We have had a good experience with OpenDeur's purchasing brokerage. The process is modern and quite structured: you receive updates on new home offerings via their own system Copaan. Here, some extra data is also available, such as property values in the neighborhood, amenities, etc. If you indicate that you would like to view, the back office schedules this for you. This is where the purchasing broker tries to be present. If you want to bid, of course, you will receive extensive advice/price indication on this. And then they can arrange a building inspector, review the purchase contract and are present at the final inspection and signing. Ultimately, it was with us, miraculously, successful on the third bid. I think we owe that partly to our purchasing broker Coen, who had a good line with the selling broker and presented us as serious buyers. We found Coen friendly, expert, professional and accommodating. He understood our doubts and emotional setbacks during the process. When a hidden defect appeared after the sale, he also helped us here and we were able to arrange this with the sellers. Is OpenDeur worth their money as a purchasing broker? That is a consideration. It was very nice to be guided (what do you do in which phase, how do you do it right) during the process and relieved by the back office (e.g. when scheduling viewings and building inspections). We found the added value of Copaan limited (especially with the info you can already obtain from Funda and tools like Walter living). Also, it turns out that OpenDeur ultimately did not proactively search for homes for us, flyer or place paid advertisements (see list at https://opendeur.nl/aankoopmakelaar-deventer/). Perhaps they do this if it takes a very long time to find a home? Ultimately, I think in this difficult market (for buyers) the network/mutual contacts of a purchasing broker are worth their weight in gold (however cynical that may be, that's how it seems to work). So we can recommend Open Deur with peace of mind to house seekers.
