Erg fijne ervaring met Michel bij de verhuur van onze woning. Behulpzaam bij inspectie en overdracht waarbij we helaas niet zelf aanwezig konden zijn. Grondig en duidelijk in documentatie en zeer snel en toegankelijk in communicatie!

Don't pay for their subscription. The number of reactions they display are incorrect. If a property has already been on the site before, the reactions count continues. So a newly posted property will immediately start counting from the number of reactions it had the last time it was there. It doesn't save anywhere, so these statistics are worthless.

It is true that reactions from previous listings are sometimes still visible. The reason why reactions are not directly 'cleaned up' for exactly the same addresses has to do with a technical implication in our current database structure. At the first implementation of this feature, we therefore did not immediately choose a different display. However, we fully understand that this makes the statistics less valuable for you. Our technical team is therefore currently working hard on a solution to make the counts per listing unique. We expect this update to be rolled out in the short term. Regarding your comment about the subscription: we base the value of our service not only on this specific functionality. Although we understand that this is an important point, the other benefits (such as direct notifications about new homes within your search) are precisely designed to give you a big advantage in your housing search. Unfortunately, it is not possible to give a 0, but let me state this clearly. If you are looking for a website that helps you find accommodation, I recommend you choose any other website except Pararius. I once bought a subscription for just one month and canceled it at the end of the month, but somehow those scammers made me pay a kind of debt for the period in July at the end of the year (in December). I did not receive any notification for almost half a year that I had an outstanding amount to pay, which meant I not only paid for the subscription but also a fine (which was actually higher than the subscription itself). In short, if you are looking for a tool to make your life easier (when it comes to finding a place to stay) - DO NOT CHOOSE PARARIUS - their main goal is to SCAM YOU!

It may be correct that your subscription ended in July. All outstanding invoices from the previous period have been handed over to a debt collection agency. This of course only happens after multiple payment reminders have been sent. Michel was een absolute aanwinst tijdens onze zoektocht naar een appartement als expat. Hij gaf ons een fantastische virtuele rondleiding en hielp ons echt om vanuit het buitenland de perfecte woning te vinden. Hij reageerde ontzettend snel, beantwoordde al onze vragen vlot en bleef beschikbaar en behulpzaam tot aan de verhuizing. Bovendien is hij erg vriendelijk en prettig in de omgang. We hadden ons geen betere ervaring kunnen wensen. Een echte aanrader!
Geen makelaar maar mens. Recht voor z'n raap en kundig. Iemand die echt een toegevoegde waarde is tijdens het verhuurproces. Kundig op het gebied van expats en een imposant netwerk waardoor woningen snel verhuurd zijn. Top!
Pararius could be better named “Only for Students”. The platform is completely meaningless for regular housing seekers. Day in and day out, only houses with the note 'only for students' are put online. Even with a paid Pararius Plus account, you get no fair chance and not a bit of transparency. The only time I got a viewing was for a house that literally was about to collapse. This platform gives the impression of arbitrariness and unequal treatment. Absolutely disappointing and certainly not a recommendation for anyone seriously looking for a decent home.

Zeer duidelijk en professioneel bijgestaan door Michel bij het verhuren van de woning. Eigenlijk werd alles uit handen genomen en werd alles volledig geregeld. Ik raad iedereen aan om de verhuur door Expat Recidence te laten regelen.
Expat Residence maakte het huren van ons huis eenvoudig en soepel. Michel is professioneel, prettig om mee te werken en kon vrijwel direct een huurder vinden. We raden Expat Residence van harte aan!
Ik ben zeer tevreden over Expat Residence. Snelle communicatie, een goede huurder gevonden en ze bieden uitstekende service. Absoluut aan te raden!
Don't tell anything at all. It costs a lot and then you get the worst service in the Netherlands. My partner and I had responded to a house and we would hear something within 2 days. We are not emailed or called, so we call and email ourselves. Nothing is clear and no one can help us. Then a week later, we see that it's been rented out. So there you have it, that premium bullshit.
Hi Julian, that's unfortunate to hear. The rental market in the Netherlands is currently very oversubscribed. Real estate agents are overwhelmed with responses from interested parties, which makes it increasingly likely that people who respond do not receive a response from the real estate agent. That is not unwillingness but more of an inability to provide everyone with a suitable response. We also find that very annoying and are trying to provide real estate agents who advertise on our platform with the necessary means, such as for example Leadflow.rent, which makes responding to the many requests easier. I hope this insight helps you understand the situation that the market is currently facing. Our advice is to set up a good standard response via your rental profile and to respond immediately after receiving a match via the one click apply button. Much success in this complicated market.
Een fantastisch makelaarskantoor in Den Haag voor expats! Michel en zijn vrouw waren ontzettend vriendelijk en behulpzaam gedurende het hele huurproces en communiceerden altijd helder en consistent. Daarnaast biedt Expat Residence waardevolle hulp bij het regelen van nutsvoorzieningen, en nemen ze zelfs rechtstreeks contact op met de energieleveranciers namens u – een zeer nuttige service, vooral voor niet-Nederlandstaligen. We rented out our house through Expat Residence during our world trip. The information beforehand was clear and personal. Check-in and check-out were professional and quick. Contact, when needed, was short and concise. It perfectly matched our expectations and wishes.

I gave two stars because I want to be nice. Where do we start? *1 euro and then 29 to pay. Know that if you do this with the thought that you will cancel before the end of the month, you're completely wrong. They charge you 29 at the end of the month anyway, even if you cancel your subscription earlier. *You find a house on the website, you call and they say it's already booked, and then there's another house that's three times as expensive. I'm stopping here, I don't feel like writing anymore. Too nervous. Thieves.

We don't just hang up randomly but right in front of our office an old lady fell and I had to administer first aid immediately. We tried calling this Tymur back, but he hung up twice. Always a shame with these kinds of reactions. Luckily the lady was helped quickly and taken away by ambulance.
The website is nothing more than a bulletin board for real estate agents. You pay 19 euros per month for Pararius (why? Just for an e-mail newsletter!) and then you pay each real estate office separately if you want to request a viewing. Requesting via Pararius is fictitious. There are even property advertisements that have long been full of viewings, old advertisements thus. Just a lure for real estate agents.

Julian was fantastisch om mee samen te werken. We zijn net van de Verenigde Staten naar Den Haag verhuisd en hij heeft hard gewerkt om een woning voor ons te vinden waar ons gezin echt van kan genieten, binnen ons budget en met de juiste locatie-eisen. Als je net als ik tot het laatste moment wacht met het zoeken naar een nieuwe woning in Den Haag, neem dan contact op met Expat Residence – ze hebben ons echt goed geholpen en ons gerustgesteld tijdens onze snelle verhuizing.

We hadden een maand de tijd om te verhuizen voor onze nieuwe banen, en Michel en Julian pakten de taak aan om snel en effectief een woning voor ons te vinden. De communicatie met hen was uitstekend; ze lieten ons alleen huizen zien die aan onze eisen voldeden (ze verspilden onze tijd niet) en uiteindelijk hielpen ze ons binnen een paar weken de koopovereenkomst te sluiten voor een prachtig huis dat binnen ons budget paste. Ze brachten ook veel persoonlijke tips mee op basis van hun eigen ervaring, zoals advies over de verschillende buurten. De afgelopen maanden, van september tot en met december 2024, heeft Michel van der Steen van Expat Residence ons enorm geholpen bij onze zoektocht naar een nieuwe woning in de regio Den Haag/Rotterdam. Zoals bekend is de huurmarkt zeer competitief, met een beperkt aanbod en veel gezinnen die actief op zoek zijn naar een woning. We ontmoetten Michel voor het eerst tijdens een bezichtiging van een woning via Funda, waar talloze potentiële huurders op afkwamen. We waren meteen onder de indruk van zijn professionaliteit. Vertrouwend op zijn expertise vroegen we hem of hij ons kon helpen bij het vinden van onze nieuwe woning. Vanaf het begin was het duidelijk dat Michel onze behoeften begreep en zich volledig inzette om de best mogelijke woning voor ons te vinden. Do not rent via Top Select Visit or Top Select Housing! I live in Amsterdam and my mother (who lives in the US) and I had a terrible experience with this company. My mother had signed a short-term lease agreement starting in September 2020. However, due to the travel ban between the US and Europe related to COVID-19, she could not travel. In July 2020, she contacted the company to inquire about their cancellation policy and whether she would get her deposit (2500 euros) back if the travel ban was not lifted. It took almost a month for the company to respond that she would not get her deposit back because she had cancelled less than 60 days in advance, but that she could use the deposit for another rental property in the future. The possibility of using the deposit for another apartment in 2021 is also mentioned in the email. (Although I knew that this was happening, I did not know the name of the company and also knew nothing about the apartment she had rented.) Now that travel between the US and Europe is again allowed, my mother has planned a new trip. I looked for an apartment for her and found one that happened to be managed by this company. When they sent us the lease contract draft, I forwarded it to my mother for review. At that moment she realized not only was the company the same, but also the same apartment. I contacted the company and told them about this development. I said that we wanted to use the deposit for this new lease agreement. THEY SAID THAT THIS WAS NOT POSSIBLE. The reasons they gave us for not allowing us to use the deposit were: 1) They believed that we had manipulated the situation to be able to rent the same apartment again. (We had not done that.) 2) When it became clear that the company would not return the deposit in 2020, despite the travel ban which my mother had no control over, my mother sent a message stating that she did not want to go forward with them anymore. The company believes this invalidates their offer to use the deposit for another rental property. (That is not true. I have checked with a lawyer.) 3) The company says they did not need to honor the deposit because my mother had paid the first deposit in 2020 and because I arranged the new lease agreement. (Although they knew that I was arranging the rental for my mother, that she would be paying the rent and her name and details were also on the lease contract draft.) Furthermore, the company threatened legal action if I posted a negative review on social media. My mother and I have decided not to pursue this further and we will never again do business with this company or recommend it to anyone. The way this situation was handled, the fact that the company accused us of manipulating the situation to get our deposit back, the rudeness of the man I spoke with, and their refusal to work with us to find a solution to actually use the deposit, are more than enough reasons for me to conclude that this company is unprofessional and dishonest.

Pararius is an enormous fine and reliable party to offer all my buy and sell offers of homes. I appreciate it very much that the homes are almost immediately visible on the website after registering via the CRM system. Also, I find the search functions clear and the overall image of good quality. The cherry on top is the semi-annual report with numbers about the average registration duration, speed of rental, average prices, etc. This gives me a good picture of where my company stands in comparison to the conculega's in Amsterdam and surroundings.

Not bad, but they should screen the people they allow on their site better. It was much better than Direct Capitol in Amsterdam, that was actual swindling!
