etc. When we confronted the real estate agent about the lack of information on this subject, the literal response was “You did know you were purchasing a fixer-upper”. NO, madam, we didn’t know this due to the absence of a building report. We only knew this through the measurements and feedback from the inspector. This all made us feel uneasy and we started knocking on doors in the neighborhood. It turned out that there are quite a few problems around these properties. The main issue is nuisance because it is rented out as an Airbnb. This also applies to the 2 adjacent properties which belong to the same owner. Many neighbors have already reported this to the municipality and vd Panne is aware of it. The building report was not pleasant, and with the 'stories' from the neighbors in mind, we wanted to talk to the real estate agent from vd Panne one last time. On Thursday afternoon, vd Panne called our advisor to ask if everything was okay, whereupon our advisor indicated that there were more problems with the property than previously thought. On Friday morning, the real estate agent called us saying that the seller had withdrawn and was going into business with a 2nd party. We were surprised because we had been intensively involved with the property for the days before. Think of budgets/planning/extra costs etc. (We would also be moving within 1 month). How everything unfolded didn’t quite sit right with us and we decided to visit vd Panne again the following week. Unfortunately, no real estate agent was present but we were greeted kindly by a young lady. She explained to us among other things that the respective real estate agent had advised the seller not to do business with us. Because they felt that we doubted during the building inspection. That seems quite normal considering how that afternoon went? An employee of vd Panne made an assumption which has cost us dearly. Doubting is not the same as pulling the plug on something. She stated that they are there for the seller and not for the buyer. The building report was our loss. She also said that this property is a 'difficult property' to sell. We asked if the real estate agent could still contact us by phone, unfortunately this response did not occur. We regret this experience with vd Panne. This is mainly due to the employees of vd Panne during the viewing as well as the employee during the inspection. These employees might just as well not have been there due to the lack of information/enthusiasm. Whether this was intentional we do not know. The people in our circle are also genuinely surprised at how this has unfolded.

A number of remarks about van de Panne and realtor Rody. This sales broker took over this spring. The house was initially put up for sale quietly instead of on Funda without consultation, while this was not the agreement. Regularly felt that Rody was not acting in the interests of the seller but of the buyer. Doesn't get the most out of it. Due to our own actions, we had to instruct the realtor to obtain a higher price for the house. The administration was not in order; important legal documents were missing from the purchase contract. Communicating rudely. An arrogant approach, even hanging up in the middle of the conversation. Furthermore, there is a strong suspicion that the realtor was not independent. That the lagging customer base in Nieuwerkerk is more important than the selling departing party. In short, a nasty aftertaste.

We are looking for a detached house and came across an interesting property with Van der Panne. After the viewing, we were called several times by Rody, which we would have preferred not to happen. He wanted to know our opinion of the viewed property, which we provided. However, this was reacted to in a smart and disrespectful way. What could be better? - That you do not approach the interested party (multiple times) by phone. If someone is really interested, they will contact you themselves. - That communication should not be so smart and disrespectful.

Last week I made an appointment to view a location for today. This appointment unfortunately escaped my attention and despite that, I was still able to view it later in the day. TOP!

Straightforwardly a frustrating experience. Arrogant approach despite everything being predetermined or clearly discussed. Where colleague brokers only needed a few days, I encountered the necessary obstacles, and especially the failure to realize a market-compliant selling price. Basically a forced sale due to very unskilled and clumsy handling!

Because of this broker, I was 5 months behind on my company's plans! They gave us false promises without the owner's permission! Then I had to terminate the contract via a lawyer (with the lawyer's costs, of course)! So be careful what you sign with this broker. Get everything in writing before signing based on trust and talk.
