11 Dec 2024Tessa is zeer kundig. Voor de verkoop alles goed en duidelijk doorgesproken. Zij kwam zelf met goede ideeën maar liet ook zeker ruimte voor eigen inbreng. Bij vragen reageerde Tessa heel snel, altijd bereikbaar. Zij heeft er echt voor gezorgd dat de verkoop van ons huis vlekken loos verliep. Een frisse jonge makelaar die snel schakelt en veel vakkennis heeft.

Met veel geduld van Dorien en op ons eigen tempo hebben we een nieuwe woning gevonden. Om daarna razendsnel onze woning via Dorien te kunnen verkopen. Bij de verkoop van onze eigen woning heeft ze geweldig geholpen met advies rondom stijling van de woning en de ruimtes prachtig, maar ook waarheidsgetrouw vast kunnen leggen op foto.

18 Jun 2024Tessa heeft mij erg goed geholpen in het aankoopproces. Na een intakegesprek waar ik duidelijk mijn wensen kenbaar kon maken is Tessa actief gaan zoeken naar woningen. Ze kon zich goed verplaatsen in mijn wensen en probeerde daar zeker niet van af te wijken ondanks de hectische markt. Het persoonlijke contact heb ik als heel prettig ervaren. Tessa heeft veel kennis van de regio en en heeft een groot netwerk dat daaraan bijdraagt. Tijdens onze zoektocht is ze altijd positief geweest maar ook kritisch. Tessa gaat met elke afspraak mee wat ik zelf erg prettig vond en waardoor je snel kan reageren op de huidige markt. Mocht je een huis zoeken dan raad ik zeker aan om contact op te nemen met Tessa.

I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 11 Apr 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Het is ook jammer dat dit vijf maanden nadat het is gebeurd nieuw leven moet worden ingeblazen. We hebben altijd geprobeerd aan uw verzoeken te voldoen, u altijd ondersteuning geboden wanneer dat nodig was, en we hebben met succes vier verschillende huurders voor u gevonden die gedurende deze periode al uw wensen hebben verzameld. Het is onrealistisch om te verwachten dat een woning in exact dezelfde staat wordt opgeleverd nadat deze jarenlang verhuurd is geweest en al meer dan 10 jaar geen groot onderhoud zoals schilderwerk heeft ondergaan. Eigendommen hebben normale slijtage en verhuurders kunnen niet van een huurder verwachten dat hij de volledige kosten van een nieuwe vervanging betaalt voor iets dat niet nieuw was toen de huurovereenkomst inging. Alle punten die zijn genoemd over het niet aansprakelijk stellen van de huurder, daar zijn we het gewoon niet mee eens: - Het inhouden van € 1.500 van de borgsom van de huurder, totdat u een officiële brief van de gemeente heeft ontvangen, terwijl we u de e-mail van de gemeente al hadden doorgestuurd waarin dit werd bevestigd. - Het willen afrekenen van een volledige schilderklus terwijl het appartement ruim 10 jaar geleden geschilderd is. - De volledige prijs voor meubilair willen vragen, zonder rekening te houden met levensduur, slijtage, kwaliteit van het artikel en het maandelijks in rekening gebrachte bedrag voor het gebruik van meubilair en stoffering. - We willen de ontbrekende inventaris in rekening brengen die gedurende 3 jaar, gedurende 2 huurperiodes, in gesloten dozen in een kelder is achtergelaten en die zelfs door ons niet mocht worden aangeraakt. Een deel van die inventaris bestond uit schoonmaakmiddelen, koffiecapsules, producten voor persoonlijke hygiëne en andere kleine spullen. huishoudelijke artikelen met een beperkte tijdsduur. Wij voelden de behoefte om ons bedrijf te beschermen, omdat u ons vroeg de huurder niet te informeren dat het uw verzoek was om deze inhoudingen uit te voeren. Daarna wilde u ons uit het gesprek verwijderen en ons verbieden met de huurder te communiceren. Voor de andere lijst met dingen: - Rapporten van in- en uitchecken zijn gedaan, ondertekend door de huurder en naar u verzonden. We waren het niet eens met de volledige lijst met ontbrekende items, omdat sommige niet ontbraken. - Wat jij reparatiekosten noemt voor een schilderbeurt ouder dan 10 jaar, noemen wij normale onderhoudskosten. - Er werd afgesproken dat de woning enkele dagen later zou worden opgeleverd omdat deze niet voldoende was schoongemaakt. Deze zaken hebben wij niet in de hand en wij hebben ons uiterste best gedaan om het op tijd gereed te hebben en hebben altijd contact met u gehad. - Gedurende het gehele traject zijn er diverse telefoontjes geweest met uw partner G. waarbij werd afgesproken hoe verder te gaan. Maar u bleef ons e-mails sturen met verzoeken om aftrek, parallel aan deze gesprekken met uw partner. Op een gegeven moment hebben we alleen met G. gecommuniceerd, aangezien zijn naam op het contract stond en hij de officiële verhuurder was. Wij hebben de schoonmaak en vermissing op ons genomen om de vlekken op de muren te melden, en hebben u een bedrag terugbetaald om u daarbij te helpen, ondanks dat de muurvlekken al 3 jaar in het pand aanwezig waren, voorafgaand aan de laatste 2 huurders en tijdens de laatste keer dat je daar verbleef. Er is ervaring hebben en de Nederlandse wet kennen, die wij hebben en kennen, maar er is ook gezond verstand en eerlijkheid. Al deze variabelen kwamen op hun plaats toen dit soort situaties zich voordeden. Wij zijn van mening dat de huurder de woning in een redelijke staat heeft opgeleverd en niet in de staat waarin u deze gezond maakt. Wij begrijpen dat dit een vervelende situatie was voor alle betrokken partijen, maar helaas komen deze situaties voor bij huurwoningen. 08 Jul 2024We rent an apartment through Prestige Housing. Manuela presents herself as very professional and collaborative, but that is absolutely an illusion. When we moved in, we discovered that a number of things were broken and needed to be repaired. For some things it took more than six months to get them fixed, while quite a bit of money had to be paid monthly. She didn't allow me to contact the owner of the property myself to resolve some issues. Luckily he is very collegial and reasonable. Something that Manuela clearly isn’t. I would not recommend working with her as a tenant or real estate owner. Her way of communicating is very unpleasant and unreasonable.

Hij begeleidde ons niet alleen met zijn deskundige kennis en ervaring, maar bespaarde ons uiteindelijk veel geld toen we kochten, en verdiende veel meer geld dan we hadden verwacht toen we verkochten. Hij deed zijn uiterste best om ons te helpen bij het oplossen van problemen die zich voordeden en we waren erg blij met zijn diensten! Sterk aanbevelen!

18 Mar 2024Fijne makelaar, denkt mee en zet net dat stapje extra wat het heel tof maakt in deze tijd. Eerlijk en oprecht. Ik woonde een stuk verder weg dan het huis wat verkocht moest worden. Jac regelde alles, snel en elke stap werd overlegd. Open communicatie dus. Ik ben heel tevreden en zou hem ten zeerste willen aanbevelen!

De makelaar heeft mijn moeder geduldig en duidelijk uitgelegd wat de procedure was en heeft geassisteerd bij de overeenkomst tekenen en de overdracht bij de notaris. Het voortraject, foto's brochure en bezichtiging keurig volgens afspraak afgehandeld. Al met al een prettige ervaring en een aanrader.
