Don't rent from Rotsvast! I've been reporting repairs for 1.5 years and nothing, or almost nothing, is being done. There was one time a technician came by to check, but unfortunately, nothing else has been resolved. Afterwards, all the reports in Rotsvast's system are marked as 'resolved'. After 1.5 years of reporting, I've given up. When I indicate that I feel not heard and harassed, I get a standard email with the conditions for termination. When you call, you get some indifferent person on the phone who mainly indicates that it's not their problem and you're referred back to the portal. All in all; impersonal, impossible, houses falling apart and terrible communication.

Very bad real estate agent and especially Edwin. They are scammers. Don't go into business with them. I have been unable to get my deposit back for more than 2 months. I paid in cash. They charge service fees but there is not a single mention of service. I rented Kortgenestraat 65 in Tilburg, which was completely ruined and I completely renovated it, yet I still can't get my deposit back from these scammers.

Giving your word means nothing anymore. A verbal agreement and an offer on a house to then chase away another buyer. Sad.

Shocking and unfair rental company. This company treats tenants terribly, especially foreigners are treated unfairly and disrespectfully. Their behavior is unethical and completely unprofessional. They refuse to return my deposit and breach the lease agreement. Instead of abiding by the contract, they make false accusations and claim that I damaged a window. This accusation is absurd and untrue. The reality is that they entered the apartment without my permission and installed a decorative panel that blocks the window. Now they are trying to blame me for a problem that was entirely caused by their own actions. How low can a company go to avoid having to return the deposit? This feels like a deliberate attempt to shift responsibility and take advantage of tenants. I strongly advise others not to get involved with this company. Do not rent from them, unless you want to be treated unfairly and lose your money.

The service costs are mega high but no service is provided.

On April 30th, I left the property and left it in good condition, which was also confirmed in the final report. There were no special circumstances or damages. I was assured that the deposit would be refunded before the end of May. Today is June 6th, and there's still nothing on my account. Moreover, I also have to consider the weekend and Whitsun Monday (June 10th), which causes everything to be delayed even further. I find it abnormal that agreements are not being kept. The reverse would also not be accepted – for example, if I had paid my rent two weeks late, that would have immediate consequences. What makes this extra frustrating is the way of communication. On my emails, I only get a short and blunt answer occasionally. At first it was said that I should 'have patience', later even it was stated that it's 'a pity that I make assumptions that it won't be handled properly'. I find that, to say the least, very peculiar, because it simply isn't being handled properly. A clear plan or confirmation of when the deposit will actually be refunded, is still not present. All this gives a very unprofessional impression.

They are scammers. The worst car rental company ever. They just deducted 500 euros from my account without any explanation and without an invoice. Never get involved with them. And they illegally remove reviews from Google.

Very, very bad service. People are kept on hold for too long. Borg is paid back way too late despite the law Communication=nul. Even the manager doesn't react to anything and thinks himself untouchable. A disgrace. If I could give zero stars, I would do that!

Menno van Rotsvast was super helpful in finding a suitable home for my nephew who was moving to Tilburg. Went all the way to help us and managed to place him in an affordable home in this difficult market. A breath of fresh air compared to other companies. Really top!

Their information and reports are not in order. During the rental period they think with you but as soon as the rent is terminated and you are waiting for your money, they do nothing more for you.

I had a very good experience with Rotsvast and would certainly use their services again. After I returned the house in good condition and without any problems, I received my deposit back the same day. They were quick and helpful and I was very satisfied with the result. I would like to thank Edwin for helping me so kindly to get my deposit back so quickly.

At Rotsvast you had to meet 10001 conditions in the contract, if you are going to get married they would like to know that and you have to promise that your wife does not come to live with you. In addition, they want you to make a deposit of one month's rent with the intent declaration without knowing what conditions you agree to in the contract (and you can't go back anymore once you have made the deposit). It is possible, but then you are losing your deposit... The viewing was positive, but the way of doing business afterwards gave me a bad feeling combined with reviews online. I know that housing need is high, but I would say hold on a bit longer... Not with Rotsvast.. ;-)
