10 Oct 2025Very negative experience with Brantjes Makelaars (Corno Pronk) I recently bought a house where Brantjes Makelaars, and in particular Corno Pronk, was the selling agent. Unfortunately this was a particularly negative experience. In my opinion Corno Pronk performed his role poorly. He had not sufficiently investigated the defects and land servitudes of the house and during the process he did not take responsibility to explain matters clearly and transparently. Where you as a buyer (and probably also as a seller) hope for a constructive and professional handling, he made it into a blunt and unnecessarily annoying negotiation process. Moreover, he does not take the time to go through the sales agreement thoroughly. When asked questions, he gives evasive answers, downplays legitimate concerns and acts as if the other party's comments are nonsense. This not only comes across as unprofessional, but also undermines trust in the entire process. What should have been a beautiful next step in both my life and that of the seller, became unnecessarily unpleasant due to his way of working. I would therefore definitely not recommend Brantjes Makelaars and specifically Corno Pronk.

Date unknownMy son lived happily in a room through PMA Real Estate for over two years. The accommodation was neat and the communication was slow in some cases, but ultimately issues were resolved. The living experience itself was therefore predominantly positive. However, the handling of the lease termination deserves attention and is important for future tenants – especially students who rent jointly – to be aware of. My son formally and correctly terminated his rental agreement, handed over the property without defects, and returned the keys after a final inspection where no damage or arrears were found. Nevertheless, PMA continues to refuse to refund the paid share of the deposit (€750), citing the reason that the other tenant is still residing in the property. Despite multiple neat and legally substantiated requests, substantive responses remained absent. The fact that I repeatedly dealt with changing contact persons – one time Kees, then Tjeerd – did not contribute to clarity or accountability. The email I received as a last response literally read: “I understand that you would like to direct things according to your own hand and good thinking but the real world works differently.” A very unprofessional tone that does not suit a rental organization and certainly not when it comes to students and parents who want to conclude matters correctly. So pay close attention if you are moving into a property with multiple tenants through PMA: the contract is shared, but the deposit is not held per person. This can cost you dearly upon check-out – even if you have correctly terminated, handed over, and paid your own share. In our case, the deposit payment was divided between two people, but upon departure, this is suddenly no longer taken into account. Hopefully, this feedback will lead to improvement in communication and processing in the future. Meanwhile, three weeks have passed, the other resident has also left the property. But we still haven't received the deposit back. Emails are not being answered. Very regrettable and unprofessional. I have therefore reduced the rating to 1 star.

11 Nov 2022I would absolutely not recommend this company! I am surprised to read in the review that there are professionals... It took several weeks before we could live normally in our apartment again (no hot water, broken terrace door, broken heating...). They didn't respond and initially said it could be our fault. We had to solve many problems ourselves. And now they don't even want to refund our deposit for energy bills we have never heard of, which they can’t even pay and which are not in the contract... Very disappointing and such behavior is clearly unreliable for both parties: the tenant or the owner. (We often rent apartments and this is the worst time!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you needed to put all utilities in your name. Because this was not done for the heating and hot water of the property, the landlord correctly charged you that amount for the period you lived there and provided you with all invoices. All other issues you mentioned which are normal for a home have been resolved promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property. This is also clearly stated in the signed rental agreement. Nevertheless, we thank you for your stay as a tenant and for leaving a review, because we always strive to improve our customer service. 11 Nov 2022We hired Property Manager Amsterdam (PMA) when they just started. Over the years, whenever something went wrong, we reasoned that PMA lacked sufficient experience. But with the latest rental period, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time-, energy- and money-consuming job. In the last rental agreement that PMA drafted for us, it stated that our property should be returned in the same condition as in which the tenant received it. Including the inventory list, of which the tenant had signed a detailed list upon entry. The agreement also stipulated that the tenant should deregister with the municipality at the end of the rental period. Nevertheless, PMA did not hold the tenant liable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Missing inventory items were not returned - Consistently failed to report damage to the apartment as required by law - Did not perform minor repairs as required by law PMA dismissed all of the above points, referring to Dutch legislation and stating that they had to protect their business. However, I discovered that the rental agreement and Dutch legislation supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch legislation or language. It also made me feel that PMA was not on our side. Here is another list of things that went wrong during the previous rental period. PMA: - The property was not thoroughly inspected, no inventory was created and no signature from the tenant was collected. - Stains on all walls and furniture were not noted, resulting in a total repair cost of € 5400,-. - The property was not delivered on the agreed date. - The property was not delivered as clean as it was received. - Communication was not timely. - No responsibility was taken for mistakes. All in all, it took us four weeks to clear up the mess, which is not what we expected when hiring a property manager.

It's also unfortunate that this has to happen again after 5 months. We have always tried to meet your requests, provided you with support where needed, and we successfully found 4 different tenants for you during that time who met all your requirements. It is unrealistic to expect a property to be handed over in exactly the same condition after years of renting, without major maintenance, such as painting, for more than 10 years. Properties are subject to normal wear and tear and landlords cannot expect a tenant to pay the full cost for a new property that was not new when the rental period began. We simply could not agree with all the points mentioned regarding the non-liability of the tenant: - Holding €1.500 of the tenant's deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality confirming this. - The wish to charge for a full painting job, while the apartment was painted more than 10 years ago. - The wish to request the full price for furniture, without taking into account the lifespan, wear and tear, quality of the item and the amount charged monthly for the use of furniture and furnishings. - The wish to charge for missing inventory that had been stored in closed boxes in a basement for 3 years, during two rental periods, and which even we were not allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products and other small household items with a limited shelf life. We felt the need to protect our case, because you asked us not to inform the tenant that it was your request for these deductions. Afterwards you wanted to remove us from the conversation and prohibited us from communicating with the tenant. Other matters: - Check-in and check-out reports were created, signed by the tenant and sent to you. We did not agree with the full list of missing items, because some items were not missing. - What you call repair costs for a painting job older than 10 years, we call normal maintenance costs. - It was agreed that the property would be handed over a few days later, because it was not clean enough. These things are outside of our control and we have done everything to get the property ready on time and have always kept in contact with you. - During the entire process there were multiple phone calls with your partner G., where it was agreed how to proceed. But you kept sending us emails with requests for deductions, parallel to these conversations with your partner. At a certain point we only kept in contact with G., because his name was on the contract and he was the official landlord. We took care of the cleaning and reporting of the stains on the walls and have reimbursed you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years before the last two tenants and during your last stay. There is experience and knowledge of Dutch legislation, which we have and know, but there's also common sense and honesty. All these variables play a role when situations like this occur. We believe that the tenant has handed over the property in a reasonable condition and not in the condition you suggest. We understand that this was an annoying situation for all involved parties, but unfortunately situations like these occur with rental properties. We are convinced that we have done our job as a mediator and property manager by advising you to resolve disputes as fairly and honestly as possible. Nevertheless, we deeply regret that a good working relationship has ended in this manner. For now, we can only see it as a learning experience and for that we thank you. We wish you all the best for the future.

Date unknownMy lawyer has repeatedly pointed out to this broker the legal regulations, which were ignored. Three times I received an incorrect order of services with numerous errors, including even a wrong house number. An order even crossed out with pen and scribbles. A price tag was stuck on the property without consultation, with the answer being that I wasn't a realtor, didn't understand, and had to have a structural survey carried out at my expense. Finally, the association NVM was brought in, then it became too hot for this broker under his feet and he threw in the towel. I hope Mike Gorter is satisfied with putting a 6-year-old child on the street and then moving into the property himself without taking over and preventing the sale. In short, a very bad realtor, (apparently I'm not the only one see review facebook). Arrogant, Unreliable, doesn't keep appointments. Scammers!!!! A warned person counts for two.

Lars demonstrated a great deal of expertise and gave us valuable advice, which helped us to close a good deal. 28 Apr 2025If you come from abroad, it can sometimes be difficult to navigate the culture of the housing market, especially during a housing crisis. Thanks to Daan, I was able to buy my first apartment in Amsterdam within 3 months! He advised me on all aspects, such as finding a mortgage advisor, placing offers and viewing the property. He handled the communication and was present until the key handover. My advice for newcomers: you need a lot of help to navigate the market. You can actively search on Funda yourself, but otherwise you need an expert.

So this time there was no doubt in our minds that we wanted to hire him again as our agent. He has extensive knowledge of the real estate market, is very professional, acts quickly, always keeps his promises, and calls regularly with updates. At the same time, it feels very familiar to me; he takes personal circumstances into account, gives sound advice, and is also very honest. His strategy as an agent is superb, and we are really mega satisfied with him and his team! Within 1.5 weeks our home was sold (the first time around too). So do yourself a favor and hire De Makelaers! They deserve top marks in every way (or better yet, double the score!).

Date unknownI found the communication with this selling agent quite disappointing. Their language came across as unnecessarily rude and unprofessional. A little friendliness and respect work wonders – especially in real estate, where trust and clear communication are essential. I hope they will reflect on this and consider adjusting their tone in future interactions. EDIT: Good communication is crucial in real estate. Unfortunately, we were not treated professionally by this agent. I initially didn't want to reveal too many details, but now I feel that I must. When we presented the result of our offer, the agent insulted and laughed at us by saying we had the lowest bid, and even if it had been the highest, we wouldn’t win anything from them – he literally laughed at us. When we asked for the reason, he continued to insult us by saying how bad and unreliable we are. Actually, it didn't start there. He also discriminated against us during the viewing. He didn’t take us seriously and only paid attention to others. He even made a homophobic comment, simply because we are a married gay couple. The way we were treated is unacceptable, and instead of apologizing, they chose to lie in their public response. Just to clarify what really happened with the first apartment: we had the highest bid but were not accepted. The agent said that they didn’t trust our financial situation and asked for extra documents. Because we couldn't deliver what they requested on time, we had to withdraw our offer. But now they are trying to make it seem as if we simply changed our minds and are unreliable. We want to be clear: we could have withdrawn our bid without giving a reason before signing the contract. We acted in good faith, and it is enormously disappointing to see the situation twisted like this.

Your offer was accepted by the seller and we had to inform the other interested parties that their bids were not successful. A day later, however, you expressed serious doubts about the property and withdrew your offer. This was of course disappointing for the seller, but it can happen. Two weeks later, you made another bid on a different property in the same street and the same complex. The broker then asked why you submitted another bid, since you recently expressed doubts about similar properties in the same apartment building. This time your bid was not the highest, and the seller decided to accept another bid. You stated that you were surprised that the broker brought up the recent cancellation. However, we believe this is a justified question. As brokers, we are obliged to investigate potential buyers so that we can advise our clients which offer is most suitable to accept. I give her 10/10 because she has enormous knowledge of the market on the one hand, provides good advice and help, but also thinks along depending on your specific situation. Iwana always responds quickly and is always available for questions.
