What a nasty guy, everything for his own benefit

Never go into business with this man! He rips you off where you stand. This man is the poster boy for the bad and unethical practices of real estate brokerage and eagerly exploits the current frenzy in the housing market. Morals of a cashew.

Frank Sweegers has honestly said he has a rather loud website, we certainly weren't impressed by that when we were looking for a good real estate agent to sell our father’s house. However, this agency was recommended to us by acquaintances who had experience with Frank. In practice, we noticed nothing of that 'loudness'. Frank took the time to get to know us better, so he could align well with what we had in mind. He also visited our father and paid a lot of attention to the story he told about his little house, where he had lived for so long. All wishes were taken seriously and the sales process went smoothly. We are satisfied. Finally: also a compliment for Chantal, with whom communication was short and the collaboration was very pleasant.

Frank Sweegers Makelaardij seems friendly and proactive up until the assignment. Afterwards, he does everything he can to secure the job. Then follows the misery. Assignments are not completed on time and poorly executed. If you want to discuss this with Sweegers, that won't happen. After the advance payment for the photo series and measurement, we terminated the contract due to the very poor quality. Sweegers refused to provide the measurement data for which we had paid. In short, Sweegers is a fraudster and charlatan. He will likely state as commentary that I do not appear in his file. The next lie.

What a terrible nasty man. How is it possible that we went into business with him. Later I saw his motto ‘everything but castles in the air’. Now just lots of castles in the air. He just spouts whatever from his neck and there's no communication. It’s not the intention that you want to consult anything. He promises everything and doesn't deliver. And once the contract is signed, his attitude changes. I unfortunately only started reading the reviews later, and the negative reviews correspond with what I experienced. Unbelievable that this man is allowed to call himself a broker. It’s a disgrace to his profession.

Terrible guy

Mr. Frank Sweegers immediately saw upon arrival that we lived in this house with much love and that we have made it our home over the years. Together with his architectural background, he clearly conveyed this message when selling our house. This was very important to us. Through intensive telephone contact, we were also able to form an idea of the viewers and the ultimate buyer. We are therefore certain that the house has ended up with the right people. Our contact with Mr. Sweegers is experienced as very pleasant, friendly and correct. The colleagues of Frank Sweegers Makelaardij also act just like Mr. Frank Sweegers: friendly, correct and respectful. They understand that this is an exciting step/time for us and that we have questions. These questions are patiently answered by email and/or telephone and we are involved in finding solutions where necessary. We needed Frank and his colleagues a number of times when we had questions about the purchase of a new property/or a question about viewings, and we were amply assisted with advice and tips there. A ten sounds almost too good, but for us, no drawbacks with this sale.

Selling a house, how do you do that? We were faced with the fact that we wanted to sell our house, but had no idea how to approach it. We chose Frank Sweegers Makelaardij because a friend of ours already had experience with this real estate agent. Frank is open, honest and straightforward. He practically takes you by the hand through the sales process. He clearly explains his strategy, the team puts together a beautiful brochure, he takes the time for viewings etc. Then handling the administration, again structured and clear. We as sellers felt like a team with Frank, but I think the buying party should also be a satisfied customer. Thanks to Frank Sweegers Makelaardij selling our house was 'easy' and a process that was exciting, but also fun.

Dear review readers, With some surprise, I read the reviews here about Frank Sweegers Makelaardij. I cannot at all relate to the negative reactions about Mr. Sweegers. I normally never write a review because in my opinion it only gives a distorted picture. People who are satisfied almost never leave a review, relatively speaking, and the negative people do. Early August of this year, I decided to sell my apartment at Planciusplein 16b. I then started looking for a real estate agent with a lot of experience and came across Mr. Sweegers via the internet. 35 years in the profession, including 25 years independently, survived crisis years, large customer base. Those are important and reliable points for me, as director of a company. Called the office and an appointment was scheduled two days later. Despite the rain, Mr. Sweegers was punctually on time on his motorcycle!!! Rain gear removed to reveal a neatly suited real estate agent underneath. After our introduction, we went into the apartment and Mr. Sweegers made his rounds. He certainly knows what he's talking about because he was able to tell me everything about the condition of the apartment building as a whole, used construction materials from the 1950s etc etc. After the inspection round, we drove to his office where Mr. Sweegers explained how he works and what his conditions are. 'The comment in one of the negative reviews about his way of communicating I share. Mr. Sweegers has a certain way of communicating but I experienced that positively. It came across to me as someone who really knows their profession, and if you've been doing this for years, you develop a certain style. I have that myself in my field.' After reading the conditions, I signed everything and gave Mr. Sweegers the order to sell the apartment. I handed over the keys and went on vacation with my family two days later. I expected it would take several weeks before it was sold...... 3 days on vacation and I got a call that it was sold. Incredible how quickly it went. This had nothing to do with luck, or the tightness in the market. Mr. Sweegers approached people from his customer base who bought it immediately for the price I wanted for it. Some costs for me were the agreed brokerage fee. Other costs were not an issue. For those who therefore attach great importance to a review, the above review is truly genuine. I had never previously contacted van Sweegers Makelaardij and do not know the people who work there. Should I want to sell or buy something in the future, I will certainly consider doing so via Frank Sweegers. Also (see other reviews) we too unfortunately had to deal with the “creative” way of real estate agency by Frank Sweegers Makelaardij. Visited the property, discussed the procedure (according to Frank Sweegers' statement: “first come, first served, fair, open and no bidding or registration”) and offered the asking price the same day. No reaction from sellers to our offer on which we set an ultimatum for a response and indicated that otherwise we would withdraw our bid because we didn’t want to outbid anyone. Upon expiry of the ultimatum, the bid was withdrawn with cc to the sellers after which the broker called within 10 minutes and we received an email from the broker with cc to the sellers within 20 minutes stating that they agreed with our offer. Immediately confirmed by email with cc to the sellers that we also agreed and later that evening, as requested, sent a copy of identification and discussed various details by phone so that the purchase contract could be drawn up. All of this was on Thursday afternoon. Called on Monday about where the preliminary contract was, delay according to Frank Sweegers being due to the sellers from whom he still needed to receive some information to complete the deed. On Tuesday morning, however, we were called by Mr. Sweegers that the sellers had accepted a significantly higher bid from another party. They would have been approached directly by that other party. Then we called the seller ourselves and he told us that various viewings took place on Friday and Saturday which were given by the broker, so AFTER the mutual agreement by email, from which an offer arose. Confronted Mr. Sweegers with this but he could only complain that he was now getting blamed for everything everywhere. We immediately consulted Vereniging Eigen Huis (Homeowners Association), engaged a lawyer and spoke to another VBO broker. All indicated that this way of acting, especially holding viewings AFTER mutual agreement, is very dubious. We were not informed about this directly by the broker, moreover, it appears that an agreement has been made with us and that the preparation of the purchase deed has been deliberately delayed in order to receive a higher bid. Legally, a private seller now has the possibility to withdraw from an agreed deal as long as there is no signed purchase deed, however case law shows that not everything is permissible based on reasonableness and fairness. Unfortunately, a judge cannot force a seller in such cases to still sell it to the first party but you can only claim damages from the selling party. In addition, of course, there is something like good decency but apparently that weighs less heavily for certain people nowadays. VEH, colleague brokers and lawyer advise us to file a complaint against the broker with VBO, file a damage claim and possibly start legal proceedings. Sad, just a few days ago we were still making plans about our new house.

'Everything but castles in the air' I want to share our experience with Frank Sweegers Makelaardij with you. About a month ago, we found an interesting property in Bavel on Funda that met our wishes. It needed some work, it had been for sale for a year already but for us a challenge! The selling broker turned out to be Frank Sweegers, contact was made and an appointment arranged, nothing seemed amiss. Frank himself conducted the viewing, a somewhat peculiar way of communicating but otherwise not very special. After a second viewing and having thought about it carefully, we decided to bid on the house. Of course exciting, our first home purchase, and after a few bids, Frank called us: Congratulations, the sellers have agreed, you have the house! Very beautiful and much joy on our side! Frank got started with the draft purchase agreement and we would soon hear from him. After a number of days still not having received the agreement, we called again: 'Some data from the sellers were needed, this took longer as they were abroad.' Fine, we waited a little longer. A week and some emails and questions later, ultimately 11 days after closing the purchase, a phone call from Frank. 'I have bad news, we are going to sell the house to someone else!'. Uhm excuse me? 'Yes in the meantime there were other people who bid on the house and that was substantially higher so unfortunately. I looked it up legally and according to the lawyer it is still allowed since nothing is on paper yet.'. Speaking of unethical behavior. Apparently a verbal agreement is not enough with Frank, after some stalling with the draft purchase agreement everything is still possible with this broker! We obviously immediately hired a lawyer but are disappointed. Despite all phone calls about the bids and the purchase being recorded(!), you have no leg to stand on. Perhaps even more painful is the saying that actually appears at the bottom of Frank's business card: 'Everything but castles in the air'. Maybe adjust it again! We won't get our house back with this, but let this be a warning for everyone considering doing business with Frank. Ps. After sharing our experiences with other people, it turns out there are more stories like this about Frank circulating. It’s a shame we didn’t know this earlier!
