Date unknownMy son lived happily in a room through PMA Real Estate for over two years. The accommodation was neat and the communication was slow in some cases, but ultimately issues were resolved. The living experience itself was therefore predominantly positive. However, the handling of the lease termination deserves attention and is important for future tenants – especially students who rent jointly – to be aware of. My son formally and correctly terminated his rental agreement, handed over the property without defects, and returned the keys after a final inspection where no damage or arrears were found. Nevertheless, PMA continues to refuse to refund the paid share of the deposit (€750), citing the reason that the other tenant is still residing in the property. Despite multiple neat and legally substantiated requests, substantive responses remained absent. The fact that I repeatedly dealt with changing contact persons – one time Kees, then Tjeerd – did not contribute to clarity or accountability. The email I received as a last response literally read: “I understand that you would like to direct things according to your own hand and good thinking but the real world works differently.” A very unprofessional tone that does not suit a rental organization and certainly not when it comes to students and parents who want to conclude matters correctly. So pay close attention if you are moving into a property with multiple tenants through PMA: the contract is shared, but the deposit is not held per person. This can cost you dearly upon check-out – even if you have correctly terminated, handed over, and paid your own share. In our case, the deposit payment was divided between two people, but upon departure, this is suddenly no longer taken into account. Hopefully, this feedback will lead to improvement in communication and processing in the future. Meanwhile, three weeks have passed, the other resident has also left the property. But we still haven't received the deposit back. Emails are not being answered. Very regrettable and unprofessional. I have therefore reduced the rating to 1 star.

Martin is een betrouwbare, vriendelijke en nuchtere vastgoedbeheerder. We hebben nauw met hem samengewerkt aan een lastig onderhoudsprobleem. Hij communiceert uitstekend met zowel huurders als eigenaren en hij heeft een specialist in vastgoed gevonden om ons ingewikkelde vochtprobleem op te lossen. 11 Nov 2023Martin van 'Property Manager Amsterdam' was absoluut fantastisch vanaf de dag dat ik voor het eerst informeerde naar het verhuren van mijn woning in Amsterdam. Hij gaf de beste aanbevelingen en begeleiding om ervoor te zorgen dat de woning de juiste interesse trok, goede vooruitzichten bood en perfect in de markt werd gezet. Hij stond altijd klaar om al mijn vragen te beantwoorden. En uiteindelijk zorgde Martin ervoor dat het hele verhuurproces heel eenvoudig verliep en elke stap nauwlettend in de gaten hield, waardoor mijn leven een stuk gemakkelijker werd. Heel erg bedankt, ik zal jullie eeuwig dankbaar zijn en ik zal deze service zeker weer gebruiken!

11 Nov 2022I would absolutely not recommend this company! I am surprised to read in the review that there are professionals... It took several weeks before we could live normally in our apartment again (no hot water, broken terrace door, broken heating...). They didn't respond and initially said it could be our fault. We had to solve many problems ourselves. And now they don't even want to refund our deposit for energy bills we have never heard of, which they can’t even pay and which are not in the contract... Very disappointing and such behavior is clearly unreliable for both parties: the tenant or the owner. (We often rent apartments and this is the worst time!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you needed to put all utilities in your name. Because this was not done for the heating and hot water of the property, the landlord correctly charged you that amount for the period you lived there and provided you with all invoices. All other issues you mentioned which are normal for a home have been resolved promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property. This is also clearly stated in the signed rental agreement. Nevertheless, we thank you for your stay as a tenant and for leaving a review, because we always strive to improve our customer service. 11 Nov 2022They clearly bought all their reviews, because everyone I've spoken to has had the same problems with them. Expect to wait months before anything is done. Don't rely on their promises, because you won't get anywhere anyway.

11 Nov 2022We hired Property Manager Amsterdam (PMA) when they just started. Over the years, whenever something went wrong, we reasoned that PMA lacked sufficient experience. But with the latest rental period, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time-, energy- and money-consuming job. In the last rental agreement that PMA drafted for us, it stated that our property should be returned in the same condition as in which the tenant received it. Including the inventory list, of which the tenant had signed a detailed list upon entry. The agreement also stipulated that the tenant should deregister with the municipality at the end of the rental period. Nevertheless, PMA did not hold the tenant liable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Missing inventory items were not returned - Consistently failed to report damage to the apartment as required by law - Did not perform minor repairs as required by law PMA dismissed all of the above points, referring to Dutch legislation and stating that they had to protect their business. However, I discovered that the rental agreement and Dutch legislation supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch legislation or language. It also made me feel that PMA was not on our side. Here is another list of things that went wrong during the previous rental period. PMA: - The property was not thoroughly inspected, no inventory was created and no signature from the tenant was collected. - Stains on all walls and furniture were not noted, resulting in a total repair cost of € 5400,-. - The property was not delivered on the agreed date. - The property was not delivered as clean as it was received. - Communication was not timely. - No responsibility was taken for mistakes. All in all, it took us four weeks to clear up the mess, which is not what we expected when hiring a property manager.

Beste Mirha, Bedankt voor je recensie. Het is jammer dat je na 5 jaar klant te zijn geweest, je recensie baseert op de laatste huurperiode. Het is ook jammer dat dit 5 maanden nadien opnieuw moet gebeuren. We hebben altijd geprobeerd aan je verzoeken te voldoen, je altijd ondersteuning geboden waar nodig, en we hebben in die tijd met succes 4 verschillende huurders voor je gevonden die aan al je eisen voldeden. Het is onrealistisch om te verwachten dat een woning in exact dezelfde staat wordt opgeleverd na jaren van verhuur, zonder groot onderhoud, zoals bijvoorbeeld schilderwerk, gedurende meer dan 10 jaar. Woningen zijn onderhevig aan normale slijtage en verhuurders kunnen niet van een huurder verwachten dat hij de volledige kosten betaalt voor een nieuwe woning die niet nieuw was toen de huurperiode inging. We konden het gewoon niet met u eens zijn over alle genoemde punten over het niet aansprakelijk stellen van de huurder: - € 1.500 van de borg van de huurder inhouden, totdat we een officiële brief van de gemeente hadden ontvangen, terwijl we u al de e-mail van de gemeente ter bevestiging hiervan hadden doorgestuurd. - De wens om een volledige schilderbeurt in rekening te brengen, terwijl het appartement meer dan 10 jaar geleden is geschilderd. - De wens om de volledige prijs voor meubels te vragen, zonder rekening te houden met de levensduur, slijtage, kwaliteit van het item en het bedrag dat maandelijks in rekening wordt gebracht voor het gebruik van meubels en stoffering. - De wens om ontbrekende inventaris in rekening te brengen die 3 jaar lang in gesloten dozen in een kelder heeft gestaan, gedurende 2 huurperiodes, en die zelfs door ons niet mocht worden aangeraakt. Een deel van die inventaris bestond uit schoonmaakproducten, koffiecapsules, persoonlijke hygiëneproducten en andere kleine huishoudelijke artikelen met een beperkte houdbaarheidsdatum. We voelden de behoefte om onze zaak te beschermen, omdat u ons vroeg de huurder niet te informeren dat het uw verzoek was om die inhoudingen te doen. Daarna wilde u ons uit het gesprek verwijderen en ons verbieden om met de huurder te communiceren. Overige zaken: - Rapporten van in- en uitchecken zijn opgesteld, ondertekend door de huurder en naar u verzonden. We waren het niet eens met de volledige lijst van ontbrekende items, omdat sommige items niet ontbraken. - Wat u reparatiekosten noemt voor een schilderbeurt die ouder is dan 10 jaar, noemen wij normale onderhoudskosten. - Er werd afgesproken dat de woning een paar dagen later zou worden opgeleverd, omdat deze niet goed schoon was. Deze dingen vallen buiten onze controle en we hebben er alles aan gedaan om de woning op tijd klaar te hebben en hebben altijd contact met u gehad. - Gedurende het hele proces zijn er meerdere telefoontjes geweest met uw partner G. waarin werd afgesproken hoe verder te gaan. Maar u bleef ons e-mails sturen met verzoeken om inhoudingen, parallel aan deze gesprekken met uw partner. Op een gegeven moment hielden we het contact alleen met G., omdat zijn naam op het contract stond en hij de officiële verhuurder was. Wij hebben de schoonmaak en het melden van de vlekken op de muren op ons genomen en hebben u een bedrag terugbetaald om u daarmee te helpen, ondanks dat de vlekken op de muren al 3 jaar in de woning zaten, vóór de laatste 2 huurders en tijdens uw laatste verblijf. Er is ervaring en kennis van de Nederlandse wetgeving, die we hebben en kennen, maar er is ook gezond verstand en eerlijkheid. Al deze variabelen spelen een rol wanneer dit soort situaties zich voordoen. Wij zijn van mening dat de huurder de woning in een redelijke staat heeft opgeleverd en niet in de staat die u voorstelt. We begrijpen dat dit een vervelende situatie was voor alle betrokken partijen, maar helaas komen dit soort situaties voor bij huurwoningen. We zijn ervan overtuigd dat we ons werk als bemiddelaar en vastgoedbeheerder hebben gedaan door u te adviseren bij het zo goed en eerlijk mogelijk oplossen van geschillen. Desalniettemin betreuren we het ten zeerste dat een goede werkrelatie op deze manier tot een einde is gekomen. Voor nu kunnen we het alleen maar als een leerzame ervaring beschouwen en daarvoor danken we u. Wij wensen jullie allemaal het allerbeste voor de toekomst.

Date unknownMy lawyer has repeatedly pointed out to this broker the legal regulations, which were ignored. Three times I received an incorrect order of services with numerous errors, including even a wrong house number. An order even crossed out with pen and scribbles. A price tag was stuck on the property without consultation, with the answer being that I wasn't a realtor, didn't understand, and had to have a structural survey carried out at my expense. Finally, the association NVM was brought in, then it became too hot for this broker under his feet and he threw in the towel. I hope Mike Gorter is satisfied with putting a 6-year-old child on the street and then moving into the property himself without taking over and preventing the sale. In short, a very bad realtor, (apparently I'm not the only one see review facebook). Arrogant, Unreliable, doesn't keep appointments. Scammers!!!! A warned person counts for two.

He actively listened to my wishes and made sure he screened all apartments before viewing them, which saved us time and energy. He regularly came up with possibilities before I had seen them online. During viewings, he ensured that he focused on all the small but important technical details so that I could focus on my overall opinion of the apartments. He didn't rush and even postponed the process several times due to details I had overlooked. Ultimately, we found the perfect apartment for me in less than two months. And thanks to his market knowledge and negotiation skills, I got a great apartment at a great price without having to pay transfer tax. Finally, Barry checked all the documents to make sure everything was in order, which was enormously important to me since I don't yet speak Dutch. All in all, I am very happy with Barry and I can wholeheartedly recommend him.

21 Sep 2025Had a 'short but powerful' collaboration with Dennis. After we had already viewed the house ourselves, Dennis was able to quickly fly in for the second viewing after a pleasant and personal introductory meeting and helped us with advice and action, so that we ultimately purchased our new place within a week of searching! Always easily accessible for questions, critical and proactive. Even after the purchase, Dennis is helpful and likes to think along about things like contractors etc. Definitely recommended to hire him if you want to buy a house in the region!

He is quickly able to switch gears and arrange things for the client. The purchase of my new home in Amsterdam went very quickly and smoothly. Thanks to Daan, I was able to buy my first apartment in Amsterdam within 3 months! He advised me on all aspects, such as finding a mortgage advisor, placing offers and viewing the property. He handled the communication and was present until the key handover. My advice for newcomers: you need a lot of help to navigate the market. You can actively search on Funda yourself, but otherwise you need an expert.

He gave me so much good advice during the process where I otherwise would have gotten completely entangled. Thomas worked together with my mortgage advisor, so it was very easy and stress-free. He scheduled all structural surveys, appraisals, and notary appointments, requested quotes, and made sure everything went smoothly! I would definitely recommend HomeUp to anyone who is starting out in the housing market, especially because the brokerage fee is not based on the purchase price, but on a fair fixed rate.
