Misleading, unprofessional and completely lacking respect for the time of serious candidates Our experience with Van der Krabben Makelaars – and specifically with Indy van den Crommenacker – was frustrating, unprofessional and disappointing. Firstly: we understand that a landlord ultimately determines to whom they rent their property, and that there may be preferences (e.g., for storage). But be honest about that from the beginning, instead of letting serious candidates waste time and energy on a sham process. We responded within one hour after the property appeared on Funda and quickly received a viewing scheduled the same week, on Thursday. Indy initially reacted very quickly and seemed professional. Just one hour after the viewing, we gave our full agreement, without reservation, and also immediately provided all financial documents. Indy herself confirmed: “Often if there are no further comments from the proposal, the subsequent process can proceed quickly.” But from that moment everything changed. Communication completely stopped. No updates, no confirmation, no rejection. Only after repeatedly calling ourselves (without response) did we suddenly hear on Monday that another party was interested — and that their offer would be presented to the landlord first, because that party would use the property for storage. This was the first time we ever heard that “storage” was a decisive factor. And this while we were complete first, had given our agreement, and were ready to sign immediately. As if that wasn't enough, we sent a fictitious email as a test via another name. The answer? That “negotiations are underway and a rental agreement is being discussed.” That is absolutely incorrect. We did not want to negotiate at all — we already agreed. Either way: it’s not right. In addition, we noticed that from the moment Indy realized that I had previously been rejected by another property through her (while that property was still vacant two months later), communication completely dropped to zero. It feels like a previous rejection puts you on some kind of ‘blacklist’, because you are no longer taken seriously afterwards. Furthermore: • Called several times, usually no response or follow-up. • One day we called at 12:00 PM; it was said that Indy was on break and would call back within 30 minutes — that didn’t happen until three hours later. • With that previous property, they said they had chosen another candidate, but the property was still listed on Funda months later. We ultimately tried to resolve this by phone with one of the partners of Van der Krabben. Although the conversation itself went smoothly, nothing came out of it in terms of content, and there was mainly evasiveness. For that reason, we will file an official complaint with the NVM. All in all, this gives the impression of a real estate agent who: • Initially responds friendly and quickly, • Then distorts, falls silent and reacts selectively as soon as an internal preference exists, • And who keeps serious candidates on hold without fair play. If you invest seriously in a process as a tenant or entrepreneur, you clearly deserve clarity, communication and respect. You absolutely don’t get that here. Van der Krabben Makelaars portrays itself as a professional NVM real estate agent, but in practice there is very little evidence of that. Save yourself the frustration – choose an agent who does act honestly, transparently and professionally.

Bad experience with van de Krabben Uden. The man did not honor commitments. Was arrogant and rude and the communication very poor. Still waiting for an answer for over 5 months. Never again. And 1 star is still too much!

The way Rob Timmers guided us in the purchase of our semi-detached farmhouse with outbuildings deserves more than 5 stars. Rob literally looked between the walls and under roof tiles to see if anything was wrong with the buildings, researched surrounding plots, pointed out important points and renovation costs to us, and even managed to negotiate a discount off the asking price during these turbulent times. What does that cost then, you might ask yourself? A fixed amount that is surprisingly half of what the competition charges. When I pointed this out to Rob, his down-to-earth answer was; 'We believe we should be able to deliver good work for this amount.' Buying or selling a house, I don't think it makes much difference. The guidance is truly personal and if you engage this team, you no longer have to worry about anything during the entire process.

Never in my life…. My experience with Bernheze is not entirely positive. A: they ask far too high in terms of sales value, which means properties stay on the market longer than average in certain segments and B: They are busy, a frequently heard excuse. Scheduling a property viewing takes over two weeks before the realtor has time for a tour. A property can therefore already be snatched up in front of your eyes without even having set foot inside. If you have such a large team, then at least make sure that someone is available to give potential buyers quick access to a sales object. In addition, the settlement process, obtaining a preliminary purchase/sale agreement, takes an average of 2 to 3 weeks (not just with us but also with others). Something that can be arranged in practice in two days if you have all the data. If you then contact them, the standard message is: we are busy! Isn't that my problem as a (seller) buyer? You do want to sell for your seller? After all, as a client, you pay enough for it, so you will have to take the necessary steps. This realtor puts in full effort in the higher segments (€800,000 and above), but in the lower segments you actually don't count and are not important enough. Houses therefore also stay on the market longer with this realtor. There are also specific ‘know-it-alls’ around at this company who think they can do everything their own way, with the motto: You will do as I say. This doesn't work when you have the wrong person opposite you and is anything but customer-oriented and service-minded. Bernheze is surely reliable in specific areas, but far from transparent and cooperative. There are also huge doubts whether they advocate for you as a (seller) buyer with regard to questions you have towards parties. The photography and videos that are made are worthless; they do not give a realistic picture, but a distorted image of an object. Also, the videos are put together so quickly that you can’t deduce anything from such material. It makes you restless and after completion you still don't have a good picture of the offered object. They won’t see me back as a client.

Our property is not a standard building and that requires more expertise. He had that. All in all, a pleasant and expert real estate agent.
