We hebben zowel bij de aankoop als later bij de verkoop van ons huis samengewerkt met Van Silfhout & Hogetoorn. Als je je huis te koop zet, weet je dat er geen garanties zijn. Je moet maar net die koper treffen die op dat moment op zoek is naar jouw huis. Het hele proces is onzeker en berust toch ook wel op pech/geluk. Daar zijn we ons terdege van bewust. Misschien hadden wij te hoge verwachtingen, maar als je een makelaar inschakelt voor zo'n spannend proces en daar best veel voor betaalt, hoop je op pro-actieve, klantgerichte en persoonlijke communicatie met een duidelijk strategisch plan in het achterhoofd. Dat hebben wij gemist. Wij voelden ons een 'nummer'. Vaak moesten we zelf navraag doen naar zaken en voorstellen doen qua verkoopaanpak, we hadden gehoopt op meer initiatief en betrokkenheid. Dit hebben we ook aangegeven. We hebben zelfs gevraagd of er oprecht wel tijd en aandacht voor ons was of dat het te druk was en we beter een ander konden zoeken. Soms kregen we dagen geen reactie op vragen en werden we niet gebeld op afgesproken tijdstippen. Dat vonden wij lastig. Zeker toen wij eenmaal een bod hadden geaccepteerd, ervoeren wij weinig betrokkenheid in communicatie bij alle rompslomp die kwam kijken bij het afronden van het verkoopproces (keuring, taxatie e.d.) Ben je op zoek naar een partij met veel ervaring in verkoop: dan zit je hier prima. Alles wordt geregeld. De basis is op orde — het huis is uiteindelijk verkocht — maar met wat meer aandacht voor communicatie en persoonlijke benadering en klantvriendelijkheid in plaats van het 'fabriek'-gevoel zou de ervaring voor klanten echt prettiger kunnen zijn.

Dit was onze eerste keer dat we een huis verkochten en helaas was de ervaring erg frustrerend. In het begin werd ons verteld dat ze veel huizen in de buurt hadden verkocht en dat het laatste huis zelfs €50.000 boven de vraagprijs was verkocht. Daardoor hadden wij de verwachting dat we minstens €10.000 boven de vraagprijs zouden kunnen krijgen. Toen het proces eenmaal begon, was de communicatie slecht. We moesten zelf steeds bellen om updates te krijgen. Uiteindelijk kwamen er drie biedingen binnen. Eén stel was duidelijk erg geïnteresseerd, omdat zij twee keer een bod hebben gedaan. Daarna kwam er een hoger bod van een andere partij, maar zij hadden wel een hogere hypotheek nodig. In plaats van het geïnteresseerde stel de kans te geven hun bod te verhogen, heeft de makelaar direct het eerste bod gedeeld, alleen omdat zij minder hypotheek nodig hadden. Hierdoor hebben wij waarschijnlijk de kans gemist om een hogere prijs voor ons huis te krijgen. Belangrijk detail: het stel woont om de hoek en wilde graag in dezelfde buurt blijven wonen. Toen ik de makelaar hierover belde, was hij erg onbeleefd. Volgens hem hadden we de keuken moeten renoveren, een nieuwe badkamer moeten plaatsen en het huis in de zomer moeten verkopen als we meer geld wilden krijgen — terwijl het huis uit 2016 komt. Dit is niet de service die je verwacht wanneer je iemand betaalt om je huis onder de best mogelijke voorwaarden te verkopen. Daarom heb ik inmiddels contact opgenomen met de NVM om te controleren of dit de juiste manier van handelen is geweest. Als je op zoek bent naar een strategische verkoopmakelaar, zou ik persoonlijk Oolsthoorn Makelaars aanbevelen. Toen wij ons nieuwe huis via hen kochten, hebben zij drie weken onderhandeld en werkelijk elke euro eruit gehaald omdat wij het huis graag wilden hebben. Mijn indruk van Van Silfhout is dat zij vooral snel willen (zonder te onderhandelen)verkopen en erg vriendelijk zijn richting kopers — mogelijk zodat die kopers later ook hun huis via hen verkopen.
