05 Oct 2025Yesterday I viewed the property at Curved Slagters Street 7, where it was previously indicated and promised that there would be two viewing days, and if desired you could come back to view it again the following week. The appointment was made so that after the second viewing day one might submit an offer with a deadline, which is something that often happens and conforms to the agreement. Now comes the twist. I am called today with the story: We have a great offer for you. You must bid by 1600 today because there is already an offer. Firstly, this is unprofessional as a real estate agency does not keep its agreements. Secondly, it shows that as agents you do not stand your ground towards the seller (assuming for a moment that it is not collusive). Thirdly, it is absolutely immoral considering the current housing market. The market is already overheated and bidding wars are somewhat normalized, but doing it this way just heats things up even more! Good luck with business practices like these. You will not win in the long term with such tactics, especially not against established names like Best Real Estate House!

Thank you for your feedback. It's a shame that you experienced our approach this way, as transparency and honesty are always top priorities for us. To be clear, we had indeed communicated beforehand regarding the property at Kromme Slagen 7 that there would be two viewing moments and that after the second viewing day, an offer round would follow. This was also communicated to all interested parties. What's important to note is that a seller always has the freedom to accept an earlier offer. If in the meantime a proposal comes in that appeals to the seller, we are obligated to report this and pass it on to other interested parties. This is not about breaking agreements; rather, it is part of our role as agents: carefully representing the interests of the seller while being transparent with all candidates. We understand that this can be disappointing for viewers on one hand, especially in today's housing market. However, you could also view this positively because the initial viewers (including yourself) were the only ones allowed to make an offer, which means you have a better chance. Nevertheless, this is a process where we adhere to the rules and communicate openly about the situation. Our goal is always to keep the journey as clear and honest as possible. Na mijn telefoontje aan het einde van een werkdag met een spoedvraag, reageerde Ruud erg behulpzaam. In een mum van tijd was de tweede taxatie gepland. En gelukkig met goede afloop: een validatie door het NWWI, waar wij het vertrouwen wel in verloren waren. Ruud is een professionele taxateur met veel ervaring, dat is wel gebleken!

Het resultaat was dat we het eerste huis waar we op boden (ver boven vraagprijs, maar uiteindelijk net boven taxatiewaarde) hebben kunnen kopen. And then not even call to check if it's correct, after which you hear nothing more. If Niek appraises as well as he keeps his appointments... Gone free morning that I had made available for it. Date unknownBeautiful apartment purchased, however the selling realtor provides little to no advice and gives, together with the seller, a completely incorrect picture of the NVM realtor list. Among other things, incorrect annual service for the CV boiler, defective CV installation, a radiator at the front door completely removed while there should be a heat bridge, cut pipes that are irreparably damaged. The entire installation of washing machine and dryer has been moved, both water, drain, and especially electricity, with a risk of water damage. In short, the NVM realtor questionnaire and the VvE checklist have been carelessly and incorrectly completed. Leaving behind dirt, soil, and waste goods. My opinion is as follows; do not buy or sell real estate through this realtor's office. There are plenty of realtors in Breda who honestly mediate the purchase and sale of properties. We are now three months further and it is even worse than assumed. Both the seller and the realtor have failed to disclose hidden defects. Conclusion: The realtor Roga ranks last for me as a realtor
