Unfortunately, a bad experience with Hoekstra property management. When they can collect money and preferably as much as possible, there are no problems. However, when something is requested, such as maintenance, they are unavailable and everything goes very slowly. Moving from one apartment to another due to health issues, they simply do everything again and cheerfully ask for 50 euros more per month, which was not known or indicated in advance. We called about this, and the response was 'Sir, the only thing we can say is sorry we forgot to mention it, but you still have to pay.' Also, everything has to be filled out again while all the data is already known; what kind of company is that? Just a different house number, and the rest remains unchanged, you would think. We, as children, feel that they are taking advantage of the situation; they have lived there for two years, and it's nothing but no to everything they hear. It worries our parents a lot. A shame, but unfortunately, we hope as children that they can still live in Menaam with pleasure for a few more years, and we’ll do the odd jobs ourselves, Hoekstra, because you don’t do anything or very little to the apartments and don't want to make improvements to the very dated apartments.

De andere recensies hier spreken voor zich, maar we willen graag nog iets toevoegen om te voorkomen dat anderen de fout maken om met deze mensen in zee te gaan. Het is de slechtste huurervaring die we ooit hebben gehad. We wonen al twee jaar in een nieuwbouwwoningcomplex in Groningen en het is van begin tot eind alleen maar problemen geweest. Hoekstra heeft geen merkbare moeite gedaan om de (aanhoudende) problemen te verminderen, noch hebben ze zich ergens voor verontschuldigd. Een korte samenvatting: * De communicatie met Hoekstra is ronduit verschrikkelijk. Je moet veel zelf controleren en regelen. Als je hiernaar vraagt, antwoorden ze geïrriteerd. Er is altijd wel een excuus, maar nooit een verontschuldiging. Sommige medewerkers gingen zelfs zo ver dat ze ons vertelden dat wij het probleem zijn en niet zij. Volkomen respectloze mensen... * Onderhoud en reparaties duren eeuwen. Ze zeggen meestal dat dit door de aannemers komt, maar meestal zijn zij het gewoon, met slechte communicatie en uitvoering, wat resulteert in vervelende en soms gevaarlijke situaties. Bijvoorbeeld: Toen we net verhuisden, was er een zichtbare vochtplek rond een van de stopcontacten in het plafond. Dit werd meteen gemeld, omdat het erop wees dat er ergens een lekkage was. Het heeft ze maar liefst 9+(!) maanden gekost om het probleem te verhelpen. We hadden letterlijk water dat uit het plafond stroomde tijdens een regenbui, pas toen het zover was, was het opgelost. * Het heeft Hoekstra meer dan 1,5 jaar gekost om de huurders van het nieuwe complex een gedetailleerde beschrijving van de servicekosten te geven. De oplevering was in juni 2024 en werd uiteindelijk in december 2024 gepresenteerd. Er was altijd wel een excuus, maar nooit een sluitend antwoord op de vraag waarom het zo lang duurt voordat ze iets relatief eenvoudigs bedenken. * Terugbelafspraken waarbij ze aanbieden je terug te bellen met informatie die ze op dat moment niet hebben, worden meestal niet nagekomen. Je moet ze steeds opnieuw bellen. Wanneer je hiermee geconfronteerd wordt, geven ze je in principe de schuld, omdat ze misschien wel gebeld hebben en je het gewoon gemist hebt (?!?) of je moet gewoon geduld hebben. * Basisvoorzieningen voor openbare ruimtes (schoonmaak, tuinonderhoud etc.) zijn zeer onregelmatig en worden soms gewoon niet uitgevoerd, wat resulteert in overwoekerde begroeiing en een ophoping van vuile gemeenschappelijke ruimtes. * Parkeren is een absolute nachtmerrie. Er is niet genoeg parkeergelegenheid voor alle huurders in het complex, waardoor mensen hun auto willekeurig buiten de aangewezen gebieden plaatsen. Hoewel Hoekstra niet direct kan controleren en ingrijpen, hebben ze ook minimale inspanningen geleverd om dit te voorkomen. Ze zouden hier gemakkelijk oplossingen voor kunnen bedenken (veel huurders hebben oplossingen of ideeën aangedragen), maar blijven erbij dat dit aan de huurders zelf is om op te lossen. Bovenstaande is slechts een fractie van de problemen die wij (en veel andere huurders) zijn tegengekomen in de twee jaar dat we via Hoekstra huren. De hele situatie is op zijn zachtst gezegd frustrerend en stressvol. Je bent beter af ergens anders. Dus doe jezelf een plezier en DOE GEEN ZAKEN MET HOEKSTRA!!

I have been seriously working for 1 year and 3 months to get Hoekstra to fix several maintenance problems in my apartment in Leeuwarden. In the meantime, I have involved the Rental Committee for a solution with compensation. I have sent many emails and made phone calls but I receive hardly any feedback. And the only two times I receive an answer in that 1.3 year period is that I am referred to the VVE administrator, who does not deal with this anyway, and that my address would not be in their system. Thanks to Hoekstra, the unresolved leak has worsened and mold has now developed on the ceiling that crumbles daily, as well as a leak from the pipe in my storage room. A company that is super bad and worthless in communication and complaints are not taken seriously, let alone processed.

Terrible company, NEVER rent from Hoekstra! We were forced to move last month because we had to live for a year in an apartment full of black mold. For a year we tried to get in touch with Hoekstra for a solution but you are completely ignored. It was even so bad that we had to throw away our sofa, curtains, and mattress because it leaked everywhere. You can only speak to them when you don't pay your rent, but of course not about the problem. We were forced to move due to health problems that arose from black mold in the apartment we rented from Hoekstra. Do yourself a favor and never rent from this company because they treat you inhumanely.

What an awful society Hoekstra, imagine a whole month of VVE while the transfer is mid-month. They have building insurance and will not cover the new door lock. Poor service; only after 3 months will the sewage system be repaired, causing me to be quite ill. They don't want to get involved in a confrontation with the VVE board at Akkersplein. Block heating won't be turned on until February and not during the sale transfer. But they also have a very bad reputation for their service……😡😡😡😡😡😡

After I moved from Leeuwarden to Limburg, we were able to rent a nice home through Hoekstra Vastgoedbeheer. Due to private circumstances, we returned to the North. We received good assistance from Hoekstra Vastgoedbeheer and were able to find a place / house to rent. All in all, Hoekstra Vastgoedbeheer showed their best side.

If you want to rent an apartment in Eindhoven from Hoekstra, I would like to ask you to think about this again. I have been renting for over 7 years and the service regarding maintenance is below par. You almost never get into contact with them and if you do manage to make contact, you are not taken seriously. We had significant water damage in the storage room during the winter of 2023/2024 which was not resolved, causing the water level to rise and damaging many belongings that would not have happened if they had fixed it on time, which they didn't want to. I could describe a whole host of other situations like this. Conclusion: don't rent from them.

Terrible property manager. We live in a building managed by Hoekstra in Sneek, where gas and electricity are paid via an advance payment to Hoekstra. Hoekstra promises and is legally obliged to settle accounts every year, but has not done so for years. Moreover, Hoekstra has received various energy compensations from the government (at 2000 euros per apartment). In addition, we have overpaid the advance payments. In July 2023, Hoekstra promised to settle accounts (which was already late), but failed to do so despite much communication. Meanwhile, it is also legally overdue for the past period and there has been no settlement for 2 and a half years. As icing on the cake, Hoekstra sold our apartment to another manager in November 2023. Since then, there has been hardly any communication. Hoekstra refuses to share information about finances and settlements with the new manager, which means nothing can be settled. Meanwhile, she has pocketed all the overpaid advance payments and compensations. They were legally obliged and promised to do this by no later than July 1, 2024, but have since gone silent. There has been a lot of emailing with Erwin from the financial administration, but he does not keep appointments. He promises in emails to follow up, then doesn't respond, then someone is sick again, and then it’s too busy again. Note that this has been going on since last July (!). Meanwhile, the latest email reads 'Unfortunately, we will not be able to help you further this week. My colleague is sick this week. We will try again next week.', dated May 23, 2024. I have not heard from him since then. We tenants have offered to help. For example, we sent Excel sheets with consumption data, offered to help sort things out at the office, and made sufficient suggestions. Hoekstra refuses all communication and does not share cost overviews etc.. It all leads to nothing but a lot of frustration. Meanwhile, all hope is lost that we will get our money back. It seems like a mess on the financial management department. What a terrible organization, treating tenants and a professional buyer like this. There's probably no deliberate intent, but Hoekstra has let our money disappear into their own pocket and now refuses us any form of help. What is particularly astonishing is that network operator Liander indicates that there has been no energy contract for the building since March 2023 and that a case is pending with a bailiff. Hoekstra seems to have neglected this as well. Possibly she doesn't want to settle accounts because even they don’t have insight into the costs incurred, which are now possibly being charged at the highest rate. Here's a warning not to entrust your property management to Hoekstra!!! And consider as a potential tenant whether you want to rent a house through this party. Unfortunately, we are paying a high price for this warning. We will continue until Hoekstra fulfills its promises. Our details are known to Hoekstra. If there are more tenants or parties who have been defrauded, I would like to hear from them.

Two days in a row having to call multiple times just to get in contact with the right person, and then finally getting through only to be treated completely unsympathetically. No understanding for the situation of the potential buyer, no communication skills, no respect nor understanding for promises that had already been made to us by colleagues. Initially, we had pleasant conversations with several receptionists/colleagues/telephone operators (?) where it was indicated that they were very busy and the broker himself preferred to schedule appointments. Fine, I would be called back. Called multiple times, each time with the promise that I would be called back. During the 2nd call from myself, I already stated that otherwise I wanted the available time slot because it might otherwise have been given away and there would be no further opportunities for viewings. This wouldn't be a problem, and a moment for viewing that suited us better would definitely be possible. Finally, after a series of 6 calls over 2 days, we got through to the broker with whom the appointment could be made... Then there was not a single time slot available anymore (including the one I had already wanted to occupy), and the time slot that was still open 10 seconds before being connected (due to cancellation of an appointment) would also no longer be available... what poor service and (internal) communication! Also mentioned in the conversation that we have our (parents-in-law) view properties when we are unable to do so ourselves, since we don't live nearby and houses sell very quickly now. No broker made a problem of it, but the gentleman I spoke with had absolutely no understanding > ''we won’t be doing that, you need to make the decision''. Well, we can perfectly well decide based on the assessment of our (parents-in-law) who need to indicate whether the house is technically in order, what defects there are, whether the price is fair, etc. (we have already done this before, and they have a lot of experience with it). And besides that, we should be allowed to decide ourselves, I would say. He supposedly would call us back, but given the communication skills and that this has previously failed, we don’t believe that much anymore. A very unpleasant aftertaste remains, unfortunately. The little house seemed lovely, but apart from the market already being challenging at the moment, this broker managed to make it even worse.

If I could have given 0 stars, I would have. What worthless, unprofessional and grumpy employees this company has. Absolutely no effort is made for a customer (who incidentally brings your money in) and customers are treated with an arrogance that I have never seen before. Please, if you're in doubt: don't do business with this company!!!! You’ll be going from bad to worse.

Since August, the barrier has been broken for resident parking, which is managed by Hoekstra, meaning the parking space is now used for a day trip or carpool. As a result, we, those who live here, no longer have a place to park ourselves. We have called Hoekstra multiple times, but they are pushing it off as a long delivery time.

Residing in an apartment complex in Leeuwarden where Hoekstra manages the grounds, as well as the VVE (Homeowners Association). Since mid-August, the barrier has been broken and that is still the case. Waiting for a new barrier for 7 MONTHS already. Everyone parks their car here who doesn't live here. Parking is therefore chaotic. Hoekstra says there is a long delivery time for a new barrier, but 7 months?! The residents here and I are more than fed up. Arrogance at its peak and hiding behind the monopoly position in real estate and brokerage.

Renting a corrupt mess in De Kooimeer

My experience with this real estate agency was excellent. I was in a difficult situation and needed a new home quickly. Thanks to Rick's involvement and quick response, I found a place that completely suits me in no time. The property meets all my wishes, and more! I am incredibly grateful for the care and customization provided. House-Rent is a real recommendation for anyone looking for a realtor who really thinks along and takes action!

My experience with this company was scandalous. After I found a house myself, I was told that I needed to contact this agency to finalize the process. I received an absurd bill of € 423.50, despite me objecting to it. I was told that I would receive services such as a home inspection, key handover, etc. After making the payment and receiving the contract, I didn't hear back from my realtor for almost a month, until I threatened to leave a bad review. Then I received an unprofessional and disrespectful response from him. Ultimately, after a few weeks and after finding the house without any help from them, I was harassed again by the agency with the message that I hadn’t paid yet, which was the last straw. It's unbelievable that I paid so much money to have a contract drawn up and still had so many problems with their employees.

I have very bad experiences with House Rent Leeuwarden. The owners pretend to be friendly, involved men when they need something from you. But as soon as you need them, this changes completely. They don't keep appointments and just leave you waiting. It happened to me and my roommate several times that we went home from work earlier for an appointment with one of the gentlemen, who then didn't show up. When I rented for a year for €1000 inc., I received a very unprofessional email on June 24 (a week before July; the moment when the rent can be increased annually) that I had to start paying an extra €400 per month. This is quite a bit higher than the permitted annual increase of 3.3% on the base rent. The reason for this was that they had been keeping an eye on us for some time, and it was noted that I was visiting my girlfriend outside of weekends. I was actually told that I could only invite her over on weekends. Absurd if you ask me. Afterwards, I received a letter on September 26 stating that I had to pay €100 in addition to the previously agreed rent as of October 1; again very late and very unprofessional. From November, I terminated the rental agreement and I was aware of the reviews about Houserent that they never return the deposit and that I shouldn't start paying the last month, but I didn't want to stoop to the level of the two gentlemen and just paid the last rent. To my regret, because Houserent, as expected, does not adhere to the rules and does not refund the deposit within the agreed month. After insisting, I was told that we had to pay for a broken window in the house where we haven't been for longer than a month. During the handover, they told us that everything was fine and that we would receive the deposit back within a month, but nothing could be further from the truth. Think twice before doing business with House Rent Leeuwarden and look beyond the sweet talk.

He is unreachable 9 out of 10 times. Are you without running water? Power? Or is your toilet broken? Call the emergency number. Don't panic, they might call back after 3 days. In the years we lived there, several things broke due to deferred maintenance. They promise to come and fix/paint it; promising is also the only thing they do. If you call angrily and persist, they will come and repair it. Annoying that you first have to 'complain' before you get what you are entitled to (a mediocre repair). Deposit neatly returned, handymen are easily accessible. We were even able to reach them once at night. Location of the property was fine, hence 1 star. Total of 6 years rented through De Noordelijke verhuurmakelaars (landlord Siderius).

Terrible company! It's a shame I can't give 0 stars, because they aren't even worth one star. Deferred maintenance, if something breaks they do everything to avoid responsibility. Claiming it falls under minor maintenance etc., whole unnecessary discussions. Don't enter into an agreement with them! And if you are already having problems with this company and can’t resolve them, start a legal procedure; through the rental committee, legal helpdesk or legal expenses insurance.

Ik heb mijn borg nooit teruggekregen en de persoon die daar werkte was onbeleefd toen ik de sleutels teruggaf en toen ik hen waarschuwde voor de gezondheids- en veiligheidsproblemen in het gebouw. ​​Ze waren ook erg onprofessioneel toen ik het appartement voor het eerst bij hen huurde. Never do business with these property scammers. They don't pay back the deposit. They don't provide proof of service costs incurred (no annual and final statement) and use this to illegally withhold the deposit.

Very bad what these people are doing, I've been dealing with a leak from the bathroom for over two months now. Previously, someone would come from the so-called service department. One annoying newcomer wants to obstruct me because I no longer pay the illegal service charges. He demands that I (a single parent with 3 children) have a plumbing company come, if they determine it's not a normal blockage (even after paying. Only then will they maybe send someone. In short, everything on the ground floor has been twice blanked out, wooden floor ruined.

Rented for a year with this landlord and found it very pleasant. I had rented before with other landlords and had bad experiences. Luckily, that wasn't the case here. Whenever something was needed, they came immediately or within the same week. In addition, I would like to especially thank Salvatore for the good times during my rental period. Highly recommended!

Do not do business with them. My landlord committed trespassing, disturbance of enjoyment of the home (also of fellow residents), privacy violation and intimidation. The reason for this was letting my partner from Australia stay over. This did not interest De Noordelijke Verhuurmakelaars and they started threatening. They mentioned conditions that were not accurately communicated and nowhere explicitly recorded. I felt uncomfortable in my living environment for months.

After a year in a house that was just about falling apart, dangerous situations and mold throughout the entire house, I'm happy to be out of it! We were supposed to get our deposit back after a month but we are still waiting. Everything always has to be ‘discussed’ via email (as far as anything is discussable). So my advice: do NOT rent through this realtor! 1 star is too much.

In the past, I have had very bad experiences with this real estate agent. I found a property myself on the internet, but still had to pay €529 for their 'service'. When I disputed this, I received no response and later even threats from Leo Reitsma, who was the owner at the time. Because I disagreed with the costs, I filed a lawsuit and won on all points after two years of litigation. But the rental real estate agent works hand in glove with landlords, including 'Hegie Wonen BV', to extract as many illegal costs as possible from tenants. They have a tangled web of limited companies (BV's) and lie in court about their rental methods. They changed their name to evade the judgment, but that didn’t work. For example, they first called themselves 'DeNVM' to benefit from the good name of NVM, which was also illegal. They operate under different names. So be careful! They also call themselves BeterWonen BV or Hofstaete Vastgoed. It is always the same people who try to scam you. It has been several years now, but they continue to cheat tenants. New residents in our building still have to pay illegal service charges, contract fees, or whatever they are calling it now. I don't understand that no one does anything about this. There have already been hundreds of lawsuits against them regarding this matter. But they just keep going. They have charged hundreds of thousands of euros in illegal costs in recent years and profited greatly from it.

Contact with the company is good, but they rarely come to a solution. Now I've been living in this house for almost 2 years and mold keeps appearing! What is now being said is clean it yourself and we will come take a look when we have time! And this is a house where I have to raise my children.
