Om ons huis goed verhuur te krijgen hebben wij verschillende vastgoedbeheerders vergeleken en kwamen uit bij Rotsvast. We wilden volledige ontzorging dus niet alleen het beheer maar ook het beoordelen van de woning, energielabel, maar bijvoorbeeld ook het vinden, screenen en selecteren van de juiste huurder en dat is gelukt! Wij hebben een hele fijne ervaring gehad met Sten van Rotsvast. Vanaf het eerste contact merkten we direct dat hij betrokken, professioneel en goed bereikbaar is. Hij denkt echt met je mee en schakelt snel, wat in deze markt echt een groot pluspunt is. Wat we vooral waarderen is de duidelijke communicatie. Geen gedoe of loze beloftes, maar gewoon helder advies en afspraken die worden nagekomen. Dat geeft vertrouwen. I have experience with several rental agencies, but none of them were in any way traumatic. Before I signed the contract, I asked Sten what would happen if I wanted to leave earlier than 12 months. He said that if it was a bit earlier and with a good reason, I would probably get back part of my deposit. Knowing that, I signed, because he had said this at least two times before I signed, and once when I said that I needed to leave earlier. Now they wanted, in addition to keeping my deposit of € 850, another € 882 for finding a new tenant. I went to the lawyer's office about this issue, but they also said that it is not legal to keep the deposit for any reasons other than damage to the rental property (not even for breach of contract). It is also not legal to remove the right to a one-month notice period in a temporary contract, and therefore the tenant recently won a lawsuit. Since I am leaving the region in a few weeks, I can't start a lawsuit, but their attitude towards this situation was terrible. I also went to another rental agency, where they told me that it is normal to ask for a fine in this situation, but € 882 is absurdly high, and keeping the deposit because the tenant leaves earlier is not allowed. They offered me to reduce the fine to € 500, but in that way it is still cheaper to stay renting until March than losing my deposit (despite no damage to the property) and paying that fine. There is even someone else (and I'm sure there will be many more) who would gladly take over the studio, but they refused to find a reasonable solution. Someone could be satisfied with the apartment, but now it has been empty for months. I understand the rules and so on, but saying that I get back part of my deposit and not saying anything about the extra € 882 cost for finding a new tenant sounds to me like a deliberate attempt to get some extra money from someone for whom this is two months salary. Future tenants, be aware of extra costs that are not in the contract. How? I have no idea.. *Regarding your reaction, you're right. I had missed in the 'story' that the rent I pay with the allowance is € 390, as you know, since you heard at the beginning that I get rent allowance. Therefore, renting until March is no less than € 180 cheaper. And of course I am not willing to lose € 180 more to make a new tenant happy. The 'major part of my stuff' was removed as soon as I heard that it wasn't allowed, so no worries. And again, according to the law, the deposit is meant to cover damage to the property, and you know that too. It has nothing to do with early departure, breach of contract or anything like that. And again, a temporary contract includes the right to move out with a one-month notice period, EVEN IF you set at least 12 months. Look up the latest lawsuit and you will see it. Too bad you happened not to react to the part about hidden costs, but that's not surprising.

If I could give zero stars, I would do so. Rotsvast is nothing more than helpless, dismissive and outright rude during my search for a housing in Leeuwarden. I was homeless for an entire MONTH and desperately looking for a place to live. Despite having visited their office multiple times, they could only tell me to 'send an e-mail'. Guess what happened after sending those emails? A generic answer: 'Not suitable for you, because you are a student.' What makes it even worse is that with some more expensive housing, you would not have any problem with students renting – it's therefore not about being a student, but about taking advantage of people who are desperately looking for housing. And then the cherry on top: after my friend left a one-star review, you dared to call me and demand why I gave you a bad review. Here's your answer: because your service is TERRIBLE. You didn't help me when I needed it the most, you made a stressful situation even worse and you proved that you care more about appearances than actually helping people. Avoid this office absolutely if you value your time, money and mental health.

ABSOLUUT SLECHTE ERVARING! NIET AAN TE RADEN! Deze mensen zijn totaal onprofessioneel en onbetrouwbaar. Ten eerste kwamen ze het huis binnen wanneer ze maar wilden, zonder voorafgaande kennisgeving (en we waren met drie vrouwen en de mannen kwamen steeds binnen en schonden onze privacy). Ten tweede zeiden ze, toen ik het huis voor het eerst huurde, dat ze het hele huis moesten renoveren, maar in bijna twee jaar tijd hebben ze NIETS gedaan. Dus ten tweede viel het huis uit elkaar. En ten derde gaven ze me mijn borg niet terug, ook al was het HELE huis in betere staat dan toen ik aankwam. Dit komt omdat ik alles heb schoongemaakt!!! (het huis was walgelijk toen ik aankwam, het leek alsof niemand het al twee jaar had schoongemaakt). En de enige reden dat ze zeiden dat ze het geld niet terug wilden, was omdat ze het huis met mijn geld moesten schoonmaken. Terwijl ik bij aankomst eigenlijk zelf de schoonmaakster moest zijn. ZE ZIJN BELACHELIJK EN VERACHTELIJK!! VERTROUW ZE NOOIT, DOE JEZELF EEN PLEZIER!

A very dubious and unprofessional real estate agency. Rotsvast Friesland incorrectly charged me brokerage fees 1.5 years ago. The invoice was also only sent to me by email on the day of signing the lease agreement. The costs were never mentioned, not even during the 2 viewings that preceded it. After a news report from Suksawat, I discovered the fraud scandal of Rotsvast Friesland. Subsequently, I pointed out in writing and by email that they had made me pay incorrect brokerage fees and requested them to refund this money to me. From this moment on, I dealt with Mr. de Vos of Rotsvast Friesland. From the very beginning, he twisted the facts and denied that any incorrect brokerage fees had been paid. Several emails were exchanged, but without result. Even 2 letters from a lawyer yielded no results. Subsequently, I engaged terugkrijgenbemiddelingskosten.nl and they got Mr. de Vos on his knees! Of course, Mr. de Vos initially lied that their registered letter was never delivered and also not at the post office. However, this letter did lie there for 3 weeks and nobody from Rotsvast Friesland showed up. I suspect that Mr. de Vos became afraid of the reputation of this company. They are winning one lawsuit after another against dubious rental agents. Mr. de Vos knew he was going to lose this fight. Ultimately, he had one last trump card left, and that was withholding the deposit. I had canceled my home in the meantime. Salt was laid on every snail during the handover. I also had to contact them myself for an appointment, which is the task of the real estate agent. A few minuscule traces on a large white wall were noticed according to the employee who did the handover. The wall was not snow-white when I moved in either. A thin layer of dust on the top tiles in the bathroom and some dust in the filters of the extractor hood in the kitchen were mentioned. Costs for painting and cleaning would be deducted from the deposit. I strongly opposed this. Immediately offered to have a painter come that evening to paint the wall and clean up the last bits with a cloth. Note that, otherwise, the property was spotless. I absolutely had to hand over the keys at that moment. As agreed, but immediately called Mr. de Vos and indicated that I would not get the opportunity to fix it and that there was no preliminary inspection. In my opinion, Mr. de Vos is an ordinary swindler. An arrogant and conceited man who abuses the ignorance of consumers and has seriously damaged trust in real estate services. Someone who should not even be allowed to practice the profession of real estate agent.

UNRELIABLE!! Extremely BAD experiences! After finishing high school, I wanted to start a course of study in Leeuwarden. Given the long journey, I started looking for a room with no experience whatsoever. This company promotes itself with student accommodations, after which we scheduled a meeting. During this meeting, we received little real information, even when we asked for it... it was only mentioning THEIR (deviating?) conditions and some costs were brought up without clarity as to what they were for and where they applied. It turned out that in addition to the rent, we initially had to pay a deposit of 500 euros, 500 euros in administration fees, and a month's rent of approximately 500 euros. So already 1500 euros had to be paid upfront. In contrast to a good friend who also went to Leeuwarden and only had to pay around 250 euros for administrative costs? They couldn’t explain why this difference existed. Eventually, we discussed the administration fees together and agreed on an intermediate amount. After having one meeting and two viewings, it was agreed to put the contract in order. This would happen at 14:30, while we had an appointment at 12:30. So I went with my parents for a drive around Leeuwarden. We suddenly received a message VIA EMAIL around 14:30 that it wasn't going to happen after all. (Perhaps they had found someone who was willing to pay the extra administrative costs?). An appointment was therefore worthless! Via email, they were very communicative (but you couldn’t ask things for extra explanation, because there simply wasn’t enough knowledge about the subject) and everything they agreed with us as customers was NOT KEPT! As a starting student in a completely new city, this would have been a strange, special and peculiar experience. (Personally, I will not recommend this to anyone, all of the above is written in black and white in the email...)

EXTREMELY BAD EXPERIENCE ABSOLUTELY NOT RECOMMENDED about these people and their way of doing business. We had 2 viewings through them in the same building at Oostergoweg 2 in Leeuwarden for a studio. During the first viewing, we already discussed that we wanted to rent a studio. After agreeing on the 2nd viewing today, we wanted to have the room, but suddenly we had to pay 450 administrative costs. We had difficulty with this and then agreed on an amount of 295,-- excluding VAT, while yesterday a good acquaintance rented from them with administrative costs of 165.28 excluding VAT. After giving our agreement at their office via email, they would prepare the rental contracts. And we were supposed to receive them late in the afternoon (which was initially 14:30). Then we drove around Leeuwarden a bit from 12:15 and received an email saying it wouldn't happen, while the property owners completely trust their real estate agent who is being completely misinformed about the future tenant.
