03 Jun 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 03 Jun 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. It's unfortunate that, after being a customer for 5 years, your review is based on the most recent rental period. It’s also regrettable that this needs to happen again 5 months later. We have always tried to accommodate your requests, provided support where needed, and we successfully found 4 different tenants who met all your requirements during that time. It's unrealistic to expect a property to be delivered in exactly the same condition after years of rental, without major maintenance such as painting, for more than 10 years. Properties are subject to normal wear and tear, and landlords cannot expect a tenant to pay the full cost of a new property that was not new when the rental period began. We simply could not agree with you on all the points regarding non-liability: - Withholding € 1,500 from the tenant’s deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality as confirmation. - The desire to charge for a complete repaint, while the apartment was painted more than 10 years ago. - Requesting the full price for furniture, without taking into account lifespan, wear and tear, quality of the item, and the amount charged monthly for the use of furniture and upholstery. - Charging for missing inventory that had been stored in closed boxes in a basement for 3 years, over 2 rental periods, and which we were not even allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products, and other small household items with a limited shelf life. We felt compelled to protect our interests because you requested that we not inform the tenant that it was your request to make those deductions. After that, you wanted us out of the conversation and forbade us from communicating with the tenant. Other matters: - Check-in and check-out reports were prepared, signed by the tenant, and sent to you. We did not agree with the complete list of missing items because some items were not missing. - What you call repair costs for a paint job that is more than 10 years old, we consider normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These things are beyond our control and we have done our utmost to have the property ready on time and have always kept in contact with you. - Throughout the process, there were multiple phone calls with your partner G., in which agreements were made about how to proceed. But you continued to send us emails with requests for deductions, parallel to these conversations with your partner. At one point we limited contact to G. only, because his name was on the contract and he was the official landlord. We took over the cleaning and reporting of stains on the walls and refunded you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years, before the last 2 tenants and during your last stay. There is experience and knowledge of Dutch law, which we have and know, but there is also common sense and fairness. All these variables play a role when situations like this arise. We believe that the tenant delivered the property in a reasonable condition and not in the condition you propose. We understand that this was an unpleasant situation for all parties involved, but unfortunately these types of situations occur with rental properties. We are convinced that we have done our work as mediator and real estate manager well by advising you on resolving any disputes in the best possible and fairest way. Nevertheless, we deeply regret that a good working relationship has ended this way. For now, we can only consider it a learning experience and thank you for it. We wish you all the very best for the future.

The real estate agent patiently and clearly explained to my mother what the procedure was and assisted with signing the agreement and the transfer at the notary's office. The preliminary process, photos, brochure, and viewing were handled neatly according to appointment. All in all a pleasant experience and recommended.

Date unknownI found the communication with this selling agent quite disappointing. Their language came across as unnecessarily rude and unprofessional. A little friendliness and respect work wonders – especially in real estate, where trust and clear communication are essential. I hope they will reflect on this and consider adjusting their tone in future interactions. EDIT: Good communication is crucial in real estate. Unfortunately, we were not treated professionally by this agent. I initially didn't want to reveal too many details, but now I feel that I must. When we presented the result of our offer, the agent insulted and laughed at us by saying we had the lowest bid, and even if it had been the highest, we wouldn’t win anything from them – he literally laughed at us. When we asked for the reason, he continued to insult us by saying how bad and unreliable we are. Actually, it didn't start there. He also discriminated against us during the viewing. He didn’t take us seriously and only paid attention to others. He even made a homophobic comment, simply because we are a married gay couple. The way we were treated is unacceptable, and instead of apologizing, they chose to lie in their public response. Just to clarify what really happened with the first apartment: we had the highest bid but were not accepted. The agent said that they didn’t trust our financial situation and asked for extra documents. Because we couldn't deliver what they requested on time, we had to withdraw our offer. But now they are trying to make it seem as if we simply changed our minds and are unreliable. We want to be clear: we could have withdrawn our bid without giving a reason before signing the contract. We acted in good faith, and it is enormously disappointing to see the situation twisted like this.

We have thoroughly investigated the matter in order to respond adequately. We understand that you made an offer on a property that we had for sale in Amsterdam. Your offer was accepted by the seller and we had to inform the other interested parties that their bids were not successful. A day later, however, you expressed serious doubts about the property and withdrew your offer. This was of course disappointing for the seller, but it can happen. Two weeks later, you made another bid on a different property in the same street and the same complex. The broker then asked why you submitted another bid, since you recently expressed doubts about similar properties in the same apartment building. This time your bid was not the highest, and the seller decided to accept another bid. You stated that you were surprised that the broker brought up the recent cancellation. However, we believe this is a justified question. As brokers, we are obliged to investigate potential buyers so that we can advise our clients which offer is most suitable to accept. 01 Jun 2025It's not nothing when you have to sell a house, especially not if it’s not your own house and you still have to process your loss in the meantime. Mirjam helped us very well with the sale of the house, and always responded quickly to questions we had. She even organized and supervised an open house for us, because we were not able to do this ourselves. Super service and the sale of our father’s house went very smoothly as a result. We are very satisfied!

01 May 2025I had given up! I had been searching for a home for 2 years, always bidding. But it seemed impossible as a single person. I had a house with equity, but I wanted to purchase a new home before putting my old one on the market. I responded via internet to an advertisement at Van Gullik. A non-binding valuation of the property. I made an appointment, but a day before the appointment I called Mirjam saying that I was backing out. It wasn't difficult to sell my house after all. But it seems impossible to find another home before my house goes on sale. She still wanted to come by and I am glad I persevered. Partly thanks to her and a great mortgage advisor, I have found my dream house! Thanks Mirjam!
