The Brabant realtor was initially very friendly and very positive. The communication to this seller was no costs, only €650 for the brochure and placement on the internet; the rest would be paid by the buyers who would then pay a small amount because it was included in the mortgage application. As far as that went, everything was fine. My wife did have to do a lot of work; all sorts of things had to be provided. There were also sufficient viewings and we received two bids, one of which we accepted outright. However, two days before we had to go to the notary, the surprise came. We suddenly heard that we still had to pay €4000 in realtor fees. This was nowhere agreed upon and was not listed anywhere in the brochure. After a long conversation with the realtor about our disappointment, surprisingly enough, €1000 of the realtor fees could be deducted at once. I find this situation very disappointing and want to warn future sellers about it.

If you want to see an honest review, I advise you to read this story carefully! We ended up with this ‘broker’ (read on why I type this in parentheses) but regret it and do not recommend them at all! Firstly, this gentleman is literally late for every appointment, forcing us to receive the people ourselves (often in our 'cleaning outfit' and with cars full of dogs because we could only move out of the house last minute due to the dogs) can you imagine what impression that gives visitors? Secondly, there were lies about, for example, 4 viewings having taken place while we saw 3 couples on our doorbell camera. Furthermore, this gentleman didn't even see our house in real life and put it up on Funda like that! During the first viewing, he saw the house with the client for the first time... how unprofessional? We have cameras in the house for our dogs, these were stored away, but we could listen back to the sound. Now here’s what happened: we literally heard the TELEFONISTE (phone operator) of this company, who normally only schedules appointments, going to 'sell' our house (so giving the tour) and we saw ‘the broker’ smoking on our doorbell during that tour?! Our eyes and ears almost fell off!!! No one knew why this woman was there at all; this wasn't communicated with us either. Another time, a girl suddenly came along unannounced as well. To top it all off, there have been 11 viewings with 0 bids, yes you read that right. I can tell you we didn’t have a dump for sale. But now with our new broker with years of experience in the profession, it turned out that this man simply put the house up for sale at too high a price, while we ourselves offered to set it €20,000 cheaper than he wanted. Now here's the story: this 'broker' calls himself a broker because apparently it’s a free profession. This is an assumption but I personally think that this man doesn't even have a diploma in this field. He was also simply corrected by customers on some things and you can see that he has no idea what he’s doing. So indeed, you or I could do exactly the same thing; he does no more or less than if you gave your own tour, well at least you would be on time and not let your neighbor or a phone assistant do it :). This is also the reason why he doesn't assess himself; he’s not allowed to, nor is he affiliated with NVM. Well I’m sure I’ve forgotten something since there are so many things that this man does wrong. But to wrap it up; we asked him if he thought everything had gone as he hoped.. and his answer was; yes actually... now we kind of forwarded this story and asked for compensation for the extra month's costs of our house that we are now out of pocket. He didn’t want to, fine, then we indicated that we were going to write an honest review. And surprise after surprise: he sends a threatening message 'that would be a shame for your 5 stars' referring to our company which scores 5 stars, where he has never done any business with whatsoever so has no right to write a review based on nothing/no personal experience? (So pure revenge because we are writing an honest review about a company that we *did* do business with). Well that certainly doesn’t deter us because I want to warn people, and believe me, our house is in a nice neighborhood, almost completely renovated over the past 2 years; you would think this wouldn't be difficult to sell. So think twice before choosing a broker, it really makes a difference, even in these times! Continued: Yes indeed, less than an hour later and this doofus has posted a 1-star review for our company which since its start, and for years has only received 5 stars. Let him show his true colors; this man has never had anything to do with our company. Again: think about who you do business with!

A while ago we bought a house that was for sale through this real estate agent. Unfortunately, I must say that I have rarely dealt with such amateurs. To begin with, the real estate agent did not show up for the viewing appointment. Forgotten to put it in his agenda. Okay, things happen. Luckily, the residents were home, and we still got the viewing from them. Subsequently, an appraisal revealed that the living space of the house was more than 10m² smaller than stated in the brochure. Of course, they immediately claimed that our appraiser was wrong. And what turns out? They outsource the measurement to a company that also comes to take the photos. As icing on the cake, additional information provided by the selling party turned out to be incorrect. In other words, errors in the documentation. The real estate agent did not check this and therefore left the sellers in the lurch and failed to meet his duty of care. Apart from these gross mistakes, the communication was downright bad. We had to call constantly for updates. And were completely inadequately guided through the sales process. Regardless of our experiences, the website proudly promotes a unique bidding system: 'Buyers can place unlimited bids and directly view each other's offers'. It is understandable that it is a unique system, because this type of public bidding is simply prohibited in the Netherlands. The fact that this real estate agent does not know this or ignores it says enough about their expertise.
