03 Jun 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 03 Jun 2023They clearly bought all their reviews, because everyone I've spoken to has had the same problems with them. Expect to wait months before anything is done. Don't rely on their promises, because you won't get anywhere anyway.

03 Jun 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. It's unfortunate that, after being a customer for 5 years, your review is based on the most recent rental period. It’s also regrettable that this needs to happen again 5 months later. We have always tried to accommodate your requests, provided support where needed, and we successfully found 4 different tenants who met all your requirements during that time. It's unrealistic to expect a property to be delivered in exactly the same condition after years of rental, without major maintenance such as painting, for more than 10 years. Properties are subject to normal wear and tear, and landlords cannot expect a tenant to pay the full cost of a new property that was not new when the rental period began. We simply could not agree with you on all the points regarding non-liability: - Withholding € 1,500 from the tenant’s deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality as confirmation. - The desire to charge for a complete repaint, while the apartment was painted more than 10 years ago. - Requesting the full price for furniture, without taking into account lifespan, wear and tear, quality of the item, and the amount charged monthly for the use of furniture and upholstery. - Charging for missing inventory that had been stored in closed boxes in a basement for 3 years, over 2 rental periods, and which we were not even allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products, and other small household items with a limited shelf life. We felt compelled to protect our interests because you requested that we not inform the tenant that it was your request to make those deductions. After that, you wanted us out of the conversation and forbade us from communicating with the tenant. Other matters: - Check-in and check-out reports were prepared, signed by the tenant, and sent to you. We did not agree with the complete list of missing items because some items were not missing. - What you call repair costs for a paint job that is more than 10 years old, we consider normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These things are beyond our control and we have done our utmost to have the property ready on time and have always kept in contact with you. - Throughout the process, there were multiple phone calls with your partner G., in which agreements were made about how to proceed. But you continued to send us emails with requests for deductions, parallel to these conversations with your partner. At one point we limited contact to G. only, because his name was on the contract and he was the official landlord. We took over the cleaning and reporting of stains on the walls and refunded you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years, before the last 2 tenants and during your last stay. There is experience and knowledge of Dutch law, which we have and know, but there is also common sense and fairness. All these variables play a role when situations like this arise. We believe that the tenant delivered the property in a reasonable condition and not in the condition you propose. We understand that this was an unpleasant situation for all parties involved, but unfortunately these types of situations occur with rental properties. We are convinced that we have done our work as mediator and real estate manager well by advising you on resolving any disputes in the best possible and fairest way. Nevertheless, we deeply regret that a good working relationship has ended this way. For now, we can only consider it a learning experience and thank you for it. We wish you all the very best for the future.

Where we initially thought we didn't need a real estate agent for the purchase, their advice and expertise saved us thousands of euros, certainly much more than this service costs. Beste Geoffrey, Erg jammer dat je dit zo ervaren hebt. Fijn dat wij je telefonisch hebben kunnen spreken en het koopproces hebben kunnen uitleggen. Je bent in het zoekproces begeleid door een eigen aankoopmakelaar. Je gaf tijdens het gesprek aan dat je een aantal keren bij ons kantoor hebt geboden, maar dat het steeds niet lukte. In de prijsklasse waarin je zocht zijn heel veel woningzoekenden. Alle biedingen die bij ons binnenkomen gaan direct naar het biedlogboek. Je had dit uiteraard bij ons kunnen opvragen. Hierin kun je alle biedingen zien die binnen zijn gekomen en hierin staat ook de uiteindelijke keuze van de verkoper. Verkoper krijgt de biedingen die bij ons binnenkomen direct na de sluiting van ons door en deze maakt de keuze aan wie deze wil verkopen. Uiteraard adviseren wij de verkoper omtrent de hoogte van biedingen en de condities, maar de uiteindelijke beslissing neemt de verkoper uiteraard zelf. 26 Apr 2025My wife and I have a property in Haarlem and have been trying to sell it for the past six months. Unfortunately, it seems that the property did not receive the right attention, despite being located in the city center and within approximately 15 minutes' walking distance of Haarlem train station. It is worth mentioning that the apartment had a generous surface area and also had a parking permit. We were quite negatively about the chance to sell the property and felt that something else needed to happen other than continuing to lower the price as advised. Fortunately for us, we decided to use Overspaern Makelaardij and there has never been a better decision made, within one month the property was sold for a higher price and almost at the current asking price. I was and am still very impressed with the way we were treated and handled by Joren Bakx, who was extremely helpful, supportive and reliable by making himself and his colleagues available to us by calling back, sending emails and messages so that we knew exactly what the next step would be. Omar quickly informed me what I could and couldn't afford in terms of budget. Once I seriously wanted to start looking around, a meeting was organized with Esther, the purchasing broker. Thanks to the collaboration with Omar and Esther, I was ultimately able to buy a beautiful apartment in Haarlem very easily and quickly (when I finally decided to do so). 27 Sep 2024On the recommendation of friends, we ended up with Hans Zeegers from VLIEG. After a pleasant introductory conversation, during which we could discuss our financial situation, Hans was quickly able to outline an action plan for us to help us get a suitable mortgage as quickly and well as possible. At the same time, we also started talking to Esther Mostertman from VLIEG to discuss our housing wishes. What we experienced as very pleasant was the guidance we received in this process. Hans clearly indicated what was expected of us and he kept all his promises. Contrary to expectations, we found a home in a very short time and were able to make the right offer with Esther's tips. Subsequently, we were able to sit down with Hans on several occasions and he was able to arrange the mortgage for us.
