I ultimately didn't get a good feeling about Simpel Makelaars. The responses that I received from Simpel Makelaars (if time was a factor; NB spelling not edited by me): - 'I had an unpleasant dentist appointment yesterday, so I couldn’t respond sooner.' - 'Unfortunately, X is the only one handling it and she has a day off today.' - “X is unable to return to you today and will let you know something …day.” Only afterwards, now that the purchase hasn't gone through, do I see these responses as potentially insincere. The selling party had entered 'yes', but this turned out to be incorrect when I checked the cadastral data. Simpel Makelaars appeared to be well aware of this situation, but professionally kept themselves at a distance. Simpel Makelaars acts on behalf of the seller, but avoids responsibilities. Some quotes: - 'Yes, that's how I see it too, but this is the answer I received from my sellers.' - 'Sorry they (= the sellers) haven’t responded yet. According to our sellers, this shed has been there for 25 years and not on the property boundary, hence why we didn’t report it.' - 'The current sellers completely understand that you want to arrange this with your new neighbor, but this will then have to be arranged after the transfer.'

03 Jul 2025Years ago, I bought a house through Hoekstra and van Eck. A very bad experience. Pay close attention if you buy a house with them. Many things they tell you turn out not to be true. I asked if it was a wooden floor or concrete. The real estate agent indicated concrete. I looked in the crawl space and clearly saw wood. And when you point it out to them, they hang up the phone or don't respond to more emails. 1 day after the transfer of ownership, the central heating boiler broke down. They stated that it was my own fault. I pointed them to the terms of the purchase. But they don’t care about that. Also, the house was very dirty (I saw that the toilet hadn't been cleaned for weeks), and the real estate agent said they would arrange it. Of course, they didn't. As soon as their money is in, they are gone and unreachable.

The wishes of the buyer and seller were completely disrespected. I have learned from this ..I will never sell my house through a real estate agent again. Each time I was told that the broker would call me back, but this never happened. In addition, I sent two messages via Funda to schedule a viewing, and there was no response to those either. For me, these are enough reasons not to sell my own properties through them in the future. If this is how they treat potential buyers, I can't imagine that they would bother to really close the best deal for sellers. It feels like it’s all about making money as quickly and easily as possible, without any serious effort or customer focus.

Friendly communication, however after signing the purchase contract there has been hardly any contact, also regarding (too low) appraisal no communication. Costs 3000 euros I find very high for the time and effort it cost.

01 Nov 2025Don't buy a house through Sopar Real Estate. After our offer was accepted, it turned out the energy label didn't match and they wouldn't provide a solution. Then we discovered hidden defects: a significant leak under our canopy (the seller was aware of this). Instead of acknowledging the problem, the selling real estate agent says we should resolve it with a lawyer. 0% responsibility taken for the house they are selling. Don't buy a house through them, you don't know what you're buying.

Serious defects in the property were known by the selling party afterwards, but were not reported to us. When we brought this up, there was no consideration or responsibility taken, but directly referred to a lawyer. Also, the energy label of the property turned out not to match. All in all, a real estate agent that we would absolutely not recommend.

He answered all my questions, took actions that a buyer's agent would take to put us at ease, and mediated many discussions that weren't strictly his responsibility. Such a great guy! I would recommend him to anyone who wants to do real estate.
