07 Sep 2025My son lived happily in a room through PMA Real Estate for over two years. The accommodation was neat and the communication was slow in some cases, but ultimately issues were resolved. The living experience itself was therefore predominantly positive. However, the handling of the lease termination deserves attention and is important for future tenants – especially students who rent jointly – to be aware of. My son formally and correctly terminated his rental agreement, handed over the property without defects, and returned the keys after a final inspection where no damage or arrears were found. Nevertheless, PMA continues to refuse to refund the paid share of the deposit (€750), citing the reason that the other tenant is still residing in the property. Despite multiple neat and legally substantiated requests, substantive responses remained absent. The fact that I repeatedly dealt with changing contact persons – one time Kees, then Tjeerd – did not contribute to clarity or accountability. The email I received as a last response literally read: “I understand that you would like to direct things according to your own hand and good thinking but the real world works differently.” A very unprofessional tone that does not suit a rental organization and certainly not when it comes to students and parents who want to conclude matters correctly. So pay close attention if you are moving into a property with multiple tenants through PMA: the contract is shared, but the deposit is not held per person. This can cost you dearly upon check-out – even if you have correctly terminated, handed over, and paid your own share. In our case, the deposit payment was divided between two people, but upon departure, this is suddenly no longer taken into account. Hopefully, this feedback will lead to improvement in communication and processing in the future. Meanwhile, three weeks have passed, the other resident has also left the property. But we still haven't received the deposit back. Emails are not being answered. Very regrettable and unprofessional. I have therefore reduced the rating to 1 star.

07 Feb 2023I would absolutely not recommend this company! I am surprised to read in the review that there are professionals... It took several weeks before we could live normally in our apartment again (no hot water, broken terrace door, broken heating...). They didn't respond and initially said it could be our fault. We had to solve many problems ourselves. And now they don't even want to refund our deposit for energy bills we have never heard of, which they can’t even pay and which are not in the contract... Very disappointing and such behavior is clearly unreliable for both parties: the tenant or the owner. (We often rent apartments and this is the worst time!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you needed to put all utilities in your name. Because this was not done for the heating and hot water of the property, the landlord correctly charged you that amount for the period you lived there and provided you with all invoices. All other issues you mentioned which are normal for a home have been resolved promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property. This is also clearly stated in the signed rental agreement. Nevertheless, we thank you for your stay as a tenant and for leaving a review, because we always strive to improve our customer service. 07 Jan 2026Very negative experience with the real estate agent of this office: Ivette Ruijters. The pre-inspection and final inspection together lasted almost two hours, with the focus clearly on finding reasons to keep the deposit. During the inspection, it was literally said: “then we'll do an extra round to maybe discover more.” Mrs. Ruijters' attitude was intimidating, personal and deliberately unkind. Instead of remaining professional and businesslike, mean and belittling remarks were made. Her approach felt hostile and careless, and in my opinion is far from what you may expect from a properly acting real estate agent. In addition, promises such as forwarding mail and packages to my new address were not fulfilled. All in all a very unpleasant experience. I would absolutely not recommend Ivette Ruijters.

As an NVM real estate agent, we take the final inspection and handing over of a property very seriously. We do this to protect the interests of both tenant and landlord. That damage has been found during the final inspection which needs to be deducted from the deposit is of course never a pleasant message for a tenant. We understand that this can be frustrating. However, we are bound by the actual condition of the property as it was left and the reimbursement is in line with the actual costs for repairs and replacement. We do not identify with the described image of how it was handled. Our approach is always businesslike and professional. If there are any letters left, we will of course send them on to you again. 05 Oct 2025Excellent communication with Sander from start to finish. Friendly towards expats. Communication synergy with our mortgage advisor throughout the entire process. We had very specific search criteria and they were clearly taken into account. More expensive than other real estate agents, but they exceptionally well met our requirements, so the extra costs were justified. We didn't have an immediate need to buy, so the real estate agent was not 'actively searching' for suitable homes on our behalf (we had already done all the search work ourselves), although we have no doubt that this service would be available if needed. As soon as we found homes we wanted to view, the real estate agent immediately took action. He gave clear and expert advice during viewings and pointed out any potential issues. We never felt pressured to make an offer on a home that did not 100% fit us. And when it was time to make an offer, we had enormous confidence in the advice and in the fact that the real estate agent was fully focused on obtaining the home for us. Thanks to the constant communication during negotiations, we never felt in the dark.

07 Jan 2026Today I went to an open house viewing of a new construction project, at least that was the intention. Upon arriving at the address from the Funda advertisement, I saw no house. I called the real estate agent to ask where I should go. He himself was not familiar with the object and instructed me to pass on my contact details to his colleague who is on location. It is now 2 hours later and I have still not been called! I find this really not nice.

15 Oct 2025The best real estate agent you can wish for! This agent TAKES CARE OF and TENDS TO! A normal purchase of a home is already stressful enough, with all the things that come into play. Let alone if there are some complications. He keeps his head cool, maintains an overview, protects the interests of his clients, and is literally day AND night (even on weekends) ready for any issue. I couldn't have gone through the very stressful period without him. I've used Chester for the third (? I'm losing count :)) time, happily. Hopefully not too soon, but when it comes, definitely again! I can only confirm that I share the same opinion and will definitely recommend them. As a foreigner and buyer of my very first home in the Netherlands, I was not very familiar with the procedure and rules specific to the Dutch housing market, but the real estate agents from Huizenstede Makelaars explained everything very clearly to me and kept me well informed at every step. They did their best to understand my needs and criteria and helped me find the most suitable bids. They went with me to the viewings, asked questions and pointed out details that I would have overlooked if I had been there alone. They helped me see both the specific advantages and disadvantages of the homes clearly and make an informed decision about whether or not to proceed. Ultimately, they helped me place the winning bid and close the deal on my perfect match. Afterwards, they guided me through the remaining steps, including appointments with the notary, and helped me determine the correct planning for the mortgage. The service is worth the money: what I paid for the brokerage fee, I saved on the apartment. Without the guidance of Huizenstede Makelaars, I think I would have overpaid. Moreover, they saved me a lot of time, effort and stress by arranging all the meetings and communication with the selling real estate agents and the owners. All in all, a 10/10 for the entire team, no complaints, only praise from my side as a very satisfied customer.
