Very satisfied with the service of Rotsvast regarding requesting a viewing, the viewing itself and entering into the rental agreement!
After my departure at the beginning of 2024, I myself requested a final settlement. That did not arrive. Now, 17 months later, Rotsvast chooses to collect service charges anyway. Automatically and contrary to SEPA guidelines. According to them, it is a “very small amount” and I shouldn’t worry about it. But they then deduct that same amount from my account nonetheless. Hypocritical and unreasonable. Transparency is lacking. Requests for substantiation are dismissed and critical remarks are brushed aside as “incorrect”. The tone towards tenants is condescending, the communication distant and formal. And should Rotsvast respond to this below: a friendly reaction on Google changes nothing about how they actually treat tenants. Just like many here below say: rent from someone who does keep his agreements.

Poor housing corporation, they are difficult to contact with complaints and problems, when you do make contact they say they will help but then you hear nothing more. Only after hammering them three times that the complaints and problems must be resolved to improve the issues, is anything finally done about it. In short, a housing corporation that should select more engaged staff.
Worked very well together with Rotsvast (Merijn)! Always available, always quickly resolved something and nicely thought along with each other. Now the house is sold, but I would definitely recommend Rotsvast to everyone!
The professional real estate agency I will never forget. I had a lot of luck with them for about 3 years. I found the perfect home for my children who study in Breda. Unfortunately, I now see in their window display that they no longer have student accommodations available...

South Avenue in Prinsenbeek rented through Rotsvast. Customer focus is a high priority. The lady who helped us knows how it works. Would rent with them again.
In 2010 I emigrated to Thailand. Via Rotsvast my house was rented out. Very successful. Been back a few times and the house looked top every time. Then my tenant started insisting on setting aside Rotsvast and transferring the rent directly to me. After some hesitation, I agreed because everything seemed fine. However, after setting aside Rotsvast, the tenant made a mess of my house. They terminated the lease and left a completely furnished house behind. Terribly regret my decision. My advice to everyone. If you are not able to have control yourself. Make use of Rotsvast. Costs a little, prevents a lot of misery

At Rotsvast €250 ‘mediation costs’ paid, costs that cannot be passed on to the tenant. After multiple reminders by email without response, we have not yet received our money back. Refusing to cooperate.
They didn't want to talk with us
Call me with the message that a payment failed and they wanted to resolve this with me. When I asked what my options were, she said I should just pay. 1 option then, pay or leave. But also call me funny when I confront her with the fact that this is not resolving anything but imposing something. Very arrogant staff and absolutely not there to help you. It only makes you grumpy.
Great collaboration with Breda
Overall a decent agency, with a number of good people working there. However, the communication is very poor; emails and questions often remain unanswered. And when an answer is received, it's usually only after weeks and multiple reminder conversations. Even as of writing this, I have been waiting for more than 5 weeks for a response to an email, despite several reminders. The most important thing is that they still charge illegal brokerage fees to tenants, which is completely prohibited by the ACM. They refuse to acknowledge this and refuse to reimburse it when confronted, despite the clear guidelines of the ACM that clearly prohibit this practice. There are many better companies in Breda that focus on expats, communicate well, and no longer engage in prohibited practices.

As an expat coming to Breda, Rotsvast is the best real estate agency in the city. We found a great apartment within 24 hours and they did their best to schedule all viewings within one day. A real recommendation.
Beautiful location with an even more beautiful view
Expats, be careful! They helped us rent two houses, but Rotsvast was great until we left. The realtor for second homes inspected us and everything went well, but the owner tried to charge us 10 x euro per hour for cleaning a house that was left spotless. Realtors should support both tenants and overzealous landlords. Unfortunately, Rotsvast fell short in this area when it mattered, but otherwise the staff were great. P.S.: If you are not Dutch, hire a lawyer to review your rental agreement!
