Today, Karl Passies helped us with the handover of our detached house. We ourselves took on the preliminary handover with the builder, without guidance from an expert/Karl, and this brought forward some difficult and quite exciting points for us. These points were, of course, also discussed during the actual handover with the builder present. Karl handled this very skillfully and knew how to excellently and professionally point out to the builder legal requirements, agreements, and responsibilities. The presence of Karl was of particular added value for us in order to reach the desired solutions together with Karl and the builder. Apart from Karl's expertise, he also knows how to clearly convey his viewpoints, listens well to what the builder says, and remains steadfast in his opinion/decision where necessary. Karl was 1 of a number of brokers I had asked for the sale of our house in Sleen, the feeling was immediately good; I knew him from when he still worked for construction company Bekman. He was actually the only one who estimated the asking price well, in our opinion. Within a few months, he had sold our house and everything was arranged smoothly, even though it was a property with commercial space where you have to find a buyer. Lying and cheating are highly valued. This man has also never heard of communication. Truly a fat 1! Amateur! Also threatening after a bad review.. And if you apparently write a bad review, my lord makes a lot of effort to undo it at Google. Says enough.

It's unbelievable that this realtor doesn't score higher on Google, which he truly deserves. We have come to know Karl as an honest, reliable, skilled and very amiable man with a heart in the right place. It is clear that he is not only professional but also has a warm and empathetic personality who is committed to his clients. His ability to excite potential buyers and his detailed knowledge of the house clearly impressed us and the buyers of our house and certainly contributed to the success of the sale.

My house was sold through Karl and I only had positive experiences. He always called back the same day, even from his vacation spot. Involved, friendly, helpful and professional. Very well-organized presentation. And he even replaced a broken lock before the new buyers took ownership of the house.

Karl performed the structural inspection of the property in Joppe that we want to purchase for us in June 2023. This was to our great satisfaction! Calmly, personally and expertly, Karl told us what points needed attention, but also what was good. An honest story without exaggerating. In clear words, without becoming too technical, he answered our questions. The structural report was neatly available at the agreed time. The report also clearly included a cost indication for the work to be carried out. In short, we are very satisfied and we can certainly recommend Karl.

We are very pleased with the critical perspective during delivery by Mr. Karl Passies. Everything is being carefully reviewed. He has an eye for the good things and certainly also looks with a critical eye. Mr. Passies looks at details. He even went onto the roof and inspected the roof edging and solar panels there. Also, the window frames, which we cannot see from the inside, were examined. Extensive inspection that benefits the client. He knows the ‘rules’ within construction and comes up with a solution as to how it should be done differently. He has a calm demeanor and points out defects to the contractor in a tactful way, to which the contractor has no response. Our contractor did not appreciate this. Mr. Passies was described by the contractor as being too critical. And that is what’s most important for the buyer. We are happy that we hired Mr. Passies. Thank you very much Karl.

Karl provided us with an extensive and expert structural report. Outside of the report, he also advised us on submitting a bid. Furthermore, he helped us find a great contractor with the help of his network. Definitely recommended to contact if you want good advice!

I absolutely do not share the previous reviews! What an expert Mr. Passies is. He's always ready to help, even during his vacation he’ll speak with you. We have a very good impression of him.

We hired Karl Passies as a building expert during the second viewing of our new home in Valthermond. It was late in the day, but he readily made room in his schedule and even arrived fifteen minutes earlier than agreed to review the strategy. Ultimately, he inspected the building condition of the house and questioned the real estate agent, so that we were able to quietly walk through the house again. He even managed to find a hole in the floor to inspect the floor construction. After this positive experience, we hired him as a buyer's agent after the second viewing, which among other things ensured that we were able to purchase the property. He handled the process thoroughly and communicated at the right times. Thank you Karl for your commitment and for the pleasant collaboration! We will certainly call upon you again in the future if needed and of course recommend you to our acquaintances.

Sale of house very neat and went well.

Selling the house and buying a new house went super well, good and clear agreements and handled neatly. Mr. Passies is also very proficient in building inspections and provides guidance and advice in case of legal disputes with the contractor.

Mr. Passies performed a handover inspection for us several weeks ago. In the report by Mr. Passies, it stated that there were no particulars. These did indeed exist as could be read in the report of the contractor. Unfortunately, Mr. Passies did not note these. During the handover, Mr. Passies was only present in the background. He did not look at any possible defects in the property which were later found to be present. All of this has unfortunately caused us to be somewhat disappointed in the quality of the handover inspection.

This realtor has a lot of smooth talk and promises much, but there's absolutely no action behind it. He's difficult to reach, or unreachable, when you as a client come with questions he doesn't know the answer to. Don't fall for this man's sweet talk. 1 star is already too generous for a review.

Promises much, delivers nothing. And when things get too hot for him, he suddenly becomes unreachable. But because he's not connected to anything, unfortunately you can’t do anything about it. Be wise and stay away...

Think carefully before going into business with this man - anyone can become a broker in the Netherlands, and as long as everything goes smoothly, problems won't arise quickly. However, in my opinion, a broker distinguishes himself by his attitude and professionalism when things don't go smoothly, and that is where this man seriously falls short. Furthermore, Passies is not affiliated with anything (no NVM, no VBO, nothing) and is not a certified broker (not registered with SCVM or Vastgoedcert). You can therefore turn nowhere if a conflict arises - not even to the Disputes Committee to which he incorrectly refers in his general terms and conditions. This man thinks he is above the law, and doesn't hesitate to use any means to hide his lies and mistakes. Don’t be tempted by the low commission - 'if you pay peanuts, you get monkeys'.

Terrible, disagreement occurred. He claimed to have seen everything which isn't true. Makes appointments but doesn't keep them.

Send you an honest review, and you immediately receive an email from the 'broker'. Nice that you are now responding.

House purchased with passion, calls himself structurally substantiated and 'broker'. I can tell that he consciously omitted a few points from the structural report here. Thanks, Passion, for neatly 'resolving' and calling back. Be aware when entering into an agreement with this man. A warned person counts as two.

This person is very unreliable and does not keep their appointments, even if it is documented in writing. Always just excuses and twisting things, never honest. UGH
