No knowledge of the local market, the property was sold 85k higher than predicted by the real estate agent. Service and guidance were lacking: the advertisement was incorrectly placed and withdrawn as many as 3 times with all the consequences that entails. We had to personally call and convince multiple interested parties that the property was still available for several days. During the process, I was repeatedly lied to (it was all Funda's fault) and received comments like “it’s your own fault” and “you should have paid more attention.” Once a buyer was found who demanded September as the transfer date, I agreed. Subsequently, Makelaarsland passed this on as my requirement in December. If we didn’t take immediate action, the buyer would drop out. We repeatedly voiced our complaints during the process, but were consistently not taken seriously, resulting in us now filing an official complaint with the NVM. A good example of cheap is expensive. Next time, we'll definitely use a proper real estate agency.

Their service is overpriced and offers minimal value. Their phone sales pitch is compelling, promising comprehensive assistance as a 'purchase coach' (aankoopcoach). This creates enthusiasm and trust in their service. Upon receiving the contract via email, I urge you to read it thoroughly multiple times to ensure you understand every detail. The contract states that you will be charged €1300 for their service, which includes the analysis of five properties. Do not expect anything beyond this. Their property analysis consists of reading a Calcasa report (worth €95) to you over the phone. Everything I learned from the coach was already available to me through my own research using free or less expensive services. Makelaarsland’s service is not worth the cost. In my case, I only received one analysis and won my bid on that property. When I complained about the service, their response was that I should be grateful for successfully buying a house in this market and that they fulfilled the contract terms. This is technically true, but it highlights the importance of thoroughly reading and understanding the contract before signing it. Be aware that you are paying €1250 for the analysis of five properties.

We were particularly interested in buying a house, but it feels like in the real estate world nobody wants to take the trouble to explain the rules to you. We've submitted bids twice, and called twice to discuss the procedure with the realtor. Unfortunately, after a week, no one has responded to our offer. No matter how beautiful the house may be, if you can’t ask questions and nobody explains the procedure, then the biggest purchase of your life isn’t an exciting adventure but an impossible puzzle quest.
