I have unfortunately experienced ED Housing firsthand, and especially their property manager Enrico. My initial impression wasn't great, but after several private tenants further, it's crystal clear to me: ED Housing falls squarely under the category of bad landlords. Let me take you through my nightmare: for three months I was at the mercy of a boiler that only worked for five minutes a day. Five minutes! In the middle of winter, this meant that the temperatures in my house dropped to an icy 4 to 6 degrees. When I contacted ED Housing, I always received the vague excuse that they were dependent on third parties. When I asked if I would be compensated for these harsh conditions, I was told that ED Housing supposedly had no say in the matter and that the owner would be approached. Spoiler: nothing happened. But that was just the tip of the iceberg. I dealt with a bedroom window that wouldn't open, a living room window that didn't close completely, and sewer flies crawling out of the dishwasher. When I confronted Enrico about this, he became furious. Shouting, he asked who I thought I was. He boasted that ED Housing had never lost a lawsuit and that I certainly wouldn't be the first to try it. As if that wasn't enough, he smirked and asked if I was perhaps in financial need because I was asking for compensation. He even offered me money personally, as if I were a beggar. To top it all off, he didn't think it necessary to compensate me but withheld 500 euros deposit due to leaving streaks on the mirror and forgetting to empty the small freezer. Spent hours making the house spotless, only to have money deducted for something so trivial.. This man, this organization – it’s a complete farce. For a bare rent of €1050 per month, I was entitled to a decent living environment, but what I got was a horror show. Think twice before entering into an agreement with ED Housing. I wouldn't even recommend them to my worst enemy. Okay maybe them, haha!

I bought a house through ED HOUSING in 2022 and that was a success. What I was particularly happy with was the guidance, expertise and market knowledge which really gave me an advantage when buying my home.

No nonsense ensures Enrico from ED Housing enough viewings from potential buyers. And he never loses sight of the human element when buying or selling a home.

You would expect a ‘broker’ / ‘intermediary’ to communicate well. Unfortunately, in the case of ED Housing: Enrico talks a lot (with expensive words), but actually says very little. In addition, frequently made appointments were not kept. No good experience

Terrible communication and two weeks of 'I'll send you a time soon' led to me ending up without an apartment, because on the day of the appointment I received an email saying it had already been rented out, while I had called the day before and he had promised me that the viewing would simply proceed! He even pretended to be surprised that I hadn't heard from him, only to ignore me afterwards and stop answering my phone calls! Unprofessional and unfriendly, please never use their services!

EDHousing aka De Huisadviseur aka Enrico, all names of an unprofessional broker who does not adhere to the rules. I had to pay brokerage fees for my rental apartment while I found it myself via kamernet. The costs of the apartment were 200 euros more expensive than allowed, after a lot of email correspondence and intimidation, this was reduced to 100 euro per month. Furthermore, during my rental period, I experienced a lot of leakage. The broker, who was also the manager of the apartment, reacted slowly to the leakage.

Enrico is very professional and quick to respond as a client. He likes to think along with solutions for a beautiful end result.

We (my girlfriend and I) unfortunately had a bad experience with the housing advisor. We responded to an advertisement, went on a viewing, and were welcomed as the new tenants of the apartment after sending in the requested documents. It seemed like we had found a nice, new apartment with an appointment ahead for signing the contract. However, we were asked to pay an invoice to the housing advisor beforehand. We pointed out that contract costs and similar costs are prohibited by law because the housing advisor works on behalf of the landlord and not on our behalf. Suddenly we received a short response wishing us good luck in finding a suitable home. From this, we conclude that the housing advisor is not acting in the best interest of potential tenants, but is only after your money. Be warned!

Highly unprofessional behavior is displayed when there are problems, and he readily comes across as threatening. And he charges mediation costs to landlords while that is not allowed, and if you find out about it and ask whether he knows that, you get a short but forceful answer 'then you shouldn't have been so stupid, and for you a thousand others who want to rent'. In short, abuse of power. I do not advise dealing with such types of people.

Not affiliated with NVM! Paid a lot of money for the sale of an apartment. It was sold within 1 day. Nevertheless, we had to pay extra costs that were never incurred. Also, it turned out the realtor knew the buyers. Either we paid a lot of money. We weren't allowed to negotiate about while it had been agreed and he worked for the buyers. Unfortunately, without NVM, there is little we can do. Perhaps this realtor can help you quickly but you are going to pay a lot of money for it.
