19 Aug 2025I would not choose Adriaanssen real estate again and/or recommend it to others. The house was ultimately sold for a good price, but the process leading up to that was incredibly messy. This was my first time selling a house, so everything was exciting, and you hope to be guided a bit. Forget about that. Listed: 1) unwilling to take the time for you. 2) repeatedly late for viewings. 3) important VVE/mortgage rules not in order, causing the sale to fall through once and almost not happening the second time. 4) Too easy in communication and brushes things aside. A lot of 'it will be alright'. But sometimes... it doesn't work out. Conclusion: messy and certainly didn’t provide stress-free support for a first sale.

The real estate agent really guided me well and also the buyers, who needed a bit longer to get approval for their financing. 01 Feb 2025While the housing market is currently a bit overheated, Klaas Bos has remained very down-to-earth. We can heartily recommend him as a buyer's agent for the North Holland region. What a pleasant, calm, honest and knowledgeable buyer's agent. Communication always went smoothly and easily; Klaas takes good time to review documents with you and to help you take off your rose-tinted glasses when necessary. Although our search area shifted during the process, he was always willing to do research for us on the houses we found, so that we could make a well-considered choice. They respond very quickly to questions about the procedure and the required assistance. 2. They did everything possible to expedite my check-in date (something you do not expect from other real estate agencies). 3. Handling the documentation via e-mail was very easy and the check-in procedure was problem-free. 4. They helped with the water, electricity, and gas connections and the house also had wifi. I only needed to move in; everything was already arranged. When I was looking for an apartment, many real estate agencies hardly responded, because there are so many people looking and it is easy to forget to reply to e-mails. But the team from Orange Wonen always responded and kept me informed about the progress. I greatly appreciate that from this team. But through their website I found a house, and everything went via e-mail. No hassle 🥳. They also helped me with connecting gas, water, electricity and internet.

19 Jan 2022It is well known how difficult it is to get a non-automatic response from a real estate agent when looking for a home in Amsterdam. Orange Wonen, however, responded immediately after they received our application for one of their offered homes. Irina was the person who guided us through the entire process and helped us actually obtain the property from the landlord. We met them just as we were almost losing hope of finding a home. We cannot thank them enough. When our current contract expires, we know that we don't have to worry about it. We have a real estate agent who will help us again in finding the home that best suits us.

19 Jan 2022Today I received my keys for a rental property from Orange Wonen Makelaars. It doesn't happen often that I feel compelled to write a review, but dealing with Irina and her husband was truly fantastic. After living abroad for several years, I was nervous about renting and had noticed that most real estate agents had a rather aloof attitude towards my needs. It was essentially take it or leave it and virtually no understanding of what I was trying to achieve. During the viewing of the apartment we subsequently rented, we were initially shown around by Alex, who I believe is the owner of Orange Wonen Makerlaars together with Irina who helped us make a well-considered decision without any pressure. Her attention to detail and relaxed manner was a pleasant change from other agents we had met and her advice was well thought out and unbiased. From the moment of the first viewing of the apartment and ultimately receiving the keys. All in all, a true pleasure to deal with.

'There is much more demand than supply': That's why that advertisement is still open (after 1 month and 10 days). I see the demand clearly. What you're doing is making a loss on that specific house. You'd rather let it stand empty than rent it out. This is clearly a huge loss. 2. 'Landlords want a guarantee that they can collect the rent and that guarantee you cannot give at this moment': So for the fourth time: A down payment for 6 months + 2 months deposit is not a guarantee? An employment contract (which can be terminated etc.) is more of a guarantee than ADVANCE PAYMENT? I hope you understand the situation. You can also be guaranteed by the contract. For example: So sad to see that even rich people or lottery winners have trouble finding a house, while they have no job but a lot of money (assuming they want to rent...). 3. 'We try to help all housing seekers as much as possible, but we can't perform miracles.': Yes, we felt how helpful you were. The clear willingness to pay is no miracle that you need to perform. What you should do is sell, but what you actually do is 0. Thank you for your wish, which has been successful because we did not waste our precious time on Orange Wonen Real Estate Agents.

Voor starters die net zijn afgestudeerd en nog geen baan hebben, is het erg lastig om iets te vinden. Verhuurders willen een garantie dat ze de huur kunnen innen en die garantie kun je op dit moment niet geven omdat je geen baan hebt. We proberen alle woningzoekenden zoveel mogelijk te helpen, maar we kunnen geen wonderen verrichten! Succes met het vinden van een geschikte woonruimte. Ik hoop dat je snel iets vindt.

19 Jan 2020Irina: Not helpful at all. The worst experience an expat can have. Better to talk to someone else. No employment contract? You cannot get housing, even if you offer to pay 3-6 months in advance (6 months is often a minimum rental period). Prepayment = YOU GET THE MONEY. Employment contract = ? Is it a guarantee? That might be the case, but a better guarantee than paying upfront? By the way: the advertisement is still open (after 1 month and 10 days), despite the fact that 'many people inquire'. Also: the advertisement is quite flawed, I already had many questions... No real explanation for the rejection, I felt a bit discriminated against. Irina, 'the true professional', is and remains losing reliable tenants. That's bad for business, isn't it? I sympathize with the landlord. I hope you are the recipient, Irina, you still have much to learn about this profession.

They are always willing to provide detailed answers to our questions within an impressive time frame. Dealing with rental agencies in the Netherlands can be very difficult and it's almost impossible to get the right attention, but with Orange Wonen I feel that they know there is also a life on the other side and therefore they will always be my first choice if I need to rent or buy another apartment/house.

07 Jan 2026Very negative experience with the real estate agent of this office: Ivette Ruijters. The pre-inspection and final inspection together lasted almost two hours, with the focus clearly on finding reasons to keep the deposit. During the inspection, it was literally said: “then we'll do an extra round to maybe discover more.” Mrs. Ruijters' attitude was intimidating, personal and deliberately unkind. Instead of remaining professional and businesslike, mean and belittling remarks were made. Her approach felt hostile and careless, and in my opinion is far from what you may expect from a properly acting real estate agent. In addition, promises such as forwarding mail and packages to my new address were not fulfilled. All in all a very unpleasant experience. I would absolutely not recommend Ivette Ruijters.

As an NVM real estate agent, we take the final inspection and handing over of a property very seriously. We do this to protect the interests of both tenant and landlord. That damage has been found during the final inspection which needs to be deducted from the deposit is of course never a pleasant message for a tenant. We understand that this can be frustrating. However, we are bound by the actual condition of the property as it was left and the reimbursement is in line with the actual costs for repairs and replacement. We do not identify with the described image of how it was handled. Our approach is always businesslike and professional. If there are any letters left, we will of course send them on to you again. So this time there was no doubt in our minds that we wanted to hire him again as our agent. He has extensive knowledge of the real estate market, is very professional, acts quickly, always keeps his promises, and calls regularly with updates. At the same time, it feels very familiar to me; he takes personal circumstances into account, gives sound advice, and is also very honest. His strategy as an agent is superb, and we are really mega satisfied with him and his team! Within 1.5 weeks our home was sold (the first time around too). So do yourself a favor and hire De Makelaers! They deserve top marks in every way (or better yet, double the score!).

De verkoop verliep heel goed en er werd goed gecommuniceerd over wanneer en hoe de bezichtigingen waren verlopen. De verdere afhandeling t/m notaris, super! VanGulik makelaars heeft ons ook superfijn geholpen met de aankoop van onze nieuwe woning. Onze hartelijk dank aan dhr. Tervoort

07 Nov 2025My friend and I went on our first ever viewing. You would think a nice experience, but that turned out to be the case. From the moment we walked in, we immediately got the comment: “First viewing for sure?” Subsequently, we were given a tour of at most three minutes, in which it became clear that we were not taken seriously. Nevertheless, we made an offer. After the bidding had closed, we were called that our bid was not accepted, because we “veeeer overbid”, in a way that came across as quite condescending. Fortunately, we are now the happy owners of a nice house through another real estate agent, where we had an excellent experience. Based on our experience, I can absolutely not recommend Van Gulik Makelaars. Should we ever need to move again, we will certainly not use them for viewings again.

Thanks for your review Lisa. I'm sorry to hear that you experienced it this way. I don't know who you are, so would be nice if you could call us, so that we can discuss this. I did see that we have received a bid from a Lisa this year, but she had exactly two higher bids above her offer and twelve people who had bid lower than her. Also, we never pass on what others have offered, you can only see that when the property is finally sold. We plan for a viewing at least 20 minutes, depending on the property this can go up to an hour. So if you are on time, then you have 20 minutes to view. Congratulations on the purchase of your property! I wish you lots of luck!
