I am not the type of person who leaves bad reviews, and I even feel bad doing this now, but I hope to spare someone else from my situation. I will go into more detail below, but in short: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I hired TWM to help me buy a house in 2021. If I had written a review then, it would have been 5 stars. The agent I worked with was extremely helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking in the Zaanstad area. TWM let me know that this wasn't their primary working area, but that it wouldn’t be a problem to help me find something there. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made very clear from the start that I could NOT afford foundation repairs, and therefore had to avoid buying a house where this was needed. Ultimately, I found a property nearby that I really liked... but the house was slightly tilted, which again indicated foundation problems. I raised this with the agent, who said there was no special reason for concern, but that a technical survey would certainly reveal this. The technical inspection was carried out by an inspector recommended by the agency. In the report, he stated that there didn't seem to be any particular reason for concern within the foundation; that the house was obviously tilted, but he noted nothing abnormal. He also indicated that a specific foundation report could tell us more, but that he did not deem it necessary. I contacted the agent again and asked to be sure about the foundation problem. Again, I was told there was no reason for concern. I asked the agent about a suitable offer on the house, and he approved the offer I wanted to make and said it was a good offer on the house. Everything went well, I bought the house and moved in. Afterwards, my situation unexpectedly changed and by the end of 2023 it became clear that I would be moving out of the Netherlands. I knew the timeframe was quite short, so I just hoped to break even when selling the house. I contacted TWM again to handle the sale, because I had such a positive experience with them previously. Then it became clear that the advice they gave me when buying the house was poor. As soon as we started selling the house, every potential buyer mentioned fundamental concerns. What was 'no problem' became the reason why nobody wanted to buy the house... and since I have only lived in the house for 2 years (November 2021 - November 2023), I can hardly believe that the foundation has deteriorated from 'no reason for concern, perfectly normal' to 'IMMEDIATE RENOVATION REQUIRED' in such a short time. As of the moment I am writing this, the house is for sale for €50,000 less than what I paid, and I still cannot get an offer for that amount. This is the minimum amount I can accept and pay off the mortgage; lower, and I will still be making mortgage payments. Because TWM seemed so serious and sincere otherwise (this is why I still give them 2 stars instead of 1), I would like to believe this was an honest mistake. I spoke with several other real estate agencies, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they felt the house should be able to sell without problems for that price. Only a local Zaanstad agent told me otherwise. So I suspect this is a case where they don't know the local area, and nothing malicious. That said, I made the purchase and offer based on their recommendation, and hired them to ensure I paid a fair price, as I have no real estate knowledge. And I can only say that it was a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss TWM suffers is the time it takes to sell the property. That is probably still covered by their discount on the generous offer I initially made on the house, based on their recommendation.

Poor communication and a lack of solution-oriented approach. Our appointment was allegedly cancelled, but I never received an email about this at the usual email address where all contact took place, including the appointment confirmation. It was also claimed that an SMS had been sent, but it cannot be found anywhere. When I expressed my disappointment to Omid and tried to find out where things went wrong, I was told they didn't want to investigate this and that I was simply unlucky. No effort to find a solution. Very disappointing experience, absolutely not recommended!

What a frustrating experience with Kijck! I advise you to avoid the same mistake as us and seek help elsewhere when selling your house. After 2 months of having the house listed on Funda, we saw very little progress, despite assurances of a quick sale. The communication has been terrible; we constantly had to initiate contact, while our agent, Leonie, rarely answered or returned calls. There was no attempt to change the sales strategy, and we received no contact to offer reassurance or support—just an overall disappointing service. While we understand that market conditions are beyond anyone's control, it seemed as though Kijck made very few proactive efforts to generate interest in our property. From sending a trainee to conduct viewings to the lack of communication and strategy, the support we received was minimal at best. The communication was one-sided; we had to repeatedly inquire for updates or feedback. During the Open House Day, we did most of the work by welcoming viewers, collecting their information and background, and sharing everything with Kijck, who only needed to call for feedback and try to sell our property. However, we had to ask several times to receive any feedback from viewers. Since that Open House Day, 3 weeks have passed without any message from Kijck—no guidance, follow-up or suggestions on how we can improve our approach. This has been incredibly disappointing. When we finally decided to withdraw from Kijck, Leonie didn't answer again. When we called the office, the staff didn't even ask why we wanted to withdraw, as if this happens regularly—which wouldn't surprise me, given that I’ve seen similar reviews here. Although my partner thinks we shouldn't write this review because Kijck doesn't care, I believe potential customers have a right to know about our experience and should think twice before entering into an agreement with Kijck. We are left without having sold our house, feeling frustrated, disappointed and stressed, and now we have to start from scratch again. Definitely not recommended!

Kijck helped me with the sale of my house in Amsterdam-Noord. From beginning to end, the communication was clear and I knew what to expect.
