My experience with this company was scandalous. After I found a house myself, I was told that I needed to contact this agency to finalize the process. I received an absurd bill of € 423.50, despite me objecting to it. I was told that I would receive services such as a home inspection, key handover, etc. After making the payment and receiving the contract, I didn't hear back from my realtor for almost a month, until I threatened to leave a bad review. Then I received an unprofessional and disrespectful response from him. Ultimately, after a few weeks and after finding the house without any help from them, I was harassed again by the agency with the message that I hadn’t paid yet, which was the last straw. It's unbelievable that I paid so much money to have a contract drawn up and still had so many problems with their employees.

I have very bad experiences with House Rent Leeuwarden. The owners pretend to be friendly, involved men when they need something from you. But as soon as you need them, this changes completely. They don't keep appointments and just leave you waiting. It happened to me and my roommate several times that we went home from work earlier for an appointment with one of the gentlemen, who then didn't show up. When I rented for a year for €1000 inc., I received a very unprofessional email on June 24 (a week before July; the moment when the rent can be increased annually) that I had to start paying an extra €400 per month. This is quite a bit higher than the permitted annual increase of 3.3% on the base rent. The reason for this was that they had been keeping an eye on us for some time, and it was noted that I was visiting my girlfriend outside of weekends. I was actually told that I could only invite her over on weekends. Absurd if you ask me. Afterwards, I received a letter on September 26 stating that I had to pay €100 in addition to the previously agreed rent as of October 1; again very late and very unprofessional. From November, I terminated the rental agreement and I was aware of the reviews about Houserent that they never return the deposit and that I shouldn't start paying the last month, but I didn't want to stoop to the level of the two gentlemen and just paid the last rent. To my regret, because Houserent, as expected, does not adhere to the rules and does not refund the deposit within the agreed month. After insisting, I was told that we had to pay for a broken window in the house where we haven't been for longer than a month. During the handover, they told us that everything was fine and that we would receive the deposit back within a month, but nothing could be further from the truth. Think twice before doing business with House Rent Leeuwarden and look beyond the sweet talk.

Hello, I am a student currently staying in one of their studios. The studio looks very beautiful! I also received a tour of the studio that was completely renovated. In case of any problems, they were very quick to reach and also immediately respond to your message:) Pleasant and friendly people! They were very friendly and as a student I rented a room from them for a year. The move-in and move-out process went smoothly and the house was generally in good condition. If we had problems with the house, they didn't hesitate to send someone to repair it. I can wholeheartedly recommend them as a real estate agency if you are looking for student housing! Do not enter into a business relationship with this company. And definitely do not sign up on the website! This automatically enrolls you in paying brokerage fees (which are prohibited when renting out a property). During the viewing, our contact person also couldn't tell us anything about the house and was just guessing (think about the energy label and how long the house has been vacant). They pretend they want to help you, but if too many questions are asked, they stop responding.

Don't waste your time with House Rent. They respond extremely late or not at all to questions or problems. The communication is poor, both with the tenant and with the owner of the property. This broker is not recommended, especially not for incoming students. If you find a home yourself, you are not allowed to be asked by a broker in the Netherlands to pay. This broker of course knows that and has only placed advertisements that are no longer available. If you then ask if the offered property is still for rent, you will hear no. You receive an offer that you can send him in writing about your wishes and he will contact you if he has found something. This means that you have then engaged a broker and could ultimately pay more than 400 euros. This broker is also not professional; instead of offering an apartment of more than 50 square meters, they offered me an apartment of 35 square meters, and until I measured it, they claimed it was at least 50 square meters. He also didn't know what a broker should know, such as the quality of the internet connection, etcetera. Because I meet the conditions for rental allowance, I asked him about it and he assured me that he would help me apply for it. After I signed the contract (because I was afraid that I wouldn’t find an apartment before starting my studies), he never contacted me again and did not respond to questions either. Conclusion: This broker is only good at creating pressure and a feeling of scarcity. You shouldn't expect expertise from this broker, nor honest advice or a wide range of apartments. I hope as few people as possible fall for this broker after me.

Great experience, professional and quickly arranged

Great. Helped with a rental property on very short notice despite the Holidays. (First contact on December 24th, viewing on January 3rd, contract signed on January 6th). A sticking door was quickly resolved by 2 cheerful Handymen.

Helped well over the past 3 years. A leak in the window frame was fixed that same week, and a problem with the central heating system was resolved that same day.

Watch out!!! Scammers!!! Stay away. They demand illegally €400. Agreements were not followed through. All promises turned out to be lies. I strongly advise against this broker.

I was quickly helped with a home, but without them having to specifically look for me, I still had to pay around 400 euros in brokerage fees, so good work, but keep in mind that you have to pay 400 euros in brokerage costs. After reading the article by suksawat, we decided to take steps to reclaim this amount.
