I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 11 Apr 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Het is ook jammer dat dit vijf maanden nadat het is gebeurd nieuw leven moet worden ingeblazen. We hebben altijd geprobeerd aan uw verzoeken te voldoen, u altijd ondersteuning geboden wanneer dat nodig was, en we hebben met succes vier verschillende huurders voor u gevonden die gedurende deze periode al uw wensen hebben verzameld. Het is onrealistisch om te verwachten dat een woning in exact dezelfde staat wordt opgeleverd nadat deze jarenlang verhuurd is geweest en al meer dan 10 jaar geen groot onderhoud zoals schilderwerk heeft ondergaan. Eigendommen hebben normale slijtage en verhuurders kunnen niet van een huurder verwachten dat hij de volledige kosten van een nieuwe vervanging betaalt voor iets dat niet nieuw was toen de huurovereenkomst inging. Alle punten die zijn genoemd over het niet aansprakelijk stellen van de huurder, daar zijn we het gewoon niet mee eens: - Het inhouden van € 1.500 van de borgsom van de huurder, totdat u een officiële brief van de gemeente heeft ontvangen, terwijl we u de e-mail van de gemeente al hadden doorgestuurd waarin dit werd bevestigd. - Het willen afrekenen van een volledige schilderklus terwijl het appartement ruim 10 jaar geleden geschilderd is. - De volledige prijs voor meubilair willen vragen, zonder rekening te houden met levensduur, slijtage, kwaliteit van het artikel en het maandelijks in rekening gebrachte bedrag voor het gebruik van meubilair en stoffering. - We willen de ontbrekende inventaris in rekening brengen die gedurende 3 jaar, gedurende 2 huurperiodes, in gesloten dozen in een kelder is achtergelaten en die zelfs door ons niet mocht worden aangeraakt. Een deel van die inventaris bestond uit schoonmaakmiddelen, koffiecapsules, producten voor persoonlijke hygiëne en andere kleine spullen. huishoudelijke artikelen met een beperkte tijdsduur. Wij voelden de behoefte om ons bedrijf te beschermen, omdat u ons vroeg de huurder niet te informeren dat het uw verzoek was om deze inhoudingen uit te voeren. Daarna wilde u ons uit het gesprek verwijderen en ons verbieden met de huurder te communiceren. Voor de andere lijst met dingen: - Rapporten van in- en uitchecken zijn gedaan, ondertekend door de huurder en naar u verzonden. We waren het niet eens met de volledige lijst met ontbrekende items, omdat sommige niet ontbraken. - Wat jij reparatiekosten noemt voor een schilderbeurt ouder dan 10 jaar, noemen wij normale onderhoudskosten. - Er werd afgesproken dat de woning enkele dagen later zou worden opgeleverd omdat deze niet voldoende was schoongemaakt. Deze zaken hebben wij niet in de hand en wij hebben ons uiterste best gedaan om het op tijd gereed te hebben en hebben altijd contact met u gehad. - Gedurende het gehele traject zijn er diverse telefoontjes geweest met uw partner G. waarbij werd afgesproken hoe verder te gaan. Maar u bleef ons e-mails sturen met verzoeken om aftrek, parallel aan deze gesprekken met uw partner. Op een gegeven moment hebben we alleen met G. gecommuniceerd, aangezien zijn naam op het contract stond en hij de officiële verhuurder was. Wij hebben de schoonmaak en vermissing op ons genomen om de vlekken op de muren te melden, en hebben u een bedrag terugbetaald om u daarbij te helpen, ondanks dat de muurvlekken al 3 jaar in het pand aanwezig waren, voorafgaand aan de laatste 2 huurders en tijdens de laatste keer dat je daar verbleef. Er is ervaring hebben en de Nederlandse wet kennen, die wij hebben en kennen, maar er is ook gezond verstand en eerlijkheid. Al deze variabelen kwamen op hun plaats toen dit soort situaties zich voordeden. Wij zijn van mening dat de huurder de woning in een redelijke staat heeft opgeleverd en niet in de staat waarin u deze gezond maakt. Wij begrijpen dat dit een vervelende situatie was voor alle betrokken partijen, maar helaas komen deze situaties voor bij huurwoningen. Wij zijn ervan overtuigd dat wij ons werk als bemiddelaar en vastgoedbeheerder goed hebben gedaan, door u te adviseren bij het zo goed en eerlijk mogelijk oplossen van een eventueel geschil. Toch betreuren wij het ten zeerste dat aan een ooit goede werkrelatie op deze manier een einde komt. Voorlopig kunnen we het alleen maar als een leerervaring beschouwen, en daar danken we u voor. Wij wensen het allerbeste voor de toekomst.

Unfortunately, I cannot respond to the reaction of the owner below and wanted to leave it at the bad review, but the response below asks for some clarification, so here’s what happened: - Tel Krop sold a house via bidding - We had the winning bid - Written confirmation from Monique Krop. List of movable assets shared. Notary confirmed. - The notary prepared the documents for the transfer - The party that had offered less in the bidding process still wanted to offer more, while we already had confirmation of the purchase and the documents were with the notary. We were offered a compensation if we would withdraw, because we were formally the buyers. - Ultimately went with the other buyer anyway, without compensating us. 31 Mar 20220 sterren, 1 ster is genereus. Verhuisd naar een onlangs gerenoveerd appartement aan de Eerste van der Helststraat in Amsterdam. Geen internet. In de 21e eeuw. Moest contact met hen opnemen om de bouwer terug te krijgen om de muren uit te graven om de kabel te vinden en aan te sluiten. Geweldig begin. Volgende; lekkage in het plafond van het toilet. Iedere keer werd er boven appartement gedoucht. Moest contact met hen opnemen voor reparatie. Toen ik een bouwer durfde te vragen er zelf naar te kijken, werd ik op mijn plaats gezet en werd mij verteld dat zij moesten beslissen of zij schade zouden lijden of dat ik het zelf zou doen. Ja, ik heb mijn eigen plafond onder water gezet?! Het is duidelijk dat ik heb besloten dat ik het was, want 1,5 jaar later is het nog steeds niet gerepareerd. Mooie doucheruimte…onpraktisch opgezet. Geen douchedeur, dus water komt overal. De deur is niet met de juiste verf geverfd, laat los, is opgezwollen en het hout is aan het rotten. Heb contact met ze opgenomen. ‘Beoordelaar’ kwam eruit. Dan niets. Wat is het volgende? Ah ja, het appartement boven wordt gerenoveerd. Na een bijzonder zware regenbui wordt u om 05.00 uur wakker met bruin water dat langs de slaapkamermuren stoomt. Mad dash om het meubilair te redden. Ik heb het bureau op de hoogte gebracht, maar moest zelf contact opnemen met de bouwers om de reparatie boven uit te voeren om te voorkomen dat mijn appartement verder verwoest zou worden. Slaapkamer 3 dagen onbruikbaar gemaakt terwijl ik hem zelf uitdroogde, op de bank moest slapen. Verschillende e-mails met foto en video verzonden, geen antwoord. Plafond en muren zijn bruin gekleurd en zijn eerlijk gezegd walgelijk. Volgende week hoor ik een vreemd geluid in de keuken. Weer een lek uit het plafond. Genoeg water om een dweilemmer te vullen. Het lukte om de bouwer te grijpen en hij repareerde het. Maar niet voordat mijn keukenmuur een heerlijk vochtniveau kreeg. Opnieuw een e-mail gestuurd met foto's en video, helemaal geen antwoord. Laten we het feit niet vergeten dat de bouwers geen stoflakens leggen of het gebied beschermen. Het hele trappenhuis was gevuld met cementstof en het marineblauwe tapijt werd wit. Je kunt de trap niet aflopen zonder dat er vlekken op je kleding komen. Daarover gemaild waarop ik wel een reactie kreeg…dat het schoongemaakt zou worden als de werkzaamheden klaar waren. Dus over 4 maanden. Wil je dat we vier maanden in dit astma-gevaar leven?! Een andere agent pikte hetzelfde bericht op en stuurde een schoonmaakronde (die alleen het tapijt stofzuigde, de muren van het trappenhuis zijn nog plakkerig en smerig). Hoe kon ik de slechte ventilatie vergeten. Elke keer als er beneden wordt gekookt, gerookt of zelfs scheten gelaten, ruikt mijn appartement ernaar. In alle ernst heeft mijn vriend astma, dus de sigarettengeur heeft echt invloed op hem, het is verstikkend. Vertelde hen hierover. Ze deden...precies niets. Nou, meneer Assessor kwam weer, wat tot meer niets leidde. Had een makelaar bij het huren van deze plek, ze heeft ook geprobeerd contact met hen op te nemen en werd genegeerd. Had beoordelingen die ze schreef en op Facebook en Google achterliet, verwijderd, wat ze waarschijnlijk met deze zullen proberen te doen. Oh en doe geen moeite om te bellen, ze nemen nooit op en bellen dan niet. Op dit moment denk ik dat ze aan het screenen zijn. Hoewel ze mij willens en wetens hebben genegeerd, zijn ze er tijdens de laatste twee lekken in geslaagd mij per e-mail op de hoogte te stellen van een huurverhoging. Er werkt daar dus iemand! Waarom reageren ze niet? Ik kan alleen maar speculeren dat dit komt omdat ze mogelijk verplicht zijn om de eigenaar van het gebouw op de hoogte te stellen van dergelijke problemen en de kosten die ze maken, dus het is beter om dit te negeren en de gelukzaligheid van de huurder te veinzen?! Ik vermoed dat ze zullen proberen de reparatie uit te stellen en het tegelijkertijd zullen doen en dat ze de bovenverdieping zullen passen en schilderen, zodat de kosten kunnen worden gemaskeerd en in de renovatiekosten kunnen worden opgenomen. Gewoon mijn vermoeden. Hoe kan ik dit noemen? Wanbeheer lijkt een understatement. Ik leef met rotte muren en schimmel om hardop te huilen! En de huur is niet goedkoop, laten we het maar premiumprijzen noemen. Ze geven duidelijk niets om de eigendommen die ze beheren, noch om de omstandigheden voor de mensen die er wonen. Amsterdam is een snelle markt, ze kunnen binnen enkele uren opnieuw verhuren. Het is duidelijk dat ze alleen om hun geld geven. Hoe dit niveau van onprofessionalisme ook wordt genoemd, het is volkomen walgelijk en ik zou iedereen willen verzoeken serieus te overwegen om deze clowns toe te staan hun eigendommen te verhuren of van hen te huren.

08 Jul 2024We rent an apartment through Prestige Housing. Manuela presents herself as very professional and collaborative, but that is absolutely an illusion. When we moved in, we discovered that a number of things were broken and needed to be repaired. For some things it took more than six months to get them fixed, while quite a bit of money had to be paid monthly. She didn't allow me to contact the owner of the property myself to resolve some issues. Luckily he is very collegial and reasonable. Something that Manuela clearly isn’t. I would not recommend working with her as a tenant or real estate owner. Her way of communicating is very unpleasant and unreasonable.

I had my apartment for rent through a real estate agent for a month and it wasn't rented out. Prestige Housing took different photos, a different description. Within a few days I had three viewings and within a week it was rented out. Clear price agreements. Highly recommended.

Hier hebben wij zeker geen spijt van! Binnen een paar weken waren beide panden, conform afspraak, verhuurd. Heldere communicatie, er wordt vlot en kundig te werk gegaan. 18 Apr 2024Jordy en zijn team regelen de verhuur goed en vonden snel een huurder voor onze woning. Ook zijn hun bekend met regelgeving en met een marktconforme huurprijs. Communicatie kan (naar ons idee) wat beter, maar is wel afdoende voor het doel. Het beheer kunnen ze ook op zich nemen zodat je zelf weinig meer hoeft te regelen (als je dat wenst). Gewoon prima dus.

Hij is steeds op de hoogte van actuele zaken die op makelaars gebied spelen en regelt zijn zaken goed en altijd in overleg met de klant . Ik heb goede ervaringen met hem en hij is altijd overdag bereikbaar . Hij reageerde altijd snel en adequaat op mijn vragen of problemen . Ik kan hem iedereen die een huis wil verhuren aanbevelen als makelaar / tussenpersoon. Hij heeft altijd een geschikt persoon of bedrijf die het pand wil huren en kijkt ook altijd of die persoon/bedrijf een gezonde financiële ondergrond heeft . Kortom ; ik kan hem iedereen aanbevelen !

Ruim 3 jaar behartigt VDH makelaars mijn belangen en de wijze waarop zij deze uitvoeren, verdient alleen maar lof. Geweldig dat ik me nergens zorg over behoef te maken. Is er een calamiteit dan wordt deze direct op vakkundige wijze afgehandeld. De communicatie is uitstekend, vriendelijk en persoonlijk. 100% aan te bevelen.
