I am surprised to read in the review that there are professionalsβ¦ It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heatingβ¦). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills weβve never heard of, which they canβt even pay and which are not in the contractβ¦ Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear OcΓ©ane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. 11 Apr 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of β¬5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Dear Mirha, Thank you for your review. We regret that after 5 years as a client, you base your assessment on the latest rental agreement. It is also unfortunate that this needs to be brought up five months after it happened. We have always tried to accommodate your requests, provided support when needed, and we have successfully found four different tenants for you who have collected all your wishes during this period. It is unrealistic to expect a property to be delivered in exactly the same condition after years of rental and more than 10 years without major maintenance such as painting. Properties have normal wear and tear, and landlords cannot expect a tenant to pay the full cost of replacing something that was not new when the lease began. We simply disagree with all the points mentioned regarding not holding the tenant liable: - Withholding β¬1,500 from the tenant's deposit until you received an official letter from the municipality, while we had already forwarded you the email from the municipality confirming this. - Wanting to settle a full painting job while the apartment was painted more than 10 years ago. - Requesting the full price for furniture without considering lifespan, wear and tear, quality of the item, and the monthly amount charged for the use of furniture and upholstery. - We want to charge for missing inventory that was left in closed boxes in a basement for 3 years, during 2 rental periods, and which we were not even allowed to touch. Part of this inventory consisted of cleaning products, coffee capsules, personal hygiene products and other small items, household items with a limited lifespan. We felt the need to protect our company because you asked us not to inform the tenant that it was your request to make these deductions. Then you wanted to remove us from the conversation and prohibit us from communicating with the tenant. For the other list of things: - Check-in and check-out reports were made, signed by the tenant and sent to you. We disagreed with the complete list of missing items because some were not missing. - What you call repair costs for a paint job older than 10 years, we call normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These matters were beyond our control and we did our utmost to have it ready on time and always kept in contact with you. - Throughout the entire process, there have been several phone calls with your partner G., where agreements were made about how to proceed. But you continued to send us emails requesting deductions, parallel to these conversations with your partner. At one point we only communicated with G., since his name was on the contract and he was the official landlord. We took responsibility for the cleaning and missing items to report the stains on the walls, and we refunded you an amount to help you with that, despite the fact that the wall stains had been present in the property for 3 years, prior to the last 2 tenants and during the last time you stayed there. There is experience and knowing Dutch law, which we have and know, but there is also common sense and honesty. All these variables came into place when situations like this arose. We believe that the tenant has delivered the property in a reasonable condition and not in the condition in which you make it healthy. We understand that this was an unpleasant situation for all parties involved, but unfortunately these situations occur with rental properties. We are convinced that we have done our job well as an intermediary and real estate manager, by advising you on resolving any dispute as fairly as possible. Nevertheless, we deeply regret that a once good working relationship ends in this way. For now, we can only consider it a learning experience, and we thank you for that. Unfortunately, I cannot respond to the reaction of the owner below and wanted to leave it at the bad review, but the response below asks for some clarification, so hereβs what happened: - Tel Krop sold a house via bidding - We had the winning bid - Written confirmation from Monique Krop. List of movable assets shared. Notary confirmed. - The notary prepared the documents for the transfer - The party that had offered less in the bidding process still wanted to offer more, while we already had confirmation of the purchase and the documents were with the notary. 31 Mar 20220 stars, 1 star would be generous. Moved to a recently renovated apartment on the Eerste van der Helststraat in Amsterdam. No internet. In the 21st century. Had to contact them to get the builder back to dig out the walls to find and connect the cable. Great start. Next; leak in the toilet ceiling. Every time someone showered upstairs. Had to contact them for repair. When I dared to ask a builder to take a look myself, I was put in my place and told that they had to decide whether they would incur damage or if I would do it myself. Yes, I flooded my own ceiling?! It's clear I decided I did, because 1.5 years later it still hasnβt been repaired. Nice shower roomβ¦impractically designed. No shower door, so water goes everywhere. The door wasnβt painted with the right paint, peeling off, swollen and the wood is rotting. Contacted them. An βassessorβ came out. Then nothing. What's next? Oh yes, the apartment upstairs is being renovated. After a particularly heavy rainstorm you wake up at 05:00 am with brown water steaming along the bedroom walls. Mad dash to save the furniture. I informed the bureau, but had to contact the builders myself to carry out the repair upstairs to prevent my apartment from being further destroyed. Bedroom unusable for 3 days while I dried it out, having to sleep on the couch. Sent several emails with photos and video, no response. Ceilings and walls are brown in color and are frankly disgusting. Heard a strange noise in the kitchen next week. Another leak from the ceiling. Enough water to fill a bucket. Managed to grab the builder and he repaired it. But not before my kitchen wall got a lovely moisture level. Sent another email with photos and videos, absolutely no response. Let's not forget that the builders donβt lay dust sheets or protect the area. The entire staircase was filled with cement dust and the navy blue carpet turned white. You canβt walk down the stairs without getting stains on your clothes. Emailed about this and then received a replyβ¦that it would be cleaned when the work was finished. So in 4 months. Do you want us to live in this asthma-hazard for four months?! Another agent picked up the same message and sent a cleaning round (which only vacuumed the carpet, the staircase walls are still sticky and filthy). How could I forget the poor ventilation. Every time someone cooks downstairs, smokes or even farts, my apartment smells like it. Seriously, my friend has asthma, so the cigarette smell really affects him, it's stifling. Told them about this. They didβ¦absolutely nothing. Well, Mr. Assessor came again, which led to more nothing. Had a realtor when renting this place, she also tried to contact them and was ignored. Had reviews that she wrote and left on Facebook and Google removed, which they will probably try to do with these as well. Oh, and donβt bother calling, they never answer and then don't call back. At this point I think they are screening calls. Although they knowingly ignored me, they managed to inform me via email of a rent increase during the last two leaks. So someone works there! Why donβt they respond? I can only speculate that it is because they may be obliged to inform the owner of the building about such problems and the costs they incur, so it's better to ignore this and feign the happiness of the tenant?! I suspect they will try to postpone the repair and do it at the same time and fit and paint the upper floor so that the costs can be masked and included in the renovation costs. Just my suspicion. How would you describe this? Mismanagement seems like an understatement. Iβm living with rotting walls and mold enough to cry out loud! And the rent isn't cheap, let's call it premium prices. They clearly donβt care about the properties they manage or the conditions for the people who live in them. Amsterdam is a fast market, they can re-rent within a few hours. It's clear that they only care about their money. Whatever this level of unprofessionalism is called, itβs completely disgusting and I would like to ask everyone to seriously consider allowing these clowns to rent out or lease their properties.

When we moved in, we discovered that a number of things were broken and needed to be repaired. For some things it took more than six months to get them fixed, while quite a bit of money had to be paid monthly. She didn't allow me to contact the owner of the property myself to resolve some issues. Luckily he is very collegial and reasonable. Something that Manuela clearly isnβt. I would not recommend working with her as a tenant or real estate owner. Her way of communicating is very unpleasant and unreasonable.

01 Apr 2024We were scammed by this agency. We rented an apartment for 2700 (Lindengracht 332), which they advertised as recently renovated and beautiful. In reality, this apartment was filthy and disgusting. The walls had black mold in multiple places, the furniture was broken, and every corner of the apartment was dirty, worn out, and disgusting. After confronting them about the problems, they started lying and blaming my family members for βnot following standard procedureβ, which was completely untrue. Ultimately, we had to hire a lawyer, but we were able to get our deposit back, but we were still scammed an extra β¬ 1350,- due to the cheap landlord who refused to take responsibility for his disgusting apartment.
