Date unknownMy lawyer has repeatedly pointed out to this broker the legal regulations, which were ignored. Three times I received an incorrect order of services with numerous errors, including even a wrong house number. An order even crossed out with pen and scribbles. A price tag was stuck on the property without consultation, with the answer being that I wasn't a realtor, didn't understand, and had to have a structural survey carried out at my expense. Finally, the association NVM was brought in, then it became too hot for this broker under his feet and he threw in the towel. I hope Mike Gorter is satisfied with putting a 6-year-old child on the street and then moving into the property himself without taking over and preventing the sale. In short, a very bad realtor, (apparently I'm not the only one see review facebook). Arrogant, Unreliable, doesn't keep appointments. Scammers!!!! A warned person counts for two.

26 Aug 2025What an incredibly disappointing and unprofessional experience with Hopman Makelaars. My daughter had viewed a rental apartment through them. After the viewing, they heard within a few days that she had been rejected. Subsequently, after 4 weeks, a phone call suddenly came from the real estate agent asking if she was still interested. My daughter was thrilled and indicated that as far as she was concerned, she could move in that afternoon. The real estate agent then said that they needed nothing further and: 'That it will be fine.' She was promised that the real estate agent would call her back later that same day. That promise was not kept. The real estate agent did not call. The next day she called them back herself, but the responsible real estate agent was not at work and her colleagues could not provide any updates. Eventually, she heard that the landlord had not yet contacted them and that it would not be until after the weekend. After waiting in suspense for a whole weekend, my daughter contacted them again on Monday morning. Initially, she was told that the real estate agent was busy and would call her back. Later that afternoon, she still hadn't been called back and decided to do it herself again, after which she spoke to another colleague who, after much searching, discovered that the apartment had already been rented out to a couple that morning. The way this real estate agent works is downright bad. They give false hope, don’t keep their appointments, and the communication is dramatic. It's incomprehensible that you treat people like this. An absolute no-go.

26 Jul 2025Very rude and unprofessional experience with Eelco Willems of Hopman Makelaars Castricum. Business done with Eelco Willems of Hopman Makelaars Castricum. Only contact via email. Eelco never initiated any phone calls. Very impersonal and uninterested. Deals with bids very carelessly. Extremely strung along. The initial bid was too low, and the seller made no counter offer. No negotiation possible. An ultimate bid was requested. Subsequently radio silence, and after a long time an email. There were more interested parties. Everyone can place a bid. After 1.5 days an email stating that the choice had fallen on another bidder. This could be due to a higher bid or better conditions. Or whether we wanted to be on the reserve list if the sale does not go ahead. All in all, two weeks have passed, and we were kept in uncertainty to get to this point. Extremely rude and unprofessional. As selling broker perhaps a choice. But for us as buying party Hopman Makelaars (and especially in the person of Eelco Willems) is finished. Be wary when Eelco Willems is the selling broker.

Your account of the facts is incorrect; I certainly spoke with your partner, and you have been informed on several occasions about the state of affairs. If you had been guided by a buyer's agent, who could have indicated how the sales process might proceed, you could have saved yourself a lot of frustration. It can happen and isn’t pleasant that someone else has offered more for the property, but it is a possible outcome with an auction. The notification that it became an auction because multiple candidates wanted to make bids was received by you with the statement that you already had appointments for 2 other properties and were actually ready with it. Apparently not.

Date unknownAs the selling party, you may benefit more from this broker. For me and my partner, however, it was very unpleasant and we would strongly advise against this broker to any buyer. The initial contact during the viewing was good. We got the impression that we were dealing with a capable broker. This immediately turned around after we had a verbal agreement following an offer and a counteroffer. The verbal agreement proved to be worthless. Despite an agreement, we just couldn't get the purchase agreement. This dragged on and on. We had all our affairs in order and called for the umpteenth time as to where the agreement was. It would take longer because the list of items (that were to be taken over) was not yet complete. Two weeks later, however, we realized that it was a stalling tactic; we got the broker on the phone: 'oh yes, I wanted to call you. Another bid has come in and the seller wants to go for it. You can still buy the house, but then you must let us know by 15:00 this afternoon whether you want to increase your offer by 10,000 euros'. ... what?! If van Vulpen were affiliated with the NVM, they would be kicked out because this is not allowed. However, they are not, so it only shows that they lack a sense of professional ethics. Nevertheless, we agreed to this dubious situation and subsequently received the purchase contract 'urgently'. After that, it was also difficult to get in touch with questions; matters for which we needed the selling broker were left unattended. Despite promises to investigate or follow up, we remained knocking on their door without result. Buying a house is one of the biggest steps in a person's life. For us, this leaves a sour taste due to this broker. It has caused us particular anger and stress (besides costing us an extra sum of money). If we ever make the choice to move, we will choose an NVM sales broker and will not buy any more property through van Vulpen.
