Since May, terrible nuisance due to renovations throughout the apartment complex. Week after week, 4 to 6 hours per day of construction noise measured at 80 to 90 decibels. Eventually, someone 'comes to take a look' during the holiday period. That person concluded that this is reasonable construction noise, and has signed off on it. Hoekstra hasn’t granted any rent reduction, even though temporary housing would have been appropriate. Even the kindest elderly people (70 to 96 years old) are changing, and I now hear complaints from the construction workers daily. This is absurd, inhumane, and certainly does not fall within the legislation. First they brush you off saying it’s almost finished, then you're told it will continue for months. My advice: don't rent here, and otherwise let them clearly specify everything in advance. Their 'reasonable nuisance' doesn't align with legislation.

Unfortunately, a bad experience with Hoekstra property management. When they can collect money and preferably as much as possible, there are no problems. However, when something is requested, such as maintenance, they are unavailable and everything goes very slowly. Moving from one apartment to another due to health issues, they simply do everything again and cheerfully ask for 50 euros more per month, which was not known or indicated in advance. We called about this, and the response was 'Sir, the only thing we can say is sorry we forgot to mention it, but you still have to pay.' Also, everything has to be filled out again while all the data is already known; what kind of company is that? Just a different house number, and the rest remains unchanged, you would think. We, as children, feel that they are taking advantage of the situation; they have lived there for two years, and it's nothing but no to everything they hear. It worries our parents a lot. A shame, but unfortunately, we hope as children that they can still live in Menaam with pleasure for a few more years, and we’ll do the odd jobs ourselves, Hoekstra, because you don’t do anything or very little to the apartments and don't want to make improvements to the very dated apartments.

Do yourself a favor and DO NOT (!) rent (!) a house or apartment through Hoekstra Makelaardij! The other reviews here speak for themselves, but we would like to add something to prevent others from making the mistake of doing business with these people. It was the worst experience we've ever had renting a home. We have been living in a new build apartment complex in Groningen for two years and it has been nothing but problems from start to finish. Hoekstra made no noticeable effort to reduce the (ongoing) problems, nor did they apologize for anything. A short summary: * Communication with Hoekstra is downright terrible. You have to check and arrange a lot yourself. If you ask for it, they answer irritably. There's always an excuse, but never an apology. Some employees even went so far as to tell us that we were the problem, not them. Completely disrespectful people... * Maintenance and repairs take forever. They usually say this is due to the contractors, but most of the time it’s just them, with poor communication and execution, resulting in annoying and sometimes dangerous situations. For example: When we first moved in, there was a visible damp spot around one of the outlets in the ceiling. This was reported immediately because it indicated that there was a leak somewhere. It took them no less than 9+(!) months to fix the problem. We literally had water streaming from the ceiling during a rain shower, only then was it resolved. * It took Hoekstra more than 1.5 years to provide the tenants of the new complex with a detailed description of service charges. The service charges were due in June 2024 and were finally presented in December 2024. There was always an excuse, but never a conclusive answer as to why it takes so long for them to come up with something relatively simple. * Callback appointments where they offer to call you back with information they don’t have at that moment are usually not kept. You have to call them again and again. When confronted with this, they basically blame you, because they may have called and you simply missed it (?!?) or you just need to be patient. * Basic amenities for public spaces (cleaning, garden maintenance etc.) are very irregular and sometimes simply not carried out, resulting in overgrown vegetation and a build-up of dirty common areas. * Parking is an absolute nightmare. There isn't enough parking space for all tenants in the complex, causing people to park their cars randomly outside the designated areas. Although Hoekstra cannot directly control and intervene, they have also made minimal efforts to prevent this. They could easily come up with solutions (many tenants have suggestions or ideas), but insist that it is up to the tenants themselves to solve it. The above is just a fraction of the problems we (and many other tenants) have encountered in the two years that we have been renting through Hoekstra. The whole situation is, to put it mildly, frustrating and stressful. You are better off elsewhere. So do yourself a favor and DO NOT DO BUSINESS WITH HOEKSTRA!!
