Recently we went to view a house offered by this real estate agent. That didn't go well. The attractive thing about the house was the large living area (143) in combination with a good-sized garden (131 m2). The photos of that garden also looked good. What was our surprise when we arrived and suddenly saw a fence standing where it seemed to be halfway through the garden. That turned out to be the property boundary!. So there was very ‘creative’ photography. If that had been all, it would have been acceptable. The 'conservatory' behind the house is 32 m2 but completely uninsulated – so unusable as living space in winter – but was fully included in the living area. But since the rest of the house is around 100 m2, you still don’t reach the stated 143 m2. The garden then. That would be 15 meters deep, but after less than 10 meters you already had that fence. We thought that was strange, but the real estate agent pointed out to us several times that the garden really was 15 meters deep, because (pay attention) we could clearly see that at the neighbors. Yes, at the neighbors! At 'our' house there were more than 5 meters less due to the conservatory. That is therefore shamelessly included in both the living area and the garden! And then there’s also a shed in the garden, which means it’s actually not 131 m2 at all, but about 50m2 smaller. We were told that ‘it wasn't the intention to mislead’. To present a house of 100 m2 as a house of 143 m2; to say that there is a garden 15 meters deep and make it look like that in photos, while in reality it is less than 10 m; ‘forgetting’ that the space occupied by a shed is deducted from the garden area - how do you call that?
