We’ve sold our house at the Kinkerstraat through PMA makelaardij and we are very happy with their patience and service. We tried selling our house during a difficult period at the end of the year before christmas, but PMA kept pushing and being patient till we got the end bid and result that we wanted and were happy with. Martin especially kept bringing in new visitors and was patient and kind with all of our questions and kept our spirits high even after a longer period of time, when interest in our house seemed bleak. I rented through PMA Real Estate. They have definitely included a number of unclear elements in the contract. My deposit is still not returned a month after the end of the contract and they are not responding to emails. If you have other options, definitely choose those. Beste George, Het spijt me te horen over uw ervaring. Wachten op een borg en u niet gehoord voelen is frustrerend. Ik wil beide punten duidelijk bespreken en dit oplossen. Over de borg Volgens de Nederlandse Wet Goed Verhuurderschap moet de waarborgsom binnen 14 dagen na afloop van de huurperiode worden terugbetaald, of binnen 30 dagen als er aantoonbare inhoudingen zijn (bijvoorbeeld onbetaalde huur of gedocumenteerde schade). Wij volgen deze regels. Als uw borg niet is terugbetaald, controleren we of (a) de uitbetaling is geïnitieerd en moet worden nagegaan, of (b) er inhoudingen zijn geweest die aan u gespecificeerd hadden moeten worden. Als er inhoudingen zijn toegepast, had u een schriftelijke specificatie moeten ontvangen. Zo niet, dan corrigeren we die onmiddellijk in overeenstemming met de normen van de Wet Goed Verhuurderschap voor transparante, schriftelijke communicatie met huurders. Over "schetsmatige delen" in het contract Onze huurovereenkomsten zijn gebaseerd op erkende Nederlandse modelvoorwaarden die expliciet verwijzen naar het wettelijk kader (inclusief huurprijsherziening en borgafhandeling) en vereisen duidelijke, schriftelijke afspraken en wijzigingen alleen schriftelijk. De Nederlandse wet vereist ook een schriftelijke huurovereenkomst en verbiedt oneerlijke praktijken; gemeenten kunnen deze normen handhaven onder het kader van Goed Verhuurderschap. Als een clausule onduidelijk of niet in overeenstemming leek, wijs me er dan op en ik zal deze controleren aan de hand van de wettelijke normen en de modelvoorwaarden die we gebruiken. Wat ik nu ga doen Uw dossier opvragen en de status van de borg controleren (terugbetaald, in behandeling of aftrek toegepast). Als er inhoudingen zijn gedaan, stuur dan een volledig overzicht en bewijsstukken. Als de betaling in de wachtrij stond maar niet is ontvangen, stuur dan het bewijs van overschrijving en los eventuele bankproblemen op. Reageer met uw volledige naam, het huuradres en de einddatum van de huurperiode, zodat ik uw dossier direct kan vinden. U kunt ook e-mails bijvoegen die u heeft verzonden en waarop geen antwoord is gekomen. Dit helpt ons bij het controleren en verbeteren van ons reactieproces (dat we serieus nemen volgens de regels van Good Landlordship inzake correct gedrag en informatieplicht). Nogmaals, mijn excuses voor de overlast. We lossen dit op en zorgen ervoor dat u een duidelijk, conform resultaat ontvangt.
