We had a very negative and extremely frustrating experience with Stefan de Vries Makelaars. What we experienced with Stefan last week was truly everything. This was not a misunderstanding or bad luck, but a pile-up of empty promises, backed-out appointments and zero responsibility. We had an oral agreement on the purchase of a property. That agreement was then confirmed via voicemail, e-mail and WhatsApp. For us the deal was done. In good faith we immediately handed over our personal documents and passports that were needed for the purchase contract, so it could be drawn up. We thought we finally had certainty. Shortly afterwards it turned out that the property was not at all removed from the market, which was supposed to be the agreement. Other interested parties could therefore continue to make offers, and that had happened. There was a higher offer half a day later. According to the real estate agent and sellers it was about “man to man, word to word”, but that turned out to be complete nonsense. That so-called word disappeared immediately as soon as there was a higher offer somewhere. We had to match the higher offer in order to get the property after all. We did that, with the clear statement that we wanted to sign immediately so as not to go through this again. That was not possible, because according to the agent there was no capacity at that moment to draw up the purchase agreement. We were given again the promise that there would not be such a situation again and that we could now really trust him on his word. In hindsight, that was again an empty promise. The next morning we were called again: the deal would not go through anyway, because the other bidders had raised their offer again. Again the oral agreement was ignored, again the word was taken back. Apparently an agreement with this real estate agent means absolutely nothing. We had a very negative experience with Stefan de Vries Real Estate. This is the least ethically responsible real estate agent I have ever encountered! On Monday evening, we had an oral agreement on the purchase of a property. This was confirmed via voicemail, e-mail and WhatsApp. We immediately provided all the necessary data so that the purchase agreement could be drawn up. On Wednesday morning, however, we were told that the property had not been taken off the market, which was supposed to be the agreement. As a result, other interested parties could still make offers, and that had happened. There was now a higher bid. According to the real estate agent and sellers, they found “man to man, word to word” and found this a nuisance situation, but we had to match the higher bid in order to get the property after all. 'Man to man, word to word' was therefore quickly thrown overboard. We did that, with the message that we wanted to sign immediately. That could not be done, because according to the real estate agent there was no capacity to draw up the purchase agreement at that moment. We were assured that there would not be another such situation and that we could now really trust him on his word. A day later, we were called again: the deal would not go through anyway, because the other bidders had raised their bid again. Again, the oral agreement was therefore ignored. The real estate agent hid behind the “legal rules” and the wishes of his clients, while he at the same time presented himself as a very ethical and properly acting person. This is therefore totally not the case. In conclusion: because we had agreed immediately and acted quickly, we had already incurred costs for an appraiser. Stefan's quote: 'I won't do anything with that'. My experience: two times an oral agreement that was reversed, each time with new requirements. That feels like a very unreliable way of working. My advice to other buyers: do not trust this real estate agent and do no business with him.
