Very bad experiences with this organization
Everything is well organized. Well coordinated with each other. Matters are handled quickly. I can't think of anything negative.
As soon as a property appears on the site and you react immediately, you still don't get a chance. It feels as if properties are mainly being rented out to acquaintances, friends or family. Too bad that this kind of practices still occur at real estate agencies.

Gangsters! After activities coordinated by Hoekstra at the apartment complex where we live, we had 4000 euros damage to our apartment. Hoekstra has been stringing us along for a year, ultimately shifting all responsibility away from themselves. Conclusion: if you are not personally insured against damage caused by their activities, unfortunately you have bad luck. Hoekstra is a service company and they are more than just bad at it. We would definitely not recommend anyone to buy or rent a house through them, or to buy a home where this company has the management.

Terrible company!! Doesn't respond at all to complaints and contact. Only tells lies so that they can get their own way. Let people suffer for 4 months with noise, very loud construction noises. With only a letter that they will do some work for a month!! That people get sick interests them nothing, as long as they can get more money.

Unfortunately, a bad experience with Hoekstra property management. When they can collect money and preferably as much as possible, there are no problems. However, when something is requested, such as maintenance, they are unavailable and everything goes very slowly. Moving from one apartment to another due to health issues, they simply do everything again and cheerfully ask for 50 euros more per month, which was not known or indicated in advance. We called about this, and the response was 'Sir, the only thing we can say is sorry we forgot to mention it, but you still have to pay.' Also, everything has to be filled out again while all the data is already known; what kind of company is that? Just a different house number, and the rest remains unchanged, you would think. We, as children, feel that they are taking advantage of the situation; they have lived there for two years, and it's nothing but no to everything they hear. It worries our parents a lot. A shame, but unfortunately, we hope as children that they can still live in Menaam with pleasure for a few more years, and we’ll do the odd jobs ourselves, Hoekstra, because you don’t do anything or very little to the apartments and don't want to make improvements to the very dated apartments.

Have a pleasure and rent (!) NO (!) house or apartment via Hoekstra Makelaardij! The other reviews here speak for themselves, but we would like to add something more to prevent others from making the mistake of getting involved with these people. It is the worst renting experience we have ever had. We live already two years in a new building complex in Groningen and it has been nothing but problems from start to finish. Hoekstra has not made any noticeable effort to reduce the (persistent) problems, nor have they apologized for anything. A short summary: * The communication with Hoekstra is outright terrible. You have to do a lot yourself to check and arrange things. If you ask about this, they answer irritably. There is always an excuse but never an apology. Some employees even went so far as to tell us that we are the problem and not them. Completely disrespectful people... * Maintenance and repairs take forever. They usually say it is because of the contractors, but most often they are to blame, with poor communication and execution, resulting in annoying and sometimes dangerous situations. For example: When we first moved in, there was a visible water stain around one of the outlets in the ceiling. This was immediately reported because it indicated that there was a leak somewhere. It took them no less than 9+ (!) months to fix the problem. We literally had water flowing from the ceiling during a rain shower, and only then was it resolved. * It took Hoekstra more than 1.5 years to provide the tenants of the new complex with a detailed description of the service costs. The handover was in June 2024 and was finally presented in December 2024. There was always an excuse, but never a conclusive answer to the question why it takes so long for them to think of something relatively simple. * Callback appointments where they offer to call you back with information they don't have at that moment are usually not followed up on. You have to keep calling them again and again. When confronted with this, they usually blame you because they might have called but you just missed it (?!?) or you simply have to be patient. * Basic facilities for public spaces (cleaning, garden maintenance etc.) are very irregular and are sometimes not carried out at all, resulting in overgrown vegetation and accumulation of dirty common areas. * Parking is an absolute nightmare. There isn't enough parking space for all the tenants in the complex, causing people to park their cars randomly outside of designated areas. Although Hoekstra cannot directly monitor and intervene, they have also not made minimal efforts to prevent this. They could easily come up with solutions (many tenants have offered solutions or ideas), but they stick to the idea that it is up to the tenants themselves to solve this. The above is just a fraction of the problems we (and many other tenants) have encountered in the two years that we have been renting through Hoekstra. The whole situation is, to put it mildly, frustrating and stressful. You are better off somewhere else. So have a pleasure and DO NOT DO BUSINESS WITH HOEKSTRA!!

I have been seriously working for 1 year and 3 months to get Hoekstra to fix several maintenance problems in my apartment in Leeuwarden. In the meantime, I have involved the Rental Committee for a solution with compensation. I have sent many emails and made phone calls but I receive hardly any feedback. And the only two times I receive an answer in that 1.3 year period is that I am referred to the VVE administrator, who does not deal with this anyway, and that my address would not be in their system. Thanks to Hoekstra, the unresolved leak has worsened and mold has now developed on the ceiling that crumbles daily, as well as a leak from the pipe in my storage room. A company that is super bad and worthless in communication and complaints are not taken seriously, let alone processed.

Selling a home may not be so difficult these days, hopefully every real estate agent can manage that. However, communication will not be equally pleasant with every agent. Terrible company, NEVER rent from Hoekstra! We were forced to move last month because we had to live for a year in an apartment full of black mold. For a year we tried to get in touch with Hoekstra for a solution but you are completely ignored. It was even so bad that we had to throw away our sofa, curtains, and mattress because it leaked everywhere. You can only speak to them when you don't pay your rent, but of course not about the problem. We were forced to move due to health problems that arose from black mold in the apartment we rented from Hoekstra. Do yourself a favor and never rent from this company because they treat you inhumanely.
What an awful society Hoekstra, imagine a whole month of VVE while the transfer is mid-month. They have building insurance and will not cover the new door lock. Poor service; only after 3 months will the sewage system be repaired, causing me to be quite ill. They don't want to get involved in a confrontation with the VVE board at Akkersplein. Block heating won't be turned on until February and not during the sale transfer. But they also have a very bad reputation for their service……😡😡😡😡😡😡
After I moved from Leeuwarden to Limburg, we were able to rent a nice home through Hoekstra Vastgoedbeheer. Due to private circumstances, we returned to the North. We received good assistance from Hoekstra Vastgoedbeheer and were able to find a place / house to rent. All in all, Hoekstra Vastgoedbeheer showed their best side.
If you want to rent an apartment in Eindhoven from Hoekstra, I would like to ask you to think about this again. I have been renting for over 7 years and the service regarding maintenance is below par. You almost never get into contact with them and if you do manage to make contact, you are not taken seriously. We had significant water damage in the storage room during the winter of 2023/2024 which was not resolved, causing the water level to rise and damaging many belongings that would not have happened if they had fixed it on time, which they didn't want to. I could describe a whole host of other situations like this. Conclusion: don't rent from them.

Terrible property manager. We live in a building managed by Hoekstra in Sneek, where gas and electricity are paid via an advance payment to Hoekstra. Hoekstra promises and is legally obliged to settle accounts every year, but has not done so for years. Moreover, Hoekstra has received various energy compensations from the government (at 2000 euros per apartment). In addition, we have overpaid the advance payments. In July 2023, Hoekstra promised to settle accounts (which was already late), but failed to do so despite much communication. Meanwhile, it is also legally overdue for the past period and there has been no settlement for 2 and a half years. As icing on the cake, Hoekstra sold our apartment to another manager in November 2023. Since then, there has been hardly any communication. Hoekstra refuses to share information about finances and settlements with the new manager, which means nothing can be settled. Meanwhile, she has pocketed all the overpaid advance payments and compensations. They were legally obliged and promised to do this by no later than July 1, 2024, but have since gone silent. There has been a lot of emailing with Erwin from the financial administration, but he does not keep appointments. He promises in emails to follow up, then doesn't respond, then someone is sick again, and then it’s too busy again. Note that this has been going on since last July (!). Meanwhile, the latest email reads 'Unfortunately, we will not be able to help you further this week. My colleague is sick this week. We will try again next week.', dated May 23, 2024. I have not heard from him since then. We tenants have offered to help. For example, we sent Excel sheets with consumption data, offered to help sort things out at the office, and made sufficient suggestions. Hoekstra refuses all communication and does not share cost overviews etc.. It all leads to nothing but a lot of frustration. Meanwhile, all hope is lost that we will get our money back. It seems like a mess on the financial management department. What a terrible organization, treating tenants and a professional buyer like this. There's probably no deliberate intent, but Hoekstra has let our money disappear into their own pocket and now refuses us any form of help. What is particularly astonishing is that network operator Liander indicates that there has been no energy contract for the building since March 2023 and that a case is pending with a bailiff. Hoekstra seems to have neglected this as well. Possibly she doesn't want to settle accounts because even they don’t have insight into the costs incurred, which are now possibly being charged at the highest rate. Here's a warning not to entrust your property management to Hoekstra!!! And consider as a potential tenant whether you want to rent a house through this party. Unfortunately, we are paying a high price for this warning. We will continue until Hoekstra fulfills its promises. Our details are known to Hoekstra. If there are more tenants or parties who have been defrauded, I would like to hear from them.

Two days in a row having to call multiple times just to get in contact with the right person, and then finally getting through only to be treated completely unsympathetically. No understanding for the situation of the potential buyer, no communication skills, no respect nor understanding for promises that had already been made to us by colleagues. Initially, we had pleasant conversations with several receptionists/colleagues/telephone operators (?) where it was indicated that they were very busy and the broker himself preferred to schedule appointments. Fine, I would be called back. Called multiple times, each time with the promise that I would be called back. During the 2nd call from myself, I already stated that otherwise I wanted the available time slot because it might otherwise have been given away and there would be no further opportunities for viewings. This wouldn't be a problem, and a moment for viewing that suited us better would definitely be possible. Finally, after a series of 6 calls over 2 days, we got through to the broker with whom the appointment could be made... Then there was not a single time slot available anymore (including the one I had already wanted to occupy), and the time slot that was still open 10 seconds before being connected (due to cancellation of an appointment) would also no longer be available... what poor service and (internal) communication! Also mentioned in the conversation that we have our (parents-in-law) view properties when we are unable to do so ourselves, since we don't live nearby and houses sell very quickly now. No broker made a problem of it, but the gentleman I spoke with had absolutely no understanding > ''we won’t be doing that, you need to make the decision''. Well, we can perfectly well decide based on the assessment of our (parents-in-law) who need to indicate whether the house is technically in order, what defects there are, whether the price is fair, etc. (we have already done this before, and they have a lot of experience with it). And besides that, we should be allowed to decide ourselves, I would say. He supposedly would call us back, but given the communication skills and that this has previously failed, we don’t believe that much anymore. A very unpleasant aftertaste remains, unfortunately. The little house seemed lovely, but apart from the market already being challenging at the moment, this broker managed to make it even worse.
If I could have given 0 stars, I would have. What worthless, unprofessional and grumpy employees this company has. Absolutely no effort is made for a customer (who incidentally brings your money in) and customers are treated with an arrogance that I have never seen before. Please, if you're in doubt: don't do business with this company!!!! You’ll be going from bad to worse.
Since August, the barrier has been broken for resident parking, which is managed by Hoekstra, meaning the parking space is now used for a day trip or carpool. As a result, we, those who live here, no longer have a place to park ourselves. We have called Hoekstra multiple times, but they are pushing it off as a long delivery time.
Residing in an apartment complex in Leeuwarden where Hoekstra manages the grounds, as well as the VVE (Homeowners Association). Since mid-August, the barrier has been broken and that is still the case. Waiting for a new barrier for 7 MONTHS already. Everyone parks their car here who doesn't live here. Parking is therefore chaotic. Hoekstra says there is a long delivery time for a new barrier, but 7 months?! The residents here and I are more than fed up. Arrogance at its peak and hiding behind the monopoly position in real estate and brokerage.

Be careful if you buy a house from this Broker. We had a 'perfect house', everything would be arranged and maintained properly. Afterwards, more than 1/3 of the list of items turned out to be lies. Believe nothing they say, but do your own research. Unfortunately, we also had bad luck with the technical building inspection, which meant this didn't come to light earlier.
To be honest, I had a fantastic experience. Willem helped me acquire a house with a great deal and guided me through the entire process. I have nothing negative to say about this agency :)
We have been waiting for months until they send something as simple as a heating bill statement or organize an Owners' Association (VVE) meeting. They fail to honor agreements and do not respond to emails. Several residents have called multiple times to try to achieve some progress, but they simply don’t execute anything. Worthless VvE management.
Ik wacht nog steeds op de terugbetaling van de aanbetaling. Ze zeiden dat het tot 6 weken kan duren om de aanbetaling terug te storten. Het is inmiddels 11 weken geleden. Ik heb hun kantoor drie keer gebeld. De eerste keer zeiden ze dat de enige medewerker van de administratie niet aanwezig was, dus dat ik de volgende dag moest bellen. De tweede keer vertelde de dame van de administratie me dat ik op haar achterstandslijst stond en dat ze de aanbetaling op vrijdag van die week zou overmaken. 2,5 week later nog steeds geen aanbetaling. Ik belde een derde keer. De dame van de administratie was om 14:00 uur niet aanwezig, dus werd me aangeraden om maandag weer te bellen. Dus nog steeds geen geld na bijna 3 maanden wachten.
Very fraudulent and unreliable broker. They have been abusing their monopoly position in Friesland for years through their shameless way of working.

What a worthless realtor. We would have liked to schedule a viewing on the Wommelserweg. Unfortunately, we could only do so on Saturday (we live far). It’s already difficult to get a realtor to speak with you. He promises to call you back, but this simply doesn't happen. You send an email, but this one isn’t answered either.....great realtor. Terrible bad! I was looking for an apartment in Friesland, unfortunately Hoekstra manages almost all apartments, I had to hand over a lot of personal information and never heard back from them again! Scandalously bad company, I also went there myself in Leeuwarden, they are really very unfriendly towards customers and truly the worst real estate agency I have ever come across! Don't rent anything here!
Sending emails for weeks. Our electricity wasn't grounded. We haven't been able to do anything for weeks, not cook, not wash due to the life-threatening situation. We are asking for a suitable solution because you still pay the full rent but hardly used anything in the house and their answer is that it's solved, done. How do you keep your tenant satisfied?! Well, we haven’t! There are other things as well that could really be much better.

Communication '0' responds to nothing! Truly a terrible company to do business with! And they even dare to make all sorts of proposals that you still wonder if they are within the law.
Help tremendously with our search for a new home. And I understood that they can provide support throughout the entire process. Hopefully, we will get a new-build home soon.

Unfriendly staff and absolutely no understanding of how the housing allocation process works, passively waiting and then hearing nothing after 5 weeks, only to find out that the property had already been rented. Necessary costs incurred and a lot of privacy-sensitive information provided to the company. My experience corresponds with the very bad reviews which indicates poor service.
Ridiculous what they expect of a tenant. Students have nothing more to look for at Hoekstra. I would especially look at another company!
Application for a rental property submitted, during which an extremely large amount of (privacy-sensitive) information was requested. After gathering all the data with great effort and incurring costs for things like a BPR extract, financial statements, etc., we were called again after a few days. It was indicated that they are very busy and it would take as long as 2 weeks to complete an application. Registration completed on September 21st, but still no message on October 12th, while the property appears to be vacant. We have since found another home ourselves, but it is a shame that a property managed by a pension fund remains empty for so long due to the real estate agent, while there is sufficient demand from the middle segment. Furthermore, a message towards us would be appropriate, considering we put in so much effort to gather all the information as quickly as possible.
I and my wife earn above average income but never get a house assigned to us. Staff contradict themselves. One says that the person who responds fastest gets the house assigned, while another says they look at who best fits the house. What actually happens is that they engage in cronyism. If you sell your house through Hoekstra Makelaars, they offer you their nicest rental properties - agreed upon beforehand during the sale. However, Hoekstra isn't averse to then offering the property for rent on their website so they can bait and lure clicks. After responding to a rental property, you have more chance of winning the lottery than being informed about the status of the assignment. Our tip: just call if it takes too long; often they already know that you won’t get the house anyway but leave you in uncertainty.
Regarding communication, they really need to get to work on that. About 6 weeks ago we already completed our registration for a house where we have an interest. Two weeks ago we called to ask when they would start assigning the house. It was supposed to happen that week or next week. So we called again last week and were told that this was never said because they don't know when a house is assigned. So, essentially, you are put in the position of being labeled a liar.... The corona caused a backlog because they assign houses one by one. Two seconds later it was blamed on the holiday period causing understaffing, and then a few seconds later it was a combination of both. New homes do keep appearing online though.... If you're already so behind, why offer new homes, both for sale and rental? And if you contact this real estate agent through Funda, you simply get NO response. I’m therefore not surprised that the reviews are so incredibly bad! The house I am talking about has now been vacant for 2 months. Very sad considering the significant housing shortage.
First you have to provide everything, then no action is taken.
After not being called back after a contact request and account creation, I contacted the company myself twice. I asked for photos of the property because I felt that I had to share quite a bit of personal information before I could even know if I was interested in the property. The ladies could only tell me both times that I had to complete the entire registration. Only after you are assigned the property can you schedule a viewing. They became noticeably irritated when I asked any more questions. Even without my partner's details, I have to upload a copy of my ID card, a recent employer statement, 3 pay slips, 3 bank statements (4 if also including assets), an extract from the basic registration and a landlord’s declaration. With the reviews included, there is little confidence in the service and smooth handling of this real estate agency.
After sending 2 emails requesting a viewing. But unfortunately, not receiving any emails back. Then another email was sent expressing my dissatisfaction, but you can guess it – no response. So, I won't be using Hoekstra Makelaardij again.
My search for a little house went much faster than expected (given the current market). Thanks to the friendly and helpful employees! One area for improvement; processing callback requests.

A barely sufficient grade for Makelaardij Hoekstra. The main reason is the deficient communication with their clients. Callback requests are not addressed and emails are responded to late. When mistakes are made, employees seem to prioritize their own ego over making apologies.

Since May, there has been terrible disturbance due to renovations throughout the entire apartment complex. In and out every week, 4 to 6 hours per day of measured construction noise levels between 80 and 90 decibels. Apart from the normal hammering and sawing that comes with it. Absurd that something like this is allowed for 4 to 5 months according to them. This is harmful to health, think of the many effects of prolonged stress. In the senior housing complex, many people quickly break down, and out of desperation start screaming and hitting in the hallway, but Hoekstra shrugs his shoulders. In the construction industry, someone came 'to take a look'. That person concluded that this is reasonable construction noise, when the workers were almost all on vacation. The entire building with 55 units have reported that they don't want this and want compensation for the damage suffered (and reduction of living comfort is also simply in the law alongside health conditions). You sign a contract that they are actually allowed to do anything, and the landlord has no right to reduce rent. Even a temporary housing would have been appropriate here. Hoekstra hasn't granted any rent reduction, even though a temporary housing would have been appropriate. This is absurd, inhumane, and certainly not within the legislation. First they try to brush you off saying it's almost done, then you hear that it will go on for months. My advice: don't rent here, and let them specify everything clearly in advance. Their 'reasonable disturbance' does not align with legislation.
Worst realtor ever! We had an unbelievable bad experience with them, so that 2.4 is well deserved. We went to a viewing of a house that we found very nice, made some offers and called them twice for an update. In total we waited almost 7 weeks for a reply, only to find out later that they had already sold the house without informing us. Every time we called, we got the excuse that their realtor was 'on vacation', but every time his so-called vacation was extended. Never try to buy a house through this office, it's a waste of time!
This realtor only wants to sell; they don't want to know anything about the complaints of a sold house, selling houses without the legally required smoke detectors. The selling party has no obligation to report defects in their house. If you report this, you’ll get a big mouth back. DO NOT BUY A HOUSE FROM THIS REALTOR.
Many bad experiences with this property manager! The house was completely painted brown inside, the garden was a jungle, no decent terrace, ugly calcified shower floor, dirty carpeting on the stairs, etc. You can renovate the rental house spic and span, but if you cancel the lease, the house must be delivered almost as new. I could write a book about it!

I'm still adjusting my review, celebrating too early is never a good idea! You buy a building plot on paper which apparently is just building land. As a result, extra costs regarding sewage and utilities! If you are still unsure which real estate agent to choose, definitely don't choose Hoekstra! Advice, choose Faber!
