I want to warn about these people. These people have abused their position of trust as a rental agent by completely misleading me as a customer, withholding relevant information, and violating professional and ethical codes of conduct. First they (Joke) inspire confidence through proper behavior and then they switch to another pattern. This behavior is offering the property entrusted to them for far too low prices, they claim it's market-conform, they say these rental prices are due to falling purchase prices, while in reality rental prices in the Netherlands and the Utrecht region continued to rise. In the meantime, they also requested commission fees from the tenants. Which they admit and of which there is proof. In this way, they can enrich themselves at the expense of the landlord and make little effort to rent out properties. If you live temporarily abroad or elsewhere in the Netherlands with a busy job, you are not able to do your own market research on rental prices yourself. And that can only be done afterwards, many years later. Then it turns out that the damage is tens of thousands of euros. These people must be prevented from operating in this market. If you complain, you are intimidated by Taco who wants to mislead you again with false arguments, they would act completely market-conform, about the true nature of their practices. Recovering the suffered damages is almost impossible. They say that you have signed anyway. But that was due to their systematic deception which led you into their trap. There are other and legal words for this behavior.
Ik heb een flink bedrag betaald om de verhuur en het beheer van mijn woning te verzorgen, maar ze beheerden mijn huurders niet en ik werd door de huurders lastiggevallen voor elk onbenullig dingetje. Ik heb in oktober nog een jaar service betaald (ongeveer € 700) en toen de huurders in juni vertrokken (dit was nog binnen de periode van het vooraf betaalde jaar service en de kosten voor de eindinspectie waren al inbegrepen in de huurprijs), heeft hij het gewoon niet geregeld. De sleutels werden door de huurders in de brievenbus gegooid, hij reageert niet op e-mails, het appartement was vies achtergelaten, de dure vloer was beschadigd en hij is nooit langs geweest voor een controle. Ik heb geen idee waar ik voor betaald heb. In anderhalf jaar tijd heb ik waarschijnlijk meer dan € 3000 uitgegeven en ze hebben hun afspraken in de contracten niet nagekomen. Er zijn veel andere makelaarskantoren in de buurt, vermijd deze.
Just run away and avoid them at all costs. As for renting: they are incredibly unprofessional; they don't follow official procedures and make unjustified claims on your deposit.

We rented a small house for 14 months through Guntenaar wonen (Berkenlaan 4 in Maarn). After having it cleaned properly (which was also confirmed by the owner and realtor during checkout), the realtor and owner decided to withhold almost €600 from our deposit, and this for a already cleaned house of 160 M2. The remaining portion of the deposit was finally transferred after 6 weeks. Very bad experience.

ATTENTION! This realtor is only friendly during rental or sale. If you terminate your lease, they will hold your deposit for a long period before refunding everything. The realtor suddenly increased the cleaning costs by 50% compared to what was agreed and signed. He also withheld money for electricity and gas for the period after handover and an outrageous price for minor damage. Please be very careful!
