28 Feb 2025Early December, we went to view a house where Mr. Baaten, as the selling real estate agent from Huizenpraktijk, gave the tour. All interested parties had been given the opportunity until a certain point to submit 1 bid through an online bidding site. We had also done so. That same afternoon, we received a phone call saying that our offer was the best and also received this in writing via email that same evening. The next morning (less than 24 hours later), we received a phone call where Mr. Baaten told us that the sellers had had their own viewing outside of the real estate agent and had offered 20K more. Our bid, which had gone through the official bidding process, was naturally no longer the best bid. We were of course given the opportunity to also offer an extra 20K, so ultimately it still became a 'bidding against each other' game. Through various channels, we later heard that it would have proceeded through the real estate agent anyway, so very disappointing that there seems to be lying and that the sellers received the blame.

Questions about the seller, neighbors, and the property itself were not answered truthfully. In email correspondence, our salutation was incorrect. Photos of us were taken at the notary's office without our permission. It is clear that houses sell themselves in the current market.

21 Mar 2025After searching for a home on my own for about half a year, I decided to work with a buyer's agent. I then chose to have a meeting with 2 agents that I had met during the half year, and with Hendrik from ERA Focus who was recommended by my niece. Besides the fact that the conversation with Hendrik felt far the best and I practically already made my choice, it also turned out that of the 3 he was the most advantageous. From the moment I started working with Hendrik, I have been able to view all the houses I wanted to see, and Hendrik has also been present at most viewings. Going with Hendrik I found very pleasant because he asks questions that I would never come up with myself. If you then want to make an offer, Hendrik remains close to reality, and honestly indicates what the maximum bid should be and the chances of success. If he could not be present but I indicated that I wanted to make an offer, he still went to look himself or if I was too late calling for a viewing, Hendrik always managed to find an entrance to still be able to view. When entering into the collaboration, Hendrik promised that I would have a house within 1 year, this became less than 6 months. I do not regret taking a broker in my arms for a second, and I can't imagine a better partner in crime than Hendrik. I would always recommend him!

13 Feb 2025The only thing that seemed important was getting a signature under the purchase agreement quickly. During viewings, there was little knowledge about the house and when there were doubts about defects, we simply had to take the risk. Not a pleasant experience with this party.
