Don't buy a house through Sopar Real Estate. After our offer was accepted, it turned out the energy label didn't match and they wouldn't provide a solution. Then we discovered hidden defects: a significant leak under our canopy (the seller was aware of this). Instead of acknowledging the problem, the selling real estate agent says we should resolve it with a lawyer. 0% responsibility taken for the house they are selling. Don't buy a house through them, you don't know what you're buying.

Serious defects in the property were known by the selling party afterwards, but were not reported to us. The first contact with the agent from Leygraaf was excellent: professional, honest and involved. Unfortunately, this quickly disappeared when she fell ill and someone else took over the sale without consultation. There was no strategy, no creativity and especially no effort. Plenty of viewings, but the agent couldn't turn negative points into positives, so there were no bids. At my request to look at other options, such as styling, new photos or a fresh approach, the only advice given was to significantly lower the price. No initiative, no drive. When I indicated that I would be contacting other agents, that was ‘fine’ – and that says it all. The owner still tried to rectify the situation, but trust was lost. There was also no leniency in the settlement. Ultimately, I switched to another agent and I should have done that much sooner.

Very poorly accessible, I've had contact multiple times by phone to see if the real estate agent could call me back, but that doesn't happen. Houses are brought onto the market, but if you offer the asking price, you receive a counteroffer higher than the asking price. You wonder why then don't you put the house on Funda for a higher price. (The house has been on Funda for 3 months already. I am called back to see if I still have interest, and I bid slightly above the asking price, but then you get an online counteroffer that is far above the asking price) I have had a very bad experience here, a very unclear practice, and especially a very unfair practice.

In short: the idea is good, but the execution leaves much to be desired. Especially if you expect a hands-on, market-oriented partner who maximizes visibility and sales momentum. // Overall, I was charmed by the concept of Markelaarsland, especially from the perspective of price and flexibility. The process started quickly, but problems emerged around the appraisal and promotion. The appraiser wasn't very strong, and the overall market knowledge seemed to be lacking. The promotion of my property began on a Tuesday evening, clearly not an optimal moment. During a challenging sales process, engagement and proactive support were minimal. When I restarted the process, I was told that the ad could go live on Saturday, but later I heard that this wasn't possible. Apparently, they also never manage to publish bids early in the morning, which clearly reduces visibility. The approach feels more process-oriented than truly focused on achieving the best result. Moreover, their document management system is limited: uploading updated documents always requires manual assistance and there is no function to set a bidding deadline.

Very bad service, avoid if possible. I had a very disappointing experience with Makelaarsland's purchase service. Despite having paid €600 for a package of five home inspections, the support was extremely poor and felt rushed, as if their main goal was to push me into a purchase quickly so they wouldn’t have to do extra work. They consistently avoided in-depth document checks, probably because it would take more time. In one case, I asked them for advice on a property and they estimated it at €250,000. That same house was eventually sold for €280,000 – a huge difference that shows how inaccurate and unhelpful their input was. Worse still, they advised me to consider a second property without mentioning that the correct legal documentation was not yet available. No responsible broker would advise a buyer to proceed under those circumstances. When I expressed my concerns about their service, they simply replied that they were not present at the viewings – and that’s exactly the problem. They take no responsibility and offer no meaningful guidance. It felt like I paid for a service that was never really delivered. Based on my experience, I cannot recommend Makelaarsland. If you are looking for real support and professional advice during your home buying process, I strongly advise you to look elsewhere.

Very annoying that you don't get the 06 number from the relevant broker and that you have to call Makelaarsland yourself every time. This way, you always end up speaking to a secretary and are called back at other times. Very frustrating when you urgently need advice or have an important question.

Makelaarsland truly delivers on its promise, especially in a time when most homes are only for sale briefly. A regular real estate agent is then far too expensive. A professional realtor comes by for the valuation, and a photographer also measures your home. You maintain contact with your fixed realtor / contact person. The only thing you have to do yourself is writing the Funda text, scheduling the viewings, and conducting the viewings themselves. Which works perfectly due to the personal contact, and you know your own home best. Everything works perfectly via their website. And all of this for a fixed rate. Very satisfied, and moreover, our house was sold within a few days. Highly recommended!
