I received, or more, the warning that I would end up at the bottom of the list and there would be no reasonable bid anymore if I didn't ,reach an agreement. After a viewing, I was thoroughly informed by the staff member.

Date unknownIn the sales pitch for my house, it stated that there was a complete modern kitchen in the house. Upon inquiry to 2 real estate agents from Heijblom at the house, they said everything worked perfectly. That check was not needed. I - woman alone - believed them. Now half a year later, I have had to replace the microwave, dishwasher and refrigerator. All broken. The extractor hood fell off the wall, was attached with 1 screw, and the close-in boiler has been repaired. Heijblom tried to mediate which failed and thinks that enough has been done about it. So look for another real estate agent is my advice.

He negotiated well and the house was sold within 2 weeks. Also collaborated on my current house (new build) with Mr. Storms; he came up with very useful tips. It was my first new build house so I benefited a lot from it.

06 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

This was adjusted in consultation. The presentation of the house on funda was good. It’s a shame that the printed prospectus wasn't made. Upon inquiry, a copy will be created anyway. We, as sellers, didn’t want a sign from the real estate agent in the garden. Attention was paid to this and we appreciate that.

07 Apr 2025Miranda initially comes across as helpful and empathetic. But it quickly became clear that she created expectations and made agreements that she subsequently failed to meet. Also many contradictory messages, so you don't know where you stand. The worst thing was that once the purchase/sale was complete, she completely relinquished all responsibility. Any problems after the sale or purchase of your house? According to Miranda, you have to solve it yourself because her work is done! Certainly in real estate, aftercare/service is just as important as the sale or purchase itself, where Makelaar Miranda unfortunately falls short. Given the high reviews, this can of course (and hopefully) be a snapshot in time, but this was my personal experience. A tip if you still go to Miranda, make your expectations clear multiple times and put agreements in black and white.

I sincerely regret that you are still so disappointed even after more than a year. I also explained to you at the time that I am only a selling broker and represent the interests of my sellers. As a buyer, your interests cannot and may not be represented by me. For that, you should have engaged a buying broker. Within my role as a selling broker in this case, I facilitate the mediation during the sale, and if things with the house turn out to be wrong afterwards, I can only refer you to the sellers.

Where with other houses we were brushed off with a simple email, everything was done personally at Bieden en Wonen. The concept is transparent and unique in this crazy housing market. On top of that, Cindy was a very pleasant real estate agent. We were allowed to come back for a second viewing, she arranged a moment to sign with the sellers and was genuinely involved and interested in our story.
