Unfortunately, simply no good service, although very friendly. For buyers and interested parties, personal contact could not be realized while I had requested proper service to interested parties. Also, the eventual buyer asked me afterwards about the negotiator's tactics. I didn't feel relieved but actually experienced more sales stress due to the way it went.

Very good experiences with the sale of an apartment 3 years ago and now recently another apartment. Dennis is really super friendly, always ready to help and gives good advice. The preparation of the preliminary purchase agreement was also handled perfectly. I highly recommend xlcasa.

Info on the website: we are open, reachable by phone and even an email address... phone?? Nah, we're not picking that up (several attempts were made), not even a message saying they're closed or something where you can leave a message.. It turns out the phone number listed on Huislijn.nl belongs to a vague home shopping site, in short, very reliable. Update: they do respond that there is an incorrect number somewhere, and meanwhile still don’t answer the phone or respond to emails... imagine having your house for sale with them 😂😂😂😂

Here's my reference regarding what I stated on the phone! This is the first time in my life that I am writing a reference, normally I don't do that and try to resolve it verbally or by phone, but this is impossible with these men! Whatever the problem may be at that moment, these 2 real estate agents from xl casa are making things so difficult for me right now that I have no choice but to do it this way: I had put my house up for sale for €125,000,- and verbally agreed with Dennis, a real estate agent from xl casa, on an all-in price of €2,000,- later signing the contract but not reading it because Dennis said that everything that was on the website was also in the contract, which turned out to be my biggest mistake. I even told Dennis, xl casa realtor, that I didn't need to read what we verbally agreed upon, he said yes, so I signed in good faith and we chatted about all sorts of things. After a certain number of viewings, 15 times to be exact, Dennis from xl casa real estate agent says that €125,- including VAT must be paid per viewing. I called Dennis from xl casa realtor asking why I had to pay extra, I did have an agreed-upon all-in price, he said then you should read your contract better, you signed up for that. So be careful people, when you use this real estate agent, agree on an all-inn or another amount and then do the viewings yourself but read the contract carefully or have someone who understands it look at it because these xl casa real estate agents will make you pay extra for everything because that's what they say, these gentlemen from xl casa realtor. So this didn’t feel right to me with all those extra costs. So I thought I would withdraw and stop and want to put it up for sale with another real estate agent. Now I am being punished extra and have to pay €2,500,- in cancellation costs because that is also in this contract. I paid €395,- the first time, €300,- the second time, and €300,- the third time which I already thought was strange but yes, it would probably be fine, I had even said to Dennis from xl casa realtor why? Well, that’s how they worked, and if the house was sold then they would get those other €1,000. So now I have to pay €2,500,- but that was a bit too much because it would go over the brokerage calculation so they reduced it to €2,000,- of which I had already paid €1,000, so now there is still €1,000 outstanding with which I disagree. I went to the dispute resolution committee and they are processing it and I have deposited that €1,000 in escrow at the dispute resolution committee and they will resolve it. BUT NOW I cannot put my house up for sale with another real estate agent because this xl casa realtor is now locking my house in their system and threatening me with! We xl casa realtor want to receive those €1,000 first and then we will release your house from our system. So be careful with these gentlemen from xl casa realtor. I just called the NVM organization who say that if you withdraw a house for sale, the real estate agent, xl casa in this case, must release the house within 24 hours so that I can put the house up for sale with another real estate agent. I just spoke to the real estate agent from xl casa and he is not open to reason. SO REAL ESTATE AGENT XL CASA!!!!!! NOW YOU HAVE UNTIL TOMORROW 30-5-2020 TO RELEASE MY HOUSE FROM YOUR SYSTEM SO THAT I CAN PUT IT UP FOR SALE WITH ANOTHER REAL ESTATE AGENT WHO DOES GIVE AN ALL INN PRICE AND NOTHING MORE AND NOTHING LESS, TO PAY. OTHERWISE I WILL BE FORCED ON TUESDAY 2-6-2020 TO INVOLVE THE SUPERVISORY BOARD THEREFORE THIS IS MY REFERENCE, WHICH I WOULD RATHER NOT DO AND DIDN'T WANT TO, ABOUT THESE GENTLEMEN FROM XL CASA REAL ESTATE AGENTS IN LEEUWARDEN, THEY LEFT ME NO CHOICE BUT TO DO IT. Probably a fine company to sell your house with, given the existing reviews. However, as a buyer of an xlcasa house, I would advise everyone against doing so, unless you have purchased houses before and know what to look for. We didn't do a final inspection, for example. Something that the selling real estate agent usually takes care of. Defects due to which you can’t do anything about, because you should have asked for a final inspection yourself. Your own fault? Yes. Good and transparent service? No. Supplement following reaction: you are absolutely right, it's your own fault, big time. But then you shouldn't be annoyed when the clients of your clients leave a negative review. And we can all refer to the small print. Missed opportunity.

Contact with Xlcas was good, only a shame that the 'broker' was half an hour late. Xlcasa just called me about what the complaints were, and this was outside of their control...

We find communication could be much better; we still have to call/email ourselves!! Requests were not always passed on, which caused us to miss several viewings and disappoint potential buyers. We only sold our house in Amsterdam after 4 months and 45 viewings below the asking price with Xl Casa as an online real estate agent. Compared to the rest of the neighborhood with avg. 6 weeks, 6-8 viewings, and a price above the asking price for comparable properties with a non-internet real estate agent. We will not sell our house through this channel again.
