26 Jul 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you needed to put all utilities in your name. Because this was not done for the heating and hot water of the property, the landlord correctly charged you that amount for the period you lived there and provided you with all invoices. All other issues you mentioned which are normal for a home have been resolved promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property. This is also clearly stated in the signed rental agreement. Nevertheless, we thank you for your stay as a tenant and for leaving a review, because we always strive to improve our customer service. 26 Jul 2023They clearly bought all their reviews, because everyone I've spoken to has had the same problems with them. Expect to wait months before anything is done. Don't rely on their promises, because you won't get anywhere anyway.

26 Jul 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. It's unfortunate that, after being a customer for 5 years, your review is based on the most recent rental period. It’s also regrettable that this needs to happen again 5 months later. We have always tried to accommodate your requests, provided support where needed, and we successfully found 4 different tenants who met all your requirements during that time. It's unrealistic to expect a property to be delivered in exactly the same condition after years of rental, without major maintenance such as painting, for more than 10 years. Properties are subject to normal wear and tear, and landlords cannot expect a tenant to pay the full cost of a new property that was not new when the rental period began. We simply could not agree with you on all the points regarding non-liability: - Withholding € 1,500 from the tenant’s deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality as confirmation. - The desire to charge for a complete repaint, while the apartment was painted more than 10 years ago. - Requesting the full price for furniture, without taking into account lifespan, wear and tear, quality of the item, and the amount charged monthly for the use of furniture and upholstery. - Charging for missing inventory that had been stored in closed boxes in a basement for 3 years, over 2 rental periods, and which we were not even allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products, and other small household items with a limited shelf life. We felt compelled to protect our interests because you requested that we not inform the tenant that it was your request to make those deductions. After that, you wanted us out of the conversation and forbade us from communicating with the tenant. Other matters: - Check-in and check-out reports were prepared, signed by the tenant, and sent to you. We did not agree with the complete list of missing items because some items were not missing. - What you call repair costs for a paint job that is more than 10 years old, we consider normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These things are beyond our control and we have done our utmost to have the property ready on time and have always kept in contact with you. - Throughout the process, there were multiple phone calls with your partner G., in which agreements were made about how to proceed. But you continued to send us emails with requests for deductions, parallel to these conversations with your partner. At one point we limited contact to G. only, because his name was on the contract and he was the official landlord. We took over the cleaning and reporting of stains on the walls and refunded you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years, before the last 2 tenants and during your last stay. There is experience and knowledge of Dutch law, which we have and know, but there is also common sense and fairness. All these variables play a role when situations like this arise. We believe that the tenant delivered the property in a reasonable condition and not in the condition you propose. We understand that this was an unpleasant situation for all parties involved, but unfortunately these types of situations occur with rental properties. We are convinced that we have done our work as mediator and real estate manager well by advising you on resolving any disputes in the best possible and fairest way. Nevertheless, we deeply regret that a good working relationship has ended this way. For now, we can only consider it a learning experience and thank you for it. We wish you all the very best for the future.

You were guided through the search process by your own purchasing agent. During the conversation, you mentioned that you had bid with us several times, but it didn’t work out each time. There are many house seekers in the price range you were looking for. All bids we receive go directly to the bidding logbook. You could have requested this from us, of course. Herein you can see all bids received and here is also the final choice of the seller. The seller receives the bids that come to us immediately after closing and makes the decision as to whom they want to sell to. Of course, we advise the seller on the amount of bids and conditions, but the ultimate decision is naturally made by the seller themselves. We would like to wish you much enjoyment in your new home. 18 Apr 2025My wife and I have a property in Haarlem and have been trying to sell it for the past six months. Unfortunately, it seems that the property did not receive the right attention, despite being located in the city center and within approximately 15 minutes' walking distance of Haarlem train station. It is worth mentioning that the apartment had a generous surface area and also had a parking permit. We were quite negatively about the chance to sell the property and felt that something else needed to happen other than continuing to lower the price as advised. Fortunately for us, we decided to use Overspaern Makelaardij and there has never been a better decision made, within one month the property was sold for a higher price and almost at the current asking price. I was and am still very impressed with the way we were treated and handled by Joren Bakx, who was extremely helpful, supportive and reliable by making himself and his colleagues available to us by calling back, sending emails and messages so that we knew exactly what the next step would be. Date unknownYou must stop renting out apartments on Laan van Parijs. It has been constantly without heating for two years in the winter and construction work takes place every month. When we asked about construction during the rental period (because we saw one apartment under construction), Danique told us that it wasn't always like that, but that the construction hasn’t been idle for more than a month for two years!? The heating for the entire block and hot water have also failed at least three times this winter. The emergency line ALWAYS requires waiting an hour before someone answers. If anyone still rents from Laan van Parijs in Haarlem, that is almost unethical. Take a look at the Google review of Hoen Vastgoedbeheer, the owner of the apartments! Edit: the review is better because they contacted us and were respectful and understanding. Yes, the real estate agents can’t do much about it, but I would use this review to warn potential buyers of Laan van Parijs about the years-long construction work. This isn't a family-friendly apartment, better suited for singles or families with working/studying adults.

I can only confirm that I share the same opinion and will definitely recommend them. As a foreigner and buyer of my very first home in the Netherlands, I was not very familiar with the procedure and rules specific to the Dutch housing market, but the real estate agents from Huizenstede Makelaars explained everything very clearly to me and kept me well informed at every step. They did their best to understand my needs and criteria and helped me find the most suitable bids. They went with me to the viewings, asked questions and pointed out details that I would have overlooked if I had been there alone. They helped me see both the specific advantages and disadvantages of the homes clearly and make an informed decision about whether or not to proceed. Ultimately, they helped me place the winning bid and close the deal on my perfect match. Afterwards, they guided me through the remaining steps, including appointments with the notary, and helped me determine the correct planning for the mortgage. The service is worth the money: what I paid for the brokerage fee, I saved on the apartment. Without the guidance of Huizenstede Makelaars, I think I would have overpaid. Moreover, they saved me a lot of time, effort and stress by arranging all the meetings and communication with the selling real estate agents and the owners. All in all, a 10/10 for the entire team, no complaints, only praise from my side as a very satisfied customer.

Date unknownYou must stop renting out an apartment on Laan van Parijs. It has been constantly without heating for two years in the winter and renovations take place every month. When we inquired about the renovation work during the rental period (because we saw one apartment under construction), Danique told us that it wasn't always like that, but that the renovation hasn’t been idle for more than a month for two years!? The heating for the entire block and hot water have also failed at least three times this winter. The emergency line ALWAYS has an hour wait before someone answers. If anyone still rents from Laan van Parijs in Haarlem, that is almost unethical. Just look at the Google review of Hoen Vastgoedbeheer, the owner of the apartments! Edit: the review is better because they contacted us and were respectful and understanding. Yes, the real estate agents can’t do much about it, but I would use this review to warn potential buyers of Laan van Parijs about the years-long renovation. This isn't a family-friendly apartment, better suited for singles or families with working/student children.

Date unknownUpdate: A few hours after posting this review, Overspaern company owner Jeroen saw the comment and contacted me. He explained things and offered to cover the cancellation costs of the inspection. Respect for the man who tried to follow up on the business even during his vacation. Ultimately, the problem was resolved as it should be. I'm not happy, but at least less angry. So the score changed from 1 star to 3 stars. --------------------------------------------- -------------------------------------- I have had terrible experiences with them. They exhibit mercenary behavior and have no work ethic or character. They are the sales broker of a house that I wanted to buy. We agreed on the conditions. A day later, they said another candidate had made a similar offer and asked me to make a final round of bids. I did not change my bid, but it was still accepted. I should have realized that this was a big red flag at the time. Their condition is that I will have a technical inspection carried out before signing the contract, and they insisted on scheduling this as soon as possible. A draft contract was drawn up. Before the technical inspection, they called me to say another candidate had made a higher offer, and asked me to submit a new bid. I told them they had broken the deal and that I refused to constantly participate in new rounds of bidding. But the technical inspection company charges cancellation fees. I asked them to cover the costs, as these were caused by their breach of contract. This is their response: 'It's unfortunate that cancellation fees are charged. I assume that if you cancel in time, this is entirely free of charge. Apparently they operate under different rules. We can do nothing about this.' My client received a better offer. We gave you the opportunity to also make an improved offer. You did not take advantage of this. Hopefully you will be alright.

Thank you for your review. I'm sorry this happened. In this crazy market, it is possible that a bid is sometimes increased after the seller has accepted a bid (in this case yours). We must inform our sellers of a new bid if no sales contract has been signed yet. There was quite a price difference and they decided to proceed with this offer. After the sellers told us their decision, we called you to see if you were willing to modify your offer. In this situation, we can do nothing else, because Dutch law stipulates that if no contract has been signed, both parties can change their minds. As agents, we hope that this 'written requirement' is removed and that if you have an agreement (verbal or by email), it is binding. As mentioned, we have never heard of cancellation costs from a technical inspection company and as stated above, we cannot do anything about it. As discussed on the phone, we are always open to a conversation to clear the air, because this is something that we as brokers cannot change and which we also cannot influence. As we spoke on the phone, I think we have found a solution and we hope you are satisfied with the solution. Hopefully you will find the right place soon and thank you for your time and explanation.
