De gemeenschapskamer in het complex draagt ertoe bij dat er een leuke en gezellige sfeer is waarin men wat voor elkaar wil doen. De voorzieningen zijn allemaal 'state of the art'. Some things went really well, other things not at all. Everything else is fine but I would not let my house be sold again through the laen next time. Plus points: - photos are great, good description of the house - nice telephone operator - the initial conversation was also good - the last real estate agent, unfortunately only did the last viewings, I really felt that she was trying to sell my house. - the closing was also okay Minus points: - if you have 10 viewings, they think that's enough, all other interested parties are put on a reserve list. - already a sold sign in your garden while your house is just sold under reservation and everything is therefore not yet final. - the first viewings I did not have a very enthusiastic real estate agent. I've had quite a stomach ache from this because they are all potential buyers. I really felt that my house had to sell itself, you feel a bit cheated when you have to pay them 2% of the total amount. I would have preferred to give this to my purchase real estate agent who was worth double. For me, the laen comes across as only wanting to make money quickly and not wanting to sell your house as well as possible, which makes that 10.000 more or less for them. I found this really unfortunate because for me it is a lot of money. And then there's also the fact that I have to pay them quite a bit on top.

First contact with a very experienced realtor was great. Afterwards an extremely poorly written advertisement, then a junior realtor who was late and forgot the key for the first viewer. Subsequently, she handled the negotiation process very badly and in a stressful way. It turned out that she hadn't familiarized herself in any way with previous offers up to that point. In the past few months, I have been very pleasantly and successfully assisted by De Laen in finding a property. After making contact, there was a friendly introduction and the costs were explained clearly. Subsequently, I myself started looking for possible homes using the digital system Copaan. Once I had found an interesting property, I discussed with my purchasing agent about a bid, and she maintained contact with the selling agent. Fortunately, this led to my bid being accepted. The agent also wanted to attend the viewing, but because it was scheduled so soon after, this was unfortunately no longer possible. In between, there was regular contact via Whatsapp, where the agent was easily accessible. Afterwards, the agent helped me understand the purchase agreement, even recognizing and having a mistake corrected, and due to vacation, a substitute agent attended the final viewing and notary. All in all, De Laen has been very approachable and involved in the process. + Very friendly, personal and easily accessible contact + A lot of involvement and help with the process from the viewing + The agent maintained contact with other parties + Help understanding linguistically difficult agreements + Successfully received help with making an offer + Having a purchasing agent showed the seller that I was serious about my interest + After completion at the notary, I received a lovely little gift - The mandatory search system Copaan offered me no added value compared to Funda, but did cost €365 - While searching for homes, I felt that the help had stalled somewhat, although I had indicated that I found it difficult to find a suitable property

We just received a call that a higher bid has been placed. The real estate agent was a bit irritated that I'm not participating in the nonsense of the market where I have to increase my bid even after already bidding above the asking price. The tactic of the realtor and seller therefore fails with me; at a higher asking price, I probably would have (likely) bid higher. Now I’m on the reserve bench, but too bad for the seller. If you set your asking price in such a way that you can't accept a bid at or above the asking price, then your price is too low and you are simply misleading people. After all, you are not willing to sell for that price and only do it to attract potential customers. Then you should offer from/handle the price starting point, which would be understandable. Now it’s deception/fraud; there's no possibility of the house being sold at the requested price. Selling at the highest bid is of course allowed. The realtor shouldn’t advise with the goal of misleading (in this case: attracting more buyers to the advertisement), even if that’s common practice in the market. You must communicate to the seller the risk of a low asking price with this objective, that you essentially 'have' to sell at the asking price if the bidding falls short. Now it’s only an advantage for the seller and realtor, and that’s not the point of transparent fair market practices.

This broker does not substantiate how they arrive at a valuation. There is a lack of transparency regarding the work performed. The effort/performance they deliver for what they charge is therefore minimal. At least less than one would initially expect.
