Scammers! Do thorough research when you go into the deal as a buying party with this real estate agent. We recently bought a house where the cadastral data did not match. (I'm talking about a considerable number of square meters here!) According to our new neighbors (multiple people) this real estate agent was aware of this, but it was NOT communicated to us. In fact, on paper it was stated that the cadastral data did match. During the key handover, there were already vague hints, now it turns out why. It's really nice to move into a new house and start a feud with the neighbors! It could have been communicated properly, and this could have been prevented. Money is again for everything here!

The realtor does not pass on appointments to the sellers, which creates irritation for both parties. In addition, the realtor has no idea what object he is selling or who is even entitled to sell the house. He knows little to nothing about the house he is selling. I'm not just talking about history, but for example about whether there is a concrete floor or a wooden floor on the ground floor or who owns the property. For those people who are buying a home through this realtor: do your own homework and make sure you know how things stand. That prevents a lot of hassle later in the process.

Had an appraisal carried out for the valuation of a new-build property. The value was determined, however based on a quote from the construction company. For this, 550 euros was charged. Later it turned out that this valuation was too superficial. The bank did not agree with this method of valuation. Recently I confronted the real estate agent about this and his statement was 'I have done my job and if the report is unusable, that's a shame'. This realtor seems friendly, but when I asked critical questions he became grumpy and always passed the ball back to me. Apparently money is more important.

I have experience with several rental agencies, but none of them were in any way traumatic. Before I signed the contract, I asked Sten what would happen if I wanted to leave earlier than 12 months. He said that if it was a bit earlier and with a good reason, I would probably get back part of my deposit. Knowing that, I signed, because he had said this at least two times before I signed, and once when I said that I needed to leave earlier. Now they wanted, in addition to keeping my deposit of € 850, another € 882 for finding a new tenant. I went to the lawyer's office about this issue, but they also said that it is not legal to keep the deposit for any reasons other than damage to the rental property (not even for breach of contract). It is also not legal to remove the right to a one-month notice period in a temporary contract, and therefore the tenant recently won a lawsuit. Since I am leaving the region in a few weeks, I can't start a lawsuit, but their attitude towards this situation was terrible. I also went to another rental agency, where they told me that it is normal to ask for a fine in this situation, but € 882 is absurdly high, and keeping the deposit because the tenant leaves earlier is not allowed. They offered me to reduce the fine to € 500, but in that way it is still cheaper to stay renting until March than losing my deposit (despite no damage to the property) and paying that fine. There is even someone else (and I'm sure there will be many more) who would gladly take over the studio, but they refused to find a reasonable solution. Someone could be satisfied with the apartment, but now it has been empty for months. I understand the rules and so on, but saying that I get back part of my deposit and not saying anything about the extra € 882 cost for finding a new tenant sounds to me like a deliberate attempt to get some extra money from someone for whom this is two months salary. Future tenants, be aware of extra costs that are not in the contract. How? I have no idea.. *Regarding your reaction, you're right. I had missed in the 'story' that the rent I pay with the allowance is € 390, as you know, since you heard at the beginning that I get rent allowance. Therefore, renting until March is no less than € 180 cheaper. And of course I am not willing to lose € 180 more to make a new tenant happy. The 'major part of my stuff' was removed as soon as I heard that it wasn't allowed, so no worries. And again, according to the law, the deposit is meant to cover damage to the property, and you know that too. It has nothing to do with early departure, breach of contract or anything like that. And again, a temporary contract includes the right to move out with a one-month notice period, EVEN IF you set at least 12 months. Look up the latest lawsuit and you will see it. Too bad you happened not to react to the part about hidden costs, but that's not surprising.

Very bad letting agent. I have been renting a property through Rotsvast for a year now and they never show up for their tenant. I have been dealing with leaks for a year now and nothing is being done about it. They go out to sea with houseboat dealers, at the expense of their tenants.
