Om ons huis goed verhuur te krijgen hebben wij verschillende vastgoedbeheerders vergeleken en kwamen uit bij Rotsvast. We wilden volledige ontzorging dus niet alleen het beheer maar ook het beoordelen van de woning, energielabel, maar bijvoorbeeld ook het vinden, screenen en selecteren van de juiste huurder en dat is gelukt! Wij hebben een hele fijne ervaring gehad met Sten van Rotsvast. Vanaf het eerste contact merkten we direct dat hij betrokken, professioneel en goed bereikbaar is. Hij denkt echt met je mee en schakelt snel, wat in deze markt echt een groot pluspunt is. Wat we vooral waarderen is de duidelijke communicatie. Geen gedoe of loze beloftes, maar gewoon helder advies en afspraken die worden nagekomen. Dat geeft vertrouwen. Het hele proces verliep soepel en zonder stress, en dat is precies wat je wilt bij dit soort trajecten. Echt een aanrader!

I have experience with several rental agencies, but none of them were in any way traumatic. Before I signed the contract, I asked Sten what would happen if I wanted to leave earlier than 12 months. He said that if it was a bit earlier and with a good reason, I would probably get back part of my deposit. Knowing that, I signed, because he had said this at least two times before I signed, and once when I said that I needed to leave earlier. Now they wanted, in addition to keeping my deposit of € 850, another € 882 for finding a new tenant. I went to the lawyer's office about this issue, but they also said that it is not legal to keep the deposit for any reasons other than damage to the rental property (not even for breach of contract). It is also not legal to remove the right to a one-month notice period in a temporary contract, and therefore the tenant recently won a lawsuit. Since I am leaving the region in a few weeks, I can't start a lawsuit, but their attitude towards this situation was terrible. I also went to another rental agency, where they told me that it is normal to ask for a fine in this situation, but € 882 is absurdly high, and keeping the deposit because the tenant leaves earlier is not allowed. They offered me to reduce the fine to € 500, but in that way it is still cheaper to stay renting until March than losing my deposit (despite no damage to the property) and paying that fine. There is even someone else (and I'm sure there will be many more) who would gladly take over the studio, but they refused to find a reasonable solution. Someone could be satisfied with the apartment, but now it has been empty for months. I understand the rules and so on, but saying that I get back part of my deposit and not saying anything about the extra € 882 cost for finding a new tenant sounds to me like a deliberate attempt to get some extra money from someone for whom this is two months salary. Future tenants, be aware of extra costs that are not in the contract. How? I have no idea.. *Regarding your reaction, you're right. I had missed in the 'story' that the rent I pay with the allowance is € 390, as you know, since you heard at the beginning that I get rent allowance. Therefore, renting until March is no less than € 180 cheaper. And of course I am not willing to lose € 180 more to make a new tenant happy. The 'major part of my stuff' was removed as soon as I heard that it wasn't allowed, so no worries. And again, according to the law, the deposit is meant to cover damage to the property, and you know that too. It has nothing to do with early departure, breach of contract or anything like that. And again, a temporary contract includes the right to move out with a one-month notice period, EVEN IF you set at least 12 months. Look up the latest lawsuit and you will see it. Too bad you happened not to react to the part about hidden costs, but that's not surprising.

Very bad letting agent. I have been renting a property through Rotsvast for a year now and they never show up for their tenant. I have been dealing with leaks for a year now and nothing is being done about it. They go out to sea with houseboat dealers, at the expense of their tenants.

Worst travel agency ever! I was without heating in my room the whole time. They simply said: 'Your heating is the last link in the chain, so don't expect anything.' Then they sent me a heater for as much as 10 euros, which was not even 200 watts. Our fridge broke down, they ignored us and we were stuck for 20 days without a fridge. The same happened with our washing machine. The dishwasher broke down, they didn't even replace it. Incompetent and unwilling. If you need them, they don't react in time to problems. The lady, I think it was Maud, screamed at me and was extremely rude when there was a problem with the electricity. I asked them so many questions, but they always ignored me and rarely replied to my emails. Yes, the price for my room was low, but I did expect some efficient help and basic facilities like heating! In short, I would never recommend this travel agency. P.S. I also noticed that the positive reviews on Google might have been posted by people who work at the travel agency themselves. Watch out, best students!

Het lijkt erop dat je in Nederland, als je klanten oplicht en bedriegt, gewoon je bedrijfsnaam hoeft te veranderen. Dezelfde makelaar of verhuurbedrijf, dezelfde eigenaren, maar opererend onder een andere naam. Mijn aanbetaling van 750 euro is nog steeds niet terug en mijn slechte recensie over dit bedrijf blijft staan. En nee, ik vergis me niet, ik ben er 100% zeker van dat jullie het zijn.

Wij huren al ruim een jaar via Eigenaar. Het contact liep altijd soepel en verzoeken of vragen werden snel en vakkundig beantwoord.

Huur nooit een woning via dit bedrijf, en zeker niet met Maud als tussen persoon, Maud is vreselijk in de communicatie, kan zich totaal niet in een medemens verplaatsen en maakt een hoop valse beloftes. Bezorgen je erg veel stress & ellende! Zoekt naar allerlei redenen om de borg niet terug te hoeven betalen..een gewaarschuwd mens telt voor 2!

Mijn dochter woont al twee jaar met veel plezier in een pand van Makelaardij Eigenaar. Bij vragen reageren ze erg snel. En fijn dat we nu ook een kamer hebben gevonden voor onze tweede dochter!

Ik heb een fantastische ervaring gehad met de eigenaar tijdens mijn zoektocht naar een kamer in Leeuwarden. Het personeel was ongelooflijk efficiënt en vond snel een geschikte plek voor me. Haar reactiesnelheid was indrukwekkend; ze beantwoordde al mijn berichten direct en ging in op al mijn vragen. Ik beveel haar diensten van harte aan aan iedereen die op zoek is naar accommodatie in de omgeving.

Mijn vriend en ik waren op zoek naar een appartement in Leeuwarden. We toonden interesse in twee appartementen, maar kregen geen reactie van de verhuurder. Een paar weken later kregen we een tip over een ander appartement. Met deze tip konden we dit appartement boeken en een koopovereenkomst tekenen. De makelaar was erg aardig en beschikbaar om vragen te beantwoorden.

Slechte communicatie. Had een afspraak staan om een woning te bezichtigen. Bij aankomst bleek het al verhuurd te zijn. Ik heb nooit mail terug gehad dat de woning verhuurd was of om de afspraak te annuleren. Helemaal voor niets 75km afgelegd.

Als er iemand de Nobelprijs zou winnen van nooit opnemen en nooit op de zaak zijn is dit bedrijf het wel meerdere dagen hun proberen te bereiken en meerdere keren bij hun kantoor geweest maar nooit niemand die er is of terugbelt of opneemt .. echt zwaar kansloos

Mijn ervaring met dit bedrijf was ronduit schandalig. Nadat ik zelf een huis had gevonden, werd mij verteld dat ik contact moest opnemen met dit makelaarskantoor om het proces af te ronden. Ik kreeg een absurde rekening van € 423,50, terwijl ik daartegen bezwaar maakte. Mij werd beloofd dat ik diensten zou krijgen zoals een bezichtiging van het huis samen met mij, de sleuteloverdracht, enzovoort. Nadat ik de betaling had gedaan en het contract had ontvangen, kreeg ik bijna een maand lang geen reactie meer van mijn makelaar, totdat ik dreigde een negatieve recensie te schrijven. Daarop kreeg ik een onprofessionele en respectloze reactie. Uiteindelijk, na een paar weken en nadat ik zonder enige hulp van hen het huis had bezichtigd, werd ik opnieuw lastiggevallen door het makelaarskantoor met de mededeling dat ik nog niet had betaald. Dat was de druppel die de emmer deed overlopen. Het is ongelooflijk dat ik zoveel geld heb betaald voor alleen een contract en vervolgens nog zoveel problemen met hun medewerkers heb gehad.

Ze waren erg vriendelijk en ik heb als student een jaar lang een kamer bij hen gehuurd. Verhuizen verliep soepel en het huis was over het algemeen in goede staat. Als we problemen met het huis hadden, aarzelden ze niet om iemand te sturen om die op te lossen. Ik beveel ze van harte aan als je studentenhuisvesting zoekt! Ik raad je met name aan contact op te nemen met de heer Kruize, de makelaar met wie ik contact heb gehad.

Ik heb samengewerkt met zowel Rick als David. Ze zijn allebei erg professioneel en hebben me geholpen een geschikte studio te vinden. Ik kan ze van harte aanbevelen, want zowel ik als een vriend van mij hebben met hen samengewerkt.

Helaas zijn de reacties hier nog mild. Wat een oplichterij. Een bedrijf zonder enige verantwoordelijkheid voor de zaken die ze zouden moeten regelen. Alleen huurverhogingen krijgen schijnbaar de prioriteit. Schade of gebreken worden niet opgelost of vergoed. Contact is een grap via zogenaamde onwetende medewerkers ,slecht werkende app of zogenaamde afdelingen binnen het bedrijf met verschillende e-mails die vage lege bevestiging krijgen. En reacties uitblijven. Ze weten heel goed wat ze doen. Deze foto is van de 2 of 3 melding nadat we bij het tekenen van het contract al de lekkage hadden aangewezen. Okt 2024, nu is 5 mei 2026, en probleem is nog altijd hetzelfde….

Ik werd met respect behandeld, en ik kreeg de mogelijkheid om een mooi appartement te huren simpelweg door de toegewezen stappen te volgen.

De makekaar was gedreven , en heeft kennis van zaken,maar vooral gevoel voor het menselijke factor. Willem dank je wel.

Ik ben erg tevreden. Marcel hield mij gedurende het hele traject goed op de hoogte van de stappen en vorderingen, waardoor ik precies wist waar ik aan toe was. Daarnaast had hij een duidelijk en doordacht plan van aanpak, wat veel vertrouwen gaf. Het contact verliep altijd vriendelijk en prettig. Kortom: een fijne samenwerking en zeker een aanrader.

De verkoop is goed verlopen, duidelijke informatie van Marcel. Dit huis was snel verkocht, door de stand waarin het verkeerd maar ook de foto’s die een goede indruk maakte van de woning. Wij wensen de nieuwe bewoners heel veel plezier in deze fijne woning.

Contact met de makelaar Willem van der Ark verliep super. Makelaar kwam met een marktconforme verkoopprijs, waarna de verkoop zeer voorspoedig is gegaan.

Marcel is goed thuis in de lokale markt van Tytsjerk en omgeving. Hij luisterde goed naar mij en paste zijn dienstverlening aan aan mijn manier van denken en redeneren. Verder is Marcel een prettige man die transparant en duidelijk communiceert. En hij heeft ook nog eens humor. Ik had een behoorlijke tegenvaller in het proces (wat helemaal los stond van de makelaar) en ik heb me gesteund gevoeld in hoe hij daar mee omging. En o, ja... de snelheid van makelaardij Hoekstra is bewo…

Wij zullen de naam Willem van den Ark niet zo snel meer vergeten. Bijzondere onderhandse praktijken bij de verkoop van particuliere huur woningen via een grote belegger die wilde gaan verkopen. Echt te bizar voor woorden.

Prima makelaar. Behoudt rust en overzicht, daar waar kopers mogelijk te snel willen of ongerust worden. Professionele houding en verstand van de markt. Over het algemeen prima bereikbaar en belt altijd keurig terug wanneer er een vraag is ingesproken en/of gemaild.

Sterk in de verkoopstrategie. Duidelijke terugkoppeling van bezichtingen en de mogelijke kopers. Door kennis van de markt geadviseerd niet direct op biedingen te reageren maar geduld te hebben. Heeft goed uitgepakt. Bij vragen snelle reactie met duidelijke communicatie. Strakke organisatie bij zowel de voorbereiding met toeleveranciers als ook bij de bezichtingen.

As soon as a property appears on the site and you react immediately, you still don't get a chance. It feels as if properties are mainly being rented out to acquaintances, friends or family. Too bad that this kind of practices still occur at real estate agencies.

Since May, there has been terrible disturbance due to renovations throughout the entire apartment complex. In and out every week, 4 to 6 hours per day of measured construction noise levels between 80 and 90 decibels. Apart from the normal hammering and sawing that comes with it. Absurd that something like this is allowed for 4 to 5 months according to them. This is harmful to health, think of the many effects of prolonged stress. In the senior housing complex, many people quickly break down, and out of desperation start screaming and hitting in the hallway, but Hoekstra shrugs his shoulders. In the construction industry, someone came 'to take a look'. That person concluded that this is reasonable construction noise, when the workers were almost all on vacation. The entire building with 55 units have reported that they don't want this and want compensation for the damage suffered (and reduction of living comfort is also simply in the law alongside health conditions). You sign a contract that they are actually allowed to do anything, and the landlord has no right to reduce rent. Even a temporary housing would have been appropriate here. Hoekstra hasn't granted any rent reduction, even though a temporary housing would have been appropriate. This is absurd, inhumane, and certainly not within the legislation. First they try to brush you off saying it's almost done, then you hear that it will go on for months. My advice: don't rent here, and let them specify everything clearly in advance. Their 'reasonable disturbance' does not align with legislation.

Really terrible! I've been living in Groningen for 6 years and have already experienced enough rental agencies that have overcharged international tenants, but none of them were as bad. I never got my deposit back and also didn't see the final inspection report. They charged fees AFTER we had handed in the keys and had an inspection. The only positive thing about my rental experience with them was that they repaired broken appliances and furniture relatively quickly.

Be careful with these people, their administration really doesn't add up. If you still do business with them, document everything properly.

Very bad what these people do, there is now already a leak from the bathroom for over 2 months. Previously someone from the so-called service department would come. One annoying newcomer wants to hassle me because I no longer pay the illegal service costs. Demands from me (single parent with 3 children) that I call in the sewer company. If they determine that it is not a normal clog (after paying yourself), then perhaps they will send someone. In short, everything on the lower floor has been blank twice. Wooden floor broken and replaced, furniture with water damage.

My experience with the communication from this landlord is very negative. I received responses that were unnecessarily demanding and unprofessional, even while I adhered to what was in their own official letter. This gives no good feeling about the cooperation.

Ik heb 8 jaar in een huis gewoond dat ik via dit makelaarskantoor huurde. Als ik een probleem had, werd ik meteen geholpen. De medewerkers van het kantoor zijn uitstekend. Ik kan de slechte recensies die ik lees niet geloven, gezien mijn ervaring met hen gedurende 8 jaar.

After a year in a house that was just about falling apart, dangerous situations and mold throughout the entire house, I'm happy to be out of it! We were supposed to get our deposit back after a month but we are still waiting. Everything always has to be ‘discussed’ via email (as far as anything is discussable). So my advice: do NOT rent through this realtor! 1 star is too much.

Do not do business with them. My landlord committed trespassing, disturbance of enjoyment of the home (also of fellow residents), privacy violation and intimidation. The reason for this was letting my partner from Australia stay over. This did not interest De Noordelijke Verhuurmakelaars and they started threatening. They mentioned conditions that were not accurately communicated and nowhere explicitly recorded. I felt uncomfortable in my living environment for months.

Rented for a year with this landlord and found it very pleasant. I had rented before with other landlords and had bad experiences. Luckily, that wasn't the case here. Whenever something was needed, they came immediately or within the same week. In addition, I would like to especially thank Salvatore for the good times during my rental period. Highly recommended!

Never do business with these property scammers. They don't pay back the deposit. They don't provide proof of service costs incurred (no annual and final statement) and use this to illegally withhold the deposit.

Very unprofessional!! They did not respond to my emails when I asked them to repair things and when I asked for my deposit back. I never got my deposit back and the person who worked there was rude when I returned the keys and when I warned them about the health and safety issues in the building. They were also very unprofessional when I first rented the apartment from them. Terrible customer service and now I have €550 credit and they are not responding to my emails :)

It puzzles me that companies like these can still exist in 2024. Absolute arrogance towards new customers. No response and treating people as if they have nothing better to do. Perhaps something for Alberto Stegeman.

Terrible company! It's a shame I can't give 0 stars, because they aren't even worth one star. Deferred maintenance, if something breaks they do everything to avoid responsibility. Claiming it falls under minor maintenance etc., whole unnecessary discussions. Don't enter into an agreement with them! And if you are already having problems with this company and can’t resolve them, start a legal procedure; through the rental committee, legal helpdesk or legal expenses insurance.

He is unreachable 9 out of 10 times. Are you without running water? Power? Or is your toilet broken? Call the emergency number. Don't panic, they might call back after 3 days. In the years we lived there, several things broke due to deferred maintenance. They promise to come and fix/paint it; promising is also the only thing they do. If you call angrily and persist, they will come and repair it. Annoying that you first have to 'complain' before you get what you are entitled to (a mediocre repair). Deposit neatly returned, handymen are easily accessible. We were even able to reach them once at night. Location of the property was fine, hence 1 star. Total of 6 years rented through De Noordelijke verhuurmakelaars (landlord Siderius).

Contract costs were far too expensive, for an A4 sheet with all sorts of spelling mistakes in it. Getting your rental deposit back is very delayed.
