For me, it is important to work with someone based on trust and honor, and I find an agreement reliable when someone gives you their word. Unfortunately, that is not the case with this agency. It is very important to always be alert and cautious when deciding to do business with them. If you have a deal, make sure they do their part before you do yours, otherwise you cannot count on them keeping their promises.

Very bad experience. I contacted them with interest for a house. They said they would get back to me, which never happened, and when I called to follow up, I was treated like a scammer. I was treated very badly. Definitely not recommended.

Happy Living real estate agents is truly a recommendation! Ruud was both our sales and purchase broker. We experienced this as very positive. Our 'old' house was sold very quickly and for a top price, and during our search for our new home, he was very critical. For example, he saved us from a major mistake, a house with many defects that had not immediately been noticed by ourselves (and the seller concerned had not told us anything about it). I have experienced Ruud Verdonk as an arrogant man. During the viewing, he remained downstairs and was too busy with his phone. If you have complaints/hidden defects, Ruud will quickly say “too busy”. Great regret that I bought a house through this real estate agent. Ruud portrays himself as a nice man but that changes quickly when he is no longer facing you. No doubt there are people who experience this as pleasant but this is certainly not my experience. As far as I know, Happy Living is not an accredited real estate agency, which seems important in this world. Always look for a real estate agent affiliated with the NVM, there are plenty in Enschede. The response below from the “real estate agent” confirms everything and shows how unprofessional he operates.

I implore all people who are interested in renting from this company to stay away. This company has no respect for its tenants and will charge unlawfully high rents, while also charging screening costs that are also unlawful. They do not respond to requests to lower the rent and gain time. They use their position of power to abuse non-Dutch tenants who do not know their rights, by putting them in small studios and asking 700+ euros for 21 shameful square meters. Because this company has not complied with my requests for a settlement that would respect my rights as a tenant under Dutch law, I am now investigating legal proceedings against this company.

After approximately 4 months, I would strongly advise against Smart Wonen. Contacting them is very difficult. Firstly, they simply do not respond to emails at all. Unless you want to rent, that stops as soon as you sign your contract. In our case, Smart-Wonen is not the owner of our apartment. They form a buffer between me and the owner, so they remain anonymous. The consequence is that everything 'must be discussed with the owner', which makes everything take even longer. Everything they do in the house is as cheap as possible and of poor quality. I didn't give the lowest score because they eventually do solve problems. If something is broken, they repair it. It just takes a lot of time and effort to achieve this. They meet the absolute minimum of a somewhat responsible landlord.
