I strongly advise everyone not to do business with Aspekt Makelaars. Not as a buyer's agent and not as a seller’s agent. Professionally, I have been involved in many home sales. I have never encountered such non-integer behavior as here. - It started with the sale of a property riddled with hidden defects. The purchase had been awarded and the purchase contract provided. When the buyer rightfully negotiated the price, Mr. Spek (acting as the selling agent) immediately became threatening, saying they should pay the full amount or he would quickly find another buyer. Despite this later proving to be bluff (the purchase price was lowered), that is not how you expect an agent to act. - Subsequently, the selling agent expressed his frustration with his own client to the buying party. Martin and Bianca (his clients, the sellers) apparently had BKR registrations. This caused their subsequent home purchase to fall through. A hard No-Go if a selling agent shares such vulnerable details with third parties. - As if that weren't enough, he announced that he was no longer “on speaking terms” with his client due to an argument. Everyone can have arguments, but as an agent you should have the ability to resolve them. - During the final inspection, several defects were found. The selling agent stated that everything could simply proceed, he would take care of it. He guaranteed this. The estimated damage of €500,- would be paid. However, he did not fulfill this commitment, despite numerous reminder emails. - What makes Aspekt Makelaars most NVM-unworthy? That even the official complaint, forwarded from the complaints coordinator at NVM, addressed to them, is completely ignored. My advice: look further for another party

If you want to sell your house or buy one, you must go to Aspekt Makelaars! Both the agents Arie, Jordy, Esther and the entire back office are very skilled, driven and good at their work. In August-September 2020 we had dealings with Aspekt Makelaardij in the role of selling broker, us as the buying party. It quickly became apparent that they were poorly accessible. When contact was made, it came across as forceful. This way of communicating and the fact that there were threats to go with other buyers because we wanted a structural survey almost led to us cancelling the purchase because we got the impression that something was wrong with the house. However, a purchase agreement was quickly sent, without contact/consultation. The manner of acting gave us the feeling that this broker is only interested in getting a signature on the contract as quickly as possible.

We bought our house 12 months before the residents moved out (which saved us almost €50,000,- but only the crystal ball in my attic knew). Due to the ERA guarantee, we were able to make use of it within a year (a broken dishwasher and a broken refrigerator). Despite the age of these appliances, a very acceptable amount was still reimbursed. I would like to have our house sold by Arie Spek at some point because with that guarantee in mind, the buyer feels better about the purchase. The team in the office generally responds quickly and professionally.

This broker is letting themselves be pulled along by notorious house flippers. They buy houses and the seller doesn't know who is behind it. Therefore, unscrupulous behavior.

Having an appraisal carried out, what a disappointment that was. The maker/installer was later than agreed, I had to call myself to ask where he was. Subsequently, the report took more than 3 times as long to deliver. In addition, I also had to personally submit documents at the last minute (instead of them having notified me about it in the weeks beforehand when they said they were working on it). Then you are called back again after work hours regarding accepting their own terms and conditions/order before they can send the report (which I have been waiting for a long time). They sent this by email without paying attention to what happened with it or sending a reminder (for example, in the weeks beforehand). Finally, they forgot the agreements surrounding the handling of the payment for the appraisal, and a reminder is simply sent. In short, I advise against doing business here; the service provided is dramatically bad. And as far as one can see, the administration could also use some improvement.

The broker barely responds to emails, of the 3 emails I sent, only once a response. Poor business card, not a suitable party if you want to sell your home and therefore interested parties hardly receive any reaction.
