I had given up! I had been searching for a home for 2 years, always bidding. But it seemed impossible as a single person. A non-binding valuation of the property. I made an appointment, but a day before the appointment I called Mirjam saying that I was backing out. It wasn't difficult to sell my house after all. I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

They clearly bought all their reviews, because everyone I've spoken to has had the same problems with them. Expect to wait months before anything is done. Don't rely on their promises, because you won't get anywhere anyway.

Great team, great services. I've been working with them for 3 years and so far everything has gone well.

We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Apparently, you can buy better here than rent. Project Duinvlietstraat . What a misery! What construction errors! What a bad real estate service bureau they have in service. And accommodating a tenant? You can forget that. Living pleasure was seriously impaired. Glad we were able to find something else luckily. A pity that no compensation was given. Even if it was a bouquet of flowers. Collecting money is what the investors naturally enjoy. But don't take on a project like this if you can’t deliver.

With the first buyers, we were told that the financing was almost finalized. On a Friday, we received a call from our real estate agent asking if we could grant the buyers another week of extension because they were still waiting for a document. Immediately after the weekend on a Monday, we were called by our real estate agent's colleague stating that it wasn’t financially feasible. Very strange that it suddenly wasn’t finalized over a weekend while just a few days prior, they asked if we wanted to give the buyers another week of extension for the deadline of the termination conditions. With the second buyer, it ultimately did work out, but this process was also a drama. This buyer also received an extension because the financing couldn't be secured before the deadline. The information we consistently received from our real estate agent about the progress wasn’t really concrete. Every time, there was a different piece of evidence missing. This buyer even had a buying agent supporting him. But the communication between our real estate agent and us was truly poor. At one point, after the umpteenth extension (4 times), we had to request compensation from the buyer ourselves; it didn’t even come from the real estate agent. We ultimately received this. They completely lacked empathy for what we all went through. It was always 'give the buyer another week,' as if that cost us nothing. ———————————————————— Reaction: My statement regarding the termination of the first buyers is not being addressed. Instead, they immediately move on to the second buyer. Of course, people post positive reactions when the sale has gone well. But people should also know what real estate agents are like when things don’t go so smoothly. That's exactly what my reaction is about. The housing market has changed, and some real estate agents can’t handle that.
