Onvoldoende voorbereiding vanuit de makelaar, onprofessioneel handelen. Makelaar had zich niet ingelezen in de omgeving, spuitwetgeving, mantelzorg of andere relevante wet- en regelgeving voor het buitengebied. Perceelindelingen rondom de woning waren onbekend. Eventuele aanwezigheid van veehouderijen of andere bedrijvigheid in de buurt was onbekend evenals direct aangrenzende omgeving niet bekend. Vragen n.a.v. eigen vooronderzoek konden niet beantwoord worden. Makelaar liet alles afhangen van de kennis van de nabestaande familie en ondernam zelf geen onderzoek of enige voorbereiding. Voorbeelden: Ondanks aanwijzingen, zoals aanwezigheid van eternietplaten, ondernam de makelaar geen actie of overleg met verkopers. Dit staat dan foutief ingevuld en laat de makelaar dan maar 'staan'.... Zijn rol leek beperkt tot het “deur open doen”, zonder verdere inhoudelijke begeleiding, advies of beantwoording van vragen. Gezien de oudheid van de woning en het onderhoud, met name van het dak (wel bekend bij makelaar), had een professioneel makelaar meer begeleiding en advies kunnen bieden. Het is redelijk te verwachten dat een makelaar die een woning in het buitengebied verkoopt zich verdiept in wet- en regelgeving, risico’s, omgeving en staat van onderhoud, en deze kennis actief deelt met potentiële kopers. Makelaar leek enkel gericht op de verkoop en liet verder alles bij de onderhoudsplicht van de koper. Er was geen in zijn agenda voor een eventuele tweede bezichtiging met een vakkundige voor aanvullende ondersteuning van de koper.

We zijn supertevreden over Han! Vanaf het eerste gesprek hadden we meteen een goed gevoel. Het hele traject verliep soepel: fijne communicatie, eerlijk advies en een snelle verkoop. Echt een makelaar die meedenkt en het persoonlijke contact niet uit het oog verliest. Zeker een aanrader!
