Na mijn vertrek begin 2024 heb ik zelf om een afrekening gevraagd. Die kwam niet. Nu, 17 maanden later, kiest Rotsvast ervoor om alsnog servicekosten te incasseren. Automatisch en tegen de SEPA-richtlijnen in. Volgens hen gaat het om een “zeer gering bedrag” en zou ik me daar dus niet druk over mogen maken. Maar datzelfde bedrag halen ze vervolgens wél van mijn rekening. Hypocriet en onredelijk. Transparantie ontbreekt. Vragen om onderbouwing worden afgewimpeld en kritische opmerkingen worden weggezet als “onjuist”. De toon richting huurders is neerbuigend, de communicatie afstandelijk en formeel. En mocht Rotsvast hieronder reageren: een vriendelijke reactie op Google verandert niets aan hoe ze in werkelijkheid met huurders omgaan. Net als de velen hieronder zeg ik: huur bij iemand die zijn afspraken wél nakomt. Reactie 20-02: Waarom gematst? Dat er in de andere jaren geen eindafrekening heeft plaatsgevonden kan toch ook in ons voordeel hebben uitgevallen? Jullie zijn totaal niet transparant geweest. Nog een voorbeeld: bij de teruggave van TTB. Dit werd pas opgepakt na meerdere meldingen van huurders en overgemaakt op de allerlaatste dag dat dit juridisch mocht. Dit ging om honderdduizenden euro's waarbij er geen transparantie was over de berekening van de hoogte er van. De opmerking over AI zie ik als irrelevant en tekent de toon waarop wordt gecommuniceerd vanuit de mensen die betrokken zijn bij het gebouw T63.

Beste Fenna, Mede namens onze jurist, waarmee we alles heel transparant hebben aangegeven inzake de afrekeningen binnen het mooie complex T63, willen hier niet verder op ingaan maar toch even kort reageren. Helaas is jouw standpunt onjuist en omdat jij bovendien al heel lang gematst bent doordat er geen eindafrekening plaatsvond over de voorgaande jaren vinden we jouw houding ook echt tenenkrommend.. Verder hebben we de uitspraken waar je naar verwijst in de correspondentie opgezocht. Geen van de uitspraken gaat over huurrecht (bovendien bestaat ook een van de uitspraken niet). Ik denk dan ook echt dat jij dit geschreven hebt met hulp van AI. Toch hebben wij verder geen nare ervaring met jou als huurder. Veel woongenot op je nieuwe locatie.

Het professionele makelaarskantoor dat ik nooit zal vergeten. Ik heb ongeveer 3 jaar lang veel geluk met ze gehad. Ik heb het perfecte huis voor mijn kinderen gevonden, die in Breda studeren. Helaas zag ik nu in hun etalage de mededeling dat ze geen woningen meer beschikbaar hebben voor studenten...

Poor housing corporation, they are difficult to contact with complaints and problems, when you do make contact they say they will help but then you hear nothing more. Only after hammering them three times that the complaints and problems must be resolved to improve the issues, is anything finally done about it. In short, a housing corporation that should select more engaged staff.

In 2010 I emigrated to Thailand. Via Rotsvast my house was rented out. Very successful. Been back a few times and the house looked top every time. Then my tenant started insisting on setting aside Rotsvast and transferring the rent directly to me. After some hesitation, I agreed because everything seemed fine. However, after setting aside Rotsvast, the tenant made a mess of my house. They terminated the lease and left a completely furnished house behind. Terribly regret my decision. My advice to everyone. If you are not able to have control yourself. Make use of Rotsvast. Costs a little, prevents a lot of misery

It is generally a good real estate agency, with several good people on staff. The communication, however, leaves much to be desired; emails and questions often remain unanswered. And when they are answered, it is usually only after weeks and multiple follow-up conversations. Even now, at the time of writing, I have been waiting more than 5 weeks for a response to an email, despite multiple reminders. The most important thing is that they still charge illegal real estate fees from tenants, which is completely prohibited by the ACM (Real Estate Commission). They refuse to acknowledge this and refuse to refund the fees, despite clear guidelines from the ACM that explicitly prohibit this practice. There are many better real estate agencies in Breda that focus on expats, communicate well and no longer engage in forbidden practices.

Call me with the message that a payment failed and they wanted to resolve this with me. When I asked what my options were, she said I should just pay. 1 option then, pay or leave. But also call me funny when I confront her with the fact that this is not resolving anything but imposing something. Very arrogant staff and absolutely not there to help you. It only makes you grumpy.

Expats, beware! We rented two houses through Rotsvast and found it great until we left. The real estate agent of the second house did the inspection and everything seemed in order, but the owner tried to charge us ten times 50 euros per hour for cleaning a house that was left spotless. Real estate agents must keep both tenants and overeager landlords in check. Unfortunately, Rotsvast fell short at this point, but otherwise the staff was great. PS: if you're not a Dutch national, let a local lawyer check the rental agreement!

As an expat coming to Breda, Rotsvast is the best real estate agency in the city. We found a great apartment within 24 hours and they did their best to schedule all viewings within one day. A real recommendation.
