Don't pay for their subscription. The number of reactions they display are incorrect. If a property has already been on the site before, the reactions count continues. So a newly posted property will immediately start counting from the number of reactions it had the last time it was there. It doesn't save anywhere, so these statistics are worthless.

Unfortunately, it is not possible to give a 0, but let me state this clearly. If you are looking for a website that helps you find accommodation, I recommend you choose any other website except Pararius. I once bought a subscription for just one month and canceled it at the end of the month, but somehow those scammers made me pay a kind of debt for the period in July at the end of the year (in December). I did not receive any notification for almost half a year that I had an outstanding amount to pay, which meant I not only paid for the subscription but also a fine (which was actually higher than the subscription itself). In short, if you are looking for a tool to make your life easier (when it comes to finding a place to stay) - DO NOT CHOOSE PARARIUS - their main goal is to SCAM YOU!

The conduct was consistently unprofessional and rude: appointments were not kept and our phone calls and messages were repeatedly ignored. This behavior created a very negative impression and clearly showed that we should not go into business with this real estate agent. Pararius could be better named “Only for Students”. The platform is completely meaningless for regular housing seekers. Day in and day out, only houses with the note 'only for students' are put online. Even with a paid Pararius Plus account, you get no fair chance and not a bit of transparency. The only time I got a viewing was for a house that literally was about to collapse. This platform gives the impression of arbitrariness and unequal treatment. Absolutely disappointing and certainly not a recommendation for anyone seriously looking for a decent home.

Looking for a room or a rental house? I really looked everything up but kept ending up at Pararius with the best and most current and complete offering! A relief for me after all the other websites I had visited. Keep up the good work!

We have rented an apartment from them for almost six years, so I think we can say better than most people how this 'office' actually stands. They pulled the same scam with heating costs as mentioned in at least one review above - literally told on the phone that heating is included in the rent. It was written in big letters in the inspection document that heating is included in the rent, but they had one complicated word hidden in the contract that meant it was NOT included. It then literally took me weeks or months to get more details and just proof of those (exorbitant) heating costs, every time again. Reporting problems usually took forever before they responded or did anything, like a flooded kitchen at some point (due to absolutely terrible pipes). If the landlord had a random whim, they immediately demanded a response, but if we needed something from the landlord or wanted to have something arranged or repaired, they always avoided their responsibility (and gave us at most a contact person to handle it ourselves). Everything that was broken or poorly installed (that is, probably half of everything in the supposedly recently renovated apartment) they would do everything to make us blame it - and the repair costs - unless we had enough proof to clearly show that it was not our fault. And surprise, despite me leaving the apartment in excellent condition (after again, almost six years), it took two months of my persistent and annoying behavior before I got our deposit back (with excuses like 'the landlord is on vacation', yes, it's 2025 and you would think mobile internet exists). They still found an excuse to deduct a part of it - the blinds we had reported as broken and poorly installed countless times. Then they just stopped responding. If you ever have the misfortune to come into contact with them, demand that EVERYTHING is in writing, even before you sign the contract, even if they initially seem friendly. Preferably have a Dutch lawyer look it over and never let yourself be lured into phone calls (the favorite tactic of Dutch companies, by the way - most of them hate for some reason to leave a paper trail :).

Don't tell anything at all. It costs a lot and then you get the worst service in the Netherlands. My partner and I had responded to a house and we would hear something within 2 days. We are not emailed or called, so we call and email ourselves. Nothing is clear and no one can help us. Then a week later, we see that it's been rented out. So there you have it, that premium bullshit.

The website is nothing more than a bulletin board for real estate agents. You pay 19 euros per month for Pararius (why? Just for an e-mail newsletter!) and then you pay each real estate office separately if you want to request a viewing. Requesting via Pararius is fictitious. Do not rent via Top Select Visit or Top Select Housing! I live in Amsterdam and my mother (who lives in the US) and I had a terrible experience with this company. My mother had signed a short-term lease agreement starting in September 2020. However, due to the travel ban between the US and Europe related to COVID-19, she could not travel. In July 2020, she contacted the company to inquire about their cancellation policy and whether she would get her deposit (2500 euros) back if the travel ban was not lifted. It took almost a month for the company to respond that she would not get her deposit back because she had cancelled less than 60 days in advance, but that she could use the deposit for another rental property in the future. The possibility of using the deposit for another apartment in 2021 is also mentioned in the email. (Although I knew that this was happening, I did not know the name of the company and also knew nothing about the apartment she had rented.) Now that travel between the US and Europe is again allowed, my mother has planned a new trip. I looked for an apartment for her and found one that happened to be managed by this company. When they sent us the lease contract draft, I forwarded it to my mother for review. At that moment she realized not only was the company the same, but also the same apartment. I contacted the company and told them about this development. I said that we wanted to use the deposit for this new lease agreement. THEY SAID THAT THIS WAS NOT POSSIBLE. The reasons they gave us for not allowing us to use the deposit were: 1) They believed that we had manipulated the situation to be able to rent the same apartment again. (We had not done that.) 2) When it became clear that the company would not return the deposit in 2020, despite the travel ban which my mother had no control over, my mother sent a message stating that she did not want to go forward with them anymore. The company believes this invalidates their offer to use the deposit for another rental property. (That is not true. I have checked with a lawyer.) 3) The company says they did not need to honor the deposit because my mother had paid the first deposit in 2020 and because I arranged the new lease agreement. (Although they knew that I was arranging the rental for my mother, that she would be paying the rent and her name and details were also on the lease contract draft.) Furthermore, the company threatened legal action if I posted a negative review on social media. My mother and I have decided not to pursue this further and we will never again do business with this company or recommend it to anyone. The way this situation was handled, the fact that the company accused us of manipulating the situation to get our deposit back, the rudeness of the man I spoke with, and their refusal to work with us to find a solution to actually use the deposit, are more than enough reasons for me to conclude that this company is unprofessional and dishonest.

Pararius is an enormous fine and reliable party to offer all my buy and sell offers of homes. I appreciate it very much that the homes are almost immediately visible on the website after registering via the CRM system. Also, I find the search functions clear and the overall image of good quality. The cherry on top is the semi-annual report with numbers about the average registration duration, speed of rental, average prices, etc. This gives me a good picture of where my company stands in comparison to the conculega's in Amsterdam and surroundings.

A good place to search for apartments in the complex rental market of Amsterdam. Absolutely a better search option than other available options so far. It would be nice if advertisers/real estate agents were asked to remove advertisements as soon as an apartment is rented out. I've already seen a number where the advertisements remain and the real estate agent then shares a more expensive advertisement via e-mail. Advertisers/real estate agents should also be required to state the actual rent price instead of a lower price to pass through the filters and then put extra costs in the description. This is misleading and undermines trust. Finally, the search filters still need to be improved. For example, the price filter disappears when additional filters are added in the 'more' section. Of course, the price filter can be re-added, but it's annoying to have to do this repeatedly.

Unprofessional and unhelpful. The communication was very poor. To give an example: we had a leakage problem (a lot of moisture/mold in a wall) that took more than two months to resolve. Be warned and consider renting through another rental agency, I've never had such a bad experience.

Earlier this year, I was looking for a home in the Jordaan, Amsterdam. The viewing turned out to be a farce; the decision seemed to have been made beforehand. Arthur Covers does business in an unfair and untransparent manner; doesn't communicate with customers and openly belittles them. Unreliable firm.
