05 Oct 2024Zeer slechte ervaring met het laten taxeren van een aan te kopen woning. DMC is tot twee keer toe de afspraak niet nagekomen om op locatie langs te gaan. Houdt zich niet aan deadlines en communiceert niet over wat- wanneer op te leveren. Belt niet terug wanneer dit wel de afspraak was. Wil je een betrouwbare opdrachtnemer? Zoek dan absoluut verder. Enige ‘ok’ punt: inhoudelijk was het rapport prima.

05 Sep 2024Wij hebben een halve dag vrij genomen om een huis in Bloemendaal te bekijken. Worden een dag van tevoren gebeld dat het huis is verkocht en dat we niet meer ' mogen' komen kijken. Bloemendaalse arrogantie. Huis staat nog wel gewoon op Funda.

Dit deed ons besluiten om haar als aankoopmakelaar in te schakelen. Na nog geen anderhalve maand intensief samen zoeken werd ons bod geaccepteerd. 11 Apr 2023I definitely would not recommend this company! I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 11 Apr 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

Beste Mirha, Bedankt voor uw recensie. Jammer dat u na 5 jaar klant bij ons uw beoordeling baseert op de laatste huurovereenkomst. Het is ook jammer dat dit vijf maanden nadat het is gebeurd nieuw leven moet worden ingeblazen. We hebben altijd geprobeerd aan uw verzoeken te voldoen, u altijd ondersteuning geboden wanneer dat nodig was, en we hebben met succes vier verschillende huurders voor u gevonden die gedurende deze periode al uw wensen hebben verzameld. Het is onrealistisch om te verwachten dat een woning in exact dezelfde staat wordt opgeleverd nadat deze jarenlang verhuurd is geweest en al meer dan 10 jaar geen groot onderhoud zoals schilderwerk heeft ondergaan. Eigendommen hebben normale slijtage en verhuurders kunnen niet van een huurder verwachten dat hij de volledige kosten van een nieuwe vervanging betaalt voor iets dat niet nieuw was toen de huurovereenkomst inging. Alle punten die zijn genoemd over het niet aansprakelijk stellen van de huurder, daar zijn we het gewoon niet mee eens: - Het inhouden van € 1.500 van de borgsom van de huurder, totdat u een officiële brief van de gemeente heeft ontvangen, terwijl we u de e-mail van de gemeente al hadden doorgestuurd waarin dit werd bevestigd. - Het willen afrekenen van een volledige schilderklus terwijl het appartement ruim 10 jaar geleden geschilderd is. - De volledige prijs voor meubilair willen vragen, zonder rekening te houden met levensduur, slijtage, kwaliteit van het artikel en het maandelijks in rekening gebrachte bedrag voor het gebruik van meubilair en stoffering. - We willen de ontbrekende inventaris in rekening brengen die gedurende 3 jaar, gedurende 2 huurperiodes, in gesloten dozen in een kelder is achtergelaten en die zelfs door ons niet mocht worden aangeraakt. Een deel van die inventaris bestond uit schoonmaakmiddelen, koffiecapsules, producten voor persoonlijke hygiëne en andere kleine spullen. huishoudelijke artikelen met een beperkte tijdsduur. Wij voelden de behoefte om ons bedrijf te beschermen, omdat u ons vroeg de huurder niet te informeren dat het uw verzoek was om deze inhoudingen uit te voeren. Daarna wilde u ons uit het gesprek verwijderen en ons verbieden met de huurder te communiceren. Voor de andere lijst met dingen: - Rapporten van in- en uitchecken zijn gedaan, ondertekend door de huurder en naar u verzonden. We waren het niet eens met de volledige lijst met ontbrekende items, omdat sommige niet ontbraken. - Wat jij reparatiekosten noemt voor een schilderbeurt ouder dan 10 jaar, noemen wij normale onderhoudskosten. - Er werd afgesproken dat de woning enkele dagen later zou worden opgeleverd omdat deze niet voldoende was schoongemaakt. Deze zaken hebben wij niet in de hand en wij hebben ons uiterste best gedaan om het op tijd gereed te hebben en hebben altijd contact met u gehad. - Gedurende het gehele traject zijn er diverse telefoontjes geweest met uw partner G. waarbij werd afgesproken hoe verder te gaan. Maar u bleef ons e-mails sturen met verzoeken om aftrek, parallel aan deze gesprekken met uw partner. Op een gegeven moment hebben we alleen met G. gecommuniceerd, aangezien zijn naam op het contract stond en hij de officiële verhuurder was. Wij hebben de schoonmaak en vermissing op ons genomen om de vlekken op de muren te melden, en hebben u een bedrag terugbetaald om u daarbij te helpen, ondanks dat de muurvlekken al 3 jaar in het pand aanwezig waren, voorafgaand aan de laatste 2 huurders en tijdens de laatste keer dat je daar verbleef. Er is ervaring hebben en de Nederlandse wet kennen, die wij hebben en kennen, maar er is ook gezond verstand en eerlijkheid. Al deze variabelen kwamen op hun plaats toen dit soort situaties zich voordeden. Wij zijn van mening dat de huurder de woning in een redelijke staat heeft opgeleverd en niet in de staat waarin u deze gezond maakt. Wij begrijpen dat dit een vervelende situatie was voor alle betrokken partijen, maar helaas komen deze situaties voor bij huurwoningen. Wij zijn ervan overtuigd dat wij ons werk als bemiddelaar en vastgoedbeheerder goed hebben gedaan, door u te adviseren bij het zo goed en eerlijk mogelijk oplossen van een eventueel geschil. Toch betreuren wij het ten zeerste dat aan een ooit goede werkrelatie op deze manier een einde komt. Voorlopig kunnen we het alleen maar als een leerervaring beschouwen, en daar danken we u voor. Wij wensen het allerbeste voor de toekomst.

Wouter is super betrokken, houdt je continu op de hoogte en is vooral heel eerlijk over wat je kan verwachten. Dat vonden wij top. En hij kan heel goed voor je onderhandelen, ook niet onbelangrijk. Aanrader dus.

Binnen een week had ik de afspraak en waardebepaling in huis. Naast zijn professionaliteit is Wouter ook een zeer aimabele persoon. Ik raad Wouter dan ook aan.

11 Feb 2025Wij bevelen Wouter van harte aan als aankoopmakelaar. Wouter heeft vakkundig met ons meegedacht vanaf de oriëntatie en onderhandelingsstrategie tot aan de sleuteloverdracht. Hij regelt alles en ziet daarbij niets over het hoofd. We werden echt ‘ontzorgd’ in het aankooptraject. Daarbij is Wouter zakelijk waar nodig maar vooral ook uiterst sympathiek en altijd goed gehumeurd. Hij reageerde altijd snel als we weer een vraag hadden. Inmiddels zijn we trotse bezitters van een appartement in hartje Amsterdam en kijken met een erg positief gevoel terug op het hele aankooptraject. Wij hadden een superfijne aankoopervaring onder begeleiding van WvD Makelaardij!

01 Apr 2025Ingeborg heeft mij goed begeleid in zowel de verkoop van de huidige woning als de aankoop van de nieuwe woning. Heldere en duidelijke plannen opgesteld en zich daaraan gehouden. Verkoop verliep soepel. Ingeborg is ook meegegaan naar bezichtigingen en vooraf (financiële) inzicht gegeven in de woning en omgeving. Administratie rondom de aankoop van de nieuwe woning heeft ze goed in ontzorgt en gaf duidelijke toelichting bij vragen.

29 Mar 2025Al een aantal jaar op zoek geweest naar een nieuwe woning. Bij een bezichtiging waarbij Sietkse de verkoopmakelaar was, hadden we een goed gevoel over zij te werk ging. Nu wij naast het net hadden gevist, hebben wij Sietske gevraagd om ons te helpen met de aankoop van een woning. En al snel hadden wij ons droomhuis. Sietkse heeft ons goed geholpen en begeleid. Bij de aankoop van een huis, hoort ook de verkoop van het huis. Ingeborg, ook van VanHuyse, was hierbij onze verkoopmakelaar en ook nog eens onze hypotheekadviseur. Dit verliep allemaal heel soepel en was ook handig. Ze geeft goede, duidelijke uitleg en de verkoop is super verlopen. We zijn super blij!

We kregen duidelijke en goede aanwijzingen in verband met de voorbereiding van de verkoop. We hebben de vraagprijs gehaald, die was dus reeel. Er werd gecommuniceerd via mail en app berichten, dat maakte het allemaal snel en duidelijk.

22 Mar 2025Omdat ik vastliep om op eigen kracht een passend huis te vinden, ben ik met Sonja Haag in aanraking gekomen. Ze viel me op door haar rustige, serieuse, betrokken en flexibele houding. Ze was mijn sparring mate gedurende het zoekproces met een niet doorsnee vraag. Uiteindelijk resulteerde dit in een goede aankoop van een leuk huis, op een mooie plek met de grote tuin die ik nodig had voor de Pre-mantelzorgwoning van mijn broer.

08 Mar 2025Ik heb twee keer samengewerkt met Nicolette bij VanHuyse, die ons door een contactpersoon werd aanbevolen. Vanaf het eerste moment dat we onze aankoopmakelaar waren, was haar service attent en eerlijk, en besteedde ze tijd om onze unieke behoeften te begrijpen. Ze adviseerde opties voor verschillende manieren waarop we compromissen konden sluiten (meer ruimte versus betere locatie enz.) en kwam met ideeën voor eigendommen die voor ons zouden kunnen werken. Ze ging (letterlijk) met ons mee op reis terwijl we verschillende prioriteiten en gebieden bezochten en hielp ons door middel van demonstraties beter te begrijpen wat we nodig hadden. Toen we problemen hadden met hypotheekverstrekkers, verkoopmakelaars of meer informatie nodig hadden, hielp Nicolette ons snel met oplossingen en middelen. Wij hebben ons nieuwe huis succesvol gekocht via Nicolette, die ons vanaf het uitbrengen van het bod tot aan de ondertekening en het ophalen van de sleutels rustig heeft gehouden. Haar communicatie met alle partijen was persoonlijk en hartelijk, maar toch assertief waar nodig. Precies wat we zochten! Ik vertrouwde haar volledig en werkte al weer met haar samen als verkoopmakelaar voor mijn oude huis, waar ik ook erg blij mee was.

05 Mar 2025Eerlijk gezegd had ik nauwelijks ervaring met makelaars en hoorde ik vaak verhalen over hoge verdiensten en weinig toegevoegde waarde. Maar bij Patricia bleek dat beeld totaal niet te kloppen ! Ze heeft winst opgeleverd voor ons beiden, zowel bij de verkoop als bij de aankoop van een nieuw appertement. Schroomt niet om zich in een camper busje naar Zeeland op en neer te laten rijden en te tonen dat ze steeds bezig is het beste van haar werk te maken op een serieuze maar ook wakkere vrolijke manier, zodat er genoeg te lachen valt. Het geluk dat ik had dat mijn broer graag alles regelde met alle contacten die nodig zijn voor de verkoop van huis en perceel( mijn god wat een werk) tezamen met de wens om mij ook graag een keer te ontmoeten en niet te drammen als dat er niet van kwam , maken het tot een succes. Patricia Bosma -de Munck is een absolute aanrader, betrouwbaar , voor al het werk wat ze doet en gunstig( nee we betalen niets extra meer :-) mocht ik een makelaar nodig hebben dan ga ik direct weer naar haar toe!
