We were looking forward to viewing the for sale house in Stein and were seriously interested. Despite having had contact via WhatsApp and e-mail multiple times, they did not show up at the agreed time. When we called again, they said they could not reach us. This seemed like an excuse, given our previous numerous WhatsApp conversations. Due to this poor communication, our interest in the house has disappeared and we have decided to no longer look at it further.

Little positive to say. Constantly tries to avoid direct buyer-seller contact. Causes unnecessary distrust between buyer and seller. Everything just felt wrong as if something was not right.

After a very long preparation period (3 years) during which Rick was always ready for consultation, advice, and to lend a helping hand, our house finally went on the market. Guidance from A to Z with much attention and understanding for wishes that were certainly not standard. Thinking along in solutions and providing peace of mind and trust. Always reachable (literally 24/7) and via the group app always quick question and answer. For us a very nice and positive experience. Rick and also definitely the people at the office form a well-coordinated team. Warm, friendly, and involved. In our opinion a recommendation.

BEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We take complaints like this very seriously and would like to explain a few things without diminishing your perception. 1. Personal guidance: Your home was guided, among other things but not exclusively, by one of our trainee colleagues, which is correct. We consider training the new generation of brokers an important asset. However, this person was under direct supervision of an experienced broker. We understand that this did not feel like the guidance you had expected beforehand, and that is regrettable. We will learn from this. 2. Broker's vacation: The absence of an employee during the sales period is always internally covered by us. That this was not experienced as sufficient in your case, we take seriously. 3. VAT on brokerage fees: In the Netherlands, legally 21% VAT must be charged on brokerage fees. This is not an extra cost, but an obligation from the Tax Authority. We strive to communicate inclusive prices in order to prevent misunderstandings. The signed sales assignment was also written out completely including and excluding VAT in your case. Should there nevertheless be any uncertainties in our communication, we deeply regret that. 4. Complaint handling & legal assistance: We have tried to reach a solution through consultation. We are sorry that you felt compelled to engage legal assistance, but of course respect your choice in this matter. Although it affects us to read that you feel “scammed” – a term which we experience as very serious – we want to emphasize that we always work with integrity, transparency and within the legal framework. We still invite you for a personal meeting, should you wish. We believe that open dialogue always deserves preference over legal procedures or public dissatisfaction. We were looking forward to the viewing and had serious interest. Being let into a house of €500,000 by an intern while the realtor is upstairs with other buyers we find unprofessional. Telling us with our hands in our pockets that this is the living room makes us feel as potential buyers that we are not being taken seriously. A shame but our interest in the house disappeared instantly. Perhaps it's the current time and the house will certainly be sold, but it’s not our style.

Ik begrijp dat het frustrerend kan zijn als je niet de aandacht krijgt die je had gehoopt. Jullie waren echter ook al weer de deur uit, voordat ik jullie zelf heb weten te spreken, kortom een uitgebreide kans hebben we niet echt gekregen. De werkwijze die we bij deze woning hanteerde, door met twee personen vanuit ons kantoor aanwezig te zijn, biedt ons juist meer tijd per bezichtiger, waardoor we allereerst meer mensen de kans kunnen bieden om de woning te komen bezichtigen en we iedereen de vrijheid bieden om zich de woning binnen en of buitenom rustig op zijn eigen gemak te kunnen bekijken in een ongedwongen sfeer. Als erkend leerbedrijf werken we graag met stagiaires aangezien we allemaal ooit een keer uit de studiebanken zijn gekomen en wij vinden dat ze de kans verdienen hun praktijkervaring op te doen en zoals ook nu in het bijzijn van een makelaar die alle ins and outs weet over de woning. Wij nemen je feedback zeker mee in ons volgende teamoverleg. Indien je een nieuwe afspraak wil maken voor een bezichtiging, wil ik je uitnodigen om daarvoor contact op te nemen met kantoor en dan wil ik je daar alsnog de mogelijkheid voor aanbieden. Currently, our house is under offer and we are also purchasing a new property through Heykens. Very surprised by the modern and innovative way of selling and guidance from Rick and the team. We also strongly support the use of interns because everyone has had to learn it from a mentor or inspiring teacher at some point. Due to a serious back operation, Rick had to conduct an insane amount of viewings in just three days, and a few days later we were already popping champagne corks. A real recommendation for buying and selling!

After an earlier viewing in another house that didn't feel right for us, we now have a very positive experience. Na een persoonlijk gesprek en goede informatie en uitleg te hebben gehad de prima offerte getekend. De installatie verliep geordend, perfect en netjes afgewerkt. De installatie werd door Mikel bij de energieleverancier aangemeld en bij de SMA controller. Inmiddels zijn de panelen een maand in werking. Geweldig. Voor Mikel en zijn team een dikke pluim.
