Date unknownMy lawyer has repeatedly pointed out to this broker the legal regulations, which were ignored. Three times I received an incorrect order of services with numerous errors, including even a wrong house number. An order even crossed out with pen and scribbles. A price tag was stuck on the property without consultation, with the answer being that I wasn't a realtor, didn't understand, and had to have a structural survey carried out at my expense. Finally, the association NVM was brought in, then it became too hot for this broker under his feet and he threw in the towel. I hope Mike Gorter is satisfied with putting a 6-year-old child on the street and then moving into the property himself without taking over and preventing the sale. In short, a very bad realtor, (apparently I'm not the only one see review facebook). Arrogant, Unreliable, doesn't keep appointments. Scammers!!!! A warned person counts for two.

25 Oct 2025Simply the best real estate agent ever! Over 6 years ago, David sold our home and we were already extremely satisfied back then. So this time there was no doubt in our minds that we wanted to hire him again as our agent. He has extensive knowledge of the real estate market, is very professional, acts quickly, always keeps his promises, and calls regularly with updates. At the same time, it feels very familiar to me; he takes personal circumstances into account, gives sound advice, and is also very honest. His strategy as an agent is superb, and we are really mega satisfied with him and his team! Within 1.5 weeks our home was sold (the first time around too). So do yourself a favor and hire De Makelaers! They deserve top marks in every way (or better yet, double the score!).

Date unknownI found the communication with this selling agent quite disappointing. Their language came across as unnecessarily rude and unprofessional. A little friendliness and respect work wonders – especially in real estate, where trust and clear communication are essential. I hope they will reflect on this and consider adjusting their tone in future interactions. EDIT: Good communication is crucial in real estate. Unfortunately, we were not treated professionally by this agent. I initially didn't want to reveal too many details, but now I feel that I must. When we presented the result of our offer, the agent insulted and laughed at us by saying we had the lowest bid, and even if it had been the highest, we wouldn’t win anything from them – he literally laughed at us. When we asked for the reason, he continued to insult us by saying how bad and unreliable we are. Actually, it didn't start there. He also discriminated against us during the viewing. He didn’t take us seriously and only paid attention to others. He even made a homophobic comment, simply because we are a married gay couple. The way we were treated is unacceptable, and instead of apologizing, they chose to lie in their public response. Just to clarify what really happened with the first apartment: we had the highest bid but were not accepted. The agent said that they didn’t trust our financial situation and asked for extra documents. Because we couldn't deliver what they requested on time, we had to withdraw our offer. But now they are trying to make it seem as if we simply changed our minds and are unreliable. We want to be clear: we could have withdrawn our bid without giving a reason before signing the contract. We acted in good faith, and it is enormously disappointing to see the situation twisted like this.

We have thoroughly investigated the matter in order to respond adequately. We understand that you made an offer on a property that we had for sale in Amsterdam. Your offer was accepted by the seller and we had to inform the other interested parties that their bids were not successful. A day later, however, you expressed serious doubts about the property and withdrew your offer. This was of course disappointing for the seller, but it can happen. Two weeks later, you made another bid on a different property in the same street and the same complex. The broker then asked why you submitted another bid, since you recently expressed doubts about similar properties in the same apartment building. This time your bid was not the highest, and the seller decided to accept another bid. You stated that you were surprised that the broker brought up the recent cancellation. However, we believe this is a justified question. As brokers, we are obliged to investigate potential buyers so that we can advise our clients which offer is most suitable to accept. Mirjam helped us very well with the sale of the house, and always responded quickly to questions we had. She even organized and supervised an open house for us, because we were not able to do this ourselves. Super service and the sale of our father’s house went very smoothly as a result. 01 Mar 2025I'm not the type to leave bad reviews, and I already feel guilty about this, but I hope I can prevent someone else from experiencing the same situation. I will go into more detail below, but briefly: poor advice from TWM has cost me at least €50,000, and the situation is still ongoing. I engaged TWM in 2021 to help me with purchasing a house. If I had written a review then, it would have received 5 stars. The real estate agent I worked with was exceptionally helpful and communicative. As an expat, I felt very reassured. Ultimately, I started looking for properties in the Zaanstad area. TWM informed me that this wasn't their primary working area, but that they could help me here without a problem. Houses in Zaanstad of a certain age are known to require foundation repairs, and it was made clear to me from the beginning that I couldn’t afford foundation repairs and therefore had to avoid buying a house where this was needed. Eventually, I found a property nearby that I really liked... but the house was slightly tilted, which again pointed to foundation problems. I raised this with the real estate agent, who said there was no particular reason for concern, but that a structural survey would give us more clarity. The structural survey was carried out by an inspector recommended by the real estate agent. In the report, he stated that there didn't appear to be any specific reasons for concern regarding the foundation; the house was naturally tilted, but he hadn’t noticed anything abnormal. He also indicated that a specific foundation report could tell us more, but he didn't deem it necessary. I contacted the real estate agent again and asked for reassurance about the foundation issue. Again, I was told there was no reason for concern. I asked the real estate agent about a suitable offer on the house, and he approved the bid I wanted to make, as it was a good offer. Everything went well, I bought the house and moved in. Subsequently, my situation unexpectedly changed and by the end of 2023, it became clear that I would be moving out of the Netherlands. I knew the timeframe would be quite short, so I hoped I would break even with the sale of the house. I contacted TWM again to arrange the sale, as I had previously had such positive experiences with them. Then it became clear that the advice they gave me when purchasing the house was poor. As soon as we tried to sell the house, every potential buyer mentioned problems with the foundation. What was 'no problem' became the reason why nobody wanted to buy the house... and since I only lived in it for two years (November 2021-November 2023), I can hardly imagine that the foundation has deteriorated from 'no cause for concern, perfectly normal' to 'REQUIRES IMMEDIATE RENOVATION' in such a short time. As of this writing, I have had the house on the market for €50,000 less than what I paid for it, and I still can’t get an offer at that amount. This is the minimum amount I can accept and with which I can repay the mortgage; if it's lower, I still have to pay the mortgage. Because TWM seemed so serious and sincere otherwise (hence I still give 2 stars instead of 1), I would like to believe that this was an honest mistake. I’ve spoken with several other real estate agents, and those who did NOT live in Zaanstad seemed to agree with TWM. On paper, they thought the house should be able to be sold for this price without problems. Only a local real estate agent in Zaanstad told me something different. So I suspect that’s because they don’t know the area, and there was no malicious intent involved. That being said, I made the purchase and bid on their recommendation, and hired them to ensure I would pay a fair price, as I don't understand real estate. And I can’t say it was anything other than a failure on their part, even if the mistake was honest. This has derailed my life, and the only loss that TWM suffers is the time it takes to sell the house. That time is probably still covered by their share of the generous offer I initially made on the house, according to their recommendation.

Since 2017 we have been active in Amsterdam, the Zaanstreek and Purmerend and possess extensive knowledge of the local market. During the purchasing process, we did indeed observe a misalignment. This was discussed with you and a structural survey was carried out. The independent structural survey confirmed our findings and indicated that there was no immediate reason for a foundation investigation at that time. Please note that a purchase and structural survey is a snapshot in time, but a house is subject to wear and tear. About three years later, a new inspection was carried out, which now shows that foundation repair is needed. However, this was not the case at the time of purchase based on the structural survey at that time. Furthermore, it is important to know that current market conditions differ significantly from those at the time of your purchase. When you bought the property, the mortgage interest rate was approximately 1.5%, while it is now above 4%. This has had a significant impact on the borrowing capacity of potential buyers in the target group for your home. In addition to rising mortgage rates, construction costs have also risen significantly. Your house needs to be renovated, which also affects its saleability. During the purchase, we carried out a thorough market analysis based on comparable properties in the area. We gave you a well-supported value indication. Our estimate of the value of the property at that time was approximately €325,000. In consultation, it was decided that you wanted to make an offer of €350,000 and add savings on top of that to have a chance in the then heated market. The property was later assessed by an independent appraiser at €320,000, which confirms that our indication corresponded with the actual value. In addition, we would like to clear up a misunderstanding: our fee for purchase assistance was a fixed amount and was not linked to the final purchase price. It is therefore incorrect to assume that our brokerage has increased due to a higher purchase price. The property was purchased in an overheated market with low interest rates, while it was for sale in 2023 in a less competitive market with higher mortgage rates, construction costs, inflation, etc. This, together with the new foundation assessment, has had a significant impact on the sale. As a team, we have done everything possible to sell your property. Between 2023 and 2024, the property was for sale with us and we carried out more than 75 viewings. Despite the long sales period, we maintained weekly contact, provided updates and ongoing advice to increase the chances of a successful sale. Unfortunately, in November 2024 you decided to take the property off the market. We fully understood and cooperated with this decision by providing all information from our file to the new real estate agent and handing over the keys to your property. Given the number of viewings and the many Funda advertisements, we charged a very reasonable fee of €750 for terminating the agreement. We would like to emphasize that throughout both the purchase and sales process, we have always provided well-supported, substantiated and honest advice. Our appointment was allegedly cancelled, but I never received an email about this at the usual email address where all contact took place, including the appointment confirmation. It was also claimed that an SMS had been sent, but it cannot be found anywhere. When I expressed my disappointment to Omid and tried to find out where things went wrong, I was told they didn't want to investigate this and that I was simply unlucky. No effort to find a solution. Very disappointing experience, absolutely not recommended!
